The overall house furnishings were not up to the standard we were expecting and we were left somewhat confused. The listing states it is “steps from the beach”, but its not anywhere near the beach, and not really walkable in the neighborhood. While the house did have furnishings, outdoor furniture was used in the living room leaving a frat house feel. The entire house is concrete, and not polished concrete floors. They are rough and ate through socks and zero rugs or carpeting even in the bedrooms. There was dirty grill utensils in the dishwasher, torn pool equipment, the grills were greasy and not cleaned. It about 10 minutes of driving to anything social like bars or restaurants, just not a great location and on a dirt road. We had construction going on next door the entire visit. Beware.The construction alone was enough for a low rating as it was not as the listing portrays. If there is a discount its because of location and prior stays unfortunately. Its advised to look for something closer on the coastline. Also, the public beach that it is closest to was covered in sargassum and unusable.Just needs overall investment in furnishings and finishing touches to be a suitable “Adventure House”

The house is beautiful and had plenty of room for a family of ten. Each bedroom has it own on suite. There are two living rooms to relax that have TVs. The outdoor patio and pool is beautiful. The pool is refreshing and there is a nice breeze. The public beach is located down the road. We rented a car to visit different beaches (Grace Bay, Smithreef, Leeward and Long Bay). Everything is a short drive from the house.

This is a beautiful and functional home. We took a family vacation and everyone had rave reviews about the layout. Every bedroom had its own bathroom and there is a half bath on the 1st level for convenience near kitchen and family area. The outside area is beautiful with a pool, gas grill and Blackstone. You can open the patio doors (only on the left side next to kitchen) to expand area. There is outdoor eating space to accommodate up to 8 people. There is an outdoor shower to rid yourself of ALL the sand you will certainly experience. There is a room upstairs that can accommodate an additional person, but it does not have its own air conditioner. However, it opens to a bedroom and AC can potentially be shared. You will need to rent a vehicle to take advantage of other amenities in Providenciales. Long Bay Beach access is about a mile away. Great beach with shallow water, but watch out for kiteboarders. We would definitely stay there again.

Beautiful House

The house was great. Well stocked and equipped with kitchen necessities. The grill was nice and the Blackstone was a great bonus. I was thinking it would be a bit closer to the beach when I read “steps to the beach”, but it was a quick walk. The property manager was responsive when we needed something. The location was great and close to most everything. Overall a great house.

Beautiful Property!

The villa was stunning and close to everything. The design allows for everyone to have plenty of personal space. We had all of the supplies we needed available to us. The host and property manager were extremely responsive and helpful. The construction in the back did not bother us at all nor did we have an issue with flies. Our stay was amazing.

I didn't want to go home!

Our stay was really incredible and I hope to go back again next year. We had to navigate a few kinks but the property manager was responsive to our needs and very kind. The house is very spacious and has an amazing kitchen and gathering areas inside and outside of the house. I loved the beverage refrigerator, very nice added touch. As far as location, depending on what you are looking for, it is away from the noise of the tourist area but within 10-15 minutes drive of anywhere you want to go on Caicos and about 20 minutes from the airport. You will want a car or take a taxi. (Taxi's are expensive) We didn't have bikes but the owner told me he has plans to get them which will be a perfect addition to be able to get to Grace Bay area without a car or taxi.

Great new house

Beautiful new home in an up and coming neighborhood. We were the first guests right after it was constructed so the owners are still working through some quirks. Depending on when you visit the landscaping may not be complete and the house next door will hopefully be finished, but the house itself is gorgeous, and very spacious for two families with four teens among them. The beach is a short walk and everywhere you will want to visit is a 5-10 minute drive. Overall we would highly recommend this property.
