This beautiful independent villa, located just an 8-minute walk from the beach , welcomes you with a careful design that blends traditional materials and refined details. The heart of the house is the large living room with Smart TV and sofa bed, which opens onto the first bathroom and a kitchen perfectly equipped for all your culinary needs. Outside, the covered veranda becomes the ideal place for convivial outdoor meals, protected and immersed in relaxation.
The sleeping area, located on the first floor, offers a bright double bedroom and a twin bedroom with bunk bed and private balcony, served by a second functional bathroom. The real strong point are the two private gardens : the front one, dedicated to BBQ lovers, and the back, a real relaxation area equipped with umbrellas, deckchairs and a small hydromassage pool , ideal for regenerating under the Sardinian sun. A convenient outdoor laundry area completes the offer, making this villa the perfect choice for families or couples looking for privacy, space and a touch of magic for their holidays.
The convenience of the location is strategic: a supermarket and a bar are located right in front of the house. Upstairs there is a service center with tourist info point , doctors, hairdresser and beauty center. Just 450m away you will find a pizzeria, while 750m away is the Marina di Capitana Marina with a restaurant and nautical services. Pharmacy and tobacco shops are 2.3 km away. For those traveling by car, street parking is free and there are charging stations for electric cars . In a few kilometers you can reach some of the most beautiful beaches in Southern Sardinia and the archaeological site Nuraghe Diana . Cagliari Airport is 35 km away, Cagliari Port is 21 km away and the Central Station is 20 km away.

🏡 House Rules
To guarantee everyone a pleasant, safe stay with respect for the structure and the neighbors, we kindly ask you to follow these rules:
🔑 Check-in & Check-out


Hours: Check-in is starting at 15:00 and check-out must be done before 10:00am .


If you have special time requirements, please let us know in advance; we will do our best to meet you.


🐾 Pets


Pets of all sizes are allowed inside the structure, as long as they are always in peace and in compliance with the rules that are: the prohibition for them to climb on beds and sofas and the absolute prohibition to enter the relaxation area.

For your 4-legged friends, a deposit of €50 is required upon arrival to cover any damage caused by them, which will be returned to you after check-out following a check by our staff.

🤫 Respect for Peace and Neighbourhood


The house is located in a quiet residential area. Please respect the silence in the afternoon ( 14:00 - 16:00) and night (23:00 - 08:00 ).


It is not allowed to organize parties or events.


Access to the house and private areas (porch and gardens) is reserved only for guests registered in the booking.


🚭 Smoke


Smoking is strictly prohibited inside the house and in the relaxation area.


It is possible to smoke only in outdoor areas (verandas and gardens), strictly using the ashtrays provided and paying the utmost attention to the wind.


💧 Relaxation area and whirlpool


We ask you to read carefully and follow the rules that you will find within the area.

Children under 5 years old are absolutely prohibited from entering the hot tub.

♻️ Waste Management and Cleaning


Separate collection: In the town of Quartu Sant'Elena, separate collection is mandatory. Upon arrival you will find the calendar and detailed instructions. We ask you to follow the disposal rules carefully.


Before check-out, we kindly ask you not to leave dirty dishes in the sink and to empty the garbage bins.


Upon returning from the beach, please remove as much sand as possible before entering the house to avoid clogging the drains.


🔐 Parking and Security


In the street adjacent to the house you will see that there are several free public parking lots (white stripes) as well as two stations for charging the electric car, if there are no free places you can park even in front of the gate of the property which is NOT driveable so you CANNOT enter it by car.


Every time you leave the house and during the night, be sure to lock the kitchen French window, the front door and the gate.


⚡ Energy Savings


Water and energy are precious resources, especially in Sardinia during the summer. Please turn off lights, TV and electrical devices when you are not at home and pay attention to your water consumption.
