The Cliffs at Princeville3.5 out of 5.0

The staff were helpful when we checked in. The rooms are clean. We had a one bedroom unit with 2 bathrooms which is rare with time shares. The location is in a private area which is hard to find for first timers. The Cliffs is close to St Regis Hotel (formerly Princeville Hotel) which is a convenient way to go swimming at a nice beach behind the hotel.
We stayed in unit # 4206 which was lovely, quiet and very clean. The unit was beautifully furnished and had everything we needed. My only regret is that we stayed only for 4 nights and that we booked through hotels.com. I would recommend booking directly through Oceanfront Rentals on Kauai as they were a much better and earlier help to us for information. I've noted that people complain about the high resort fee, however it's pretty standard pricing for the island. I'd stay here again and highly recommend it.
We can't believe how fortunate we are to be staying at the Cliffs at Princeville. The grounds are beautiful, the units are amazing, service and hospitality is great and it's conveniently located to visit the North and South of the island. We highly recommend the Cliffs at Princeville when visiting Kaua'i.
... although I felt the $75/day resort fees were a bit high for the amenities available; the gym is comparably to what you’d find is a decent hotel, the pool was kind-of small (you won’t be doing any lap swimming, the hot tubs were simply fine and the little putting green was “cute.” You could say I did get back some of the fee by using the provided coupons for local supermarket. First, I have to say, the The Cliffs is starting to show its age. I believe there are 9 buildings on the site and building 5, 6 & 7 get partial/peak-a-boo views of the ocean and buildings 8 and 9 have the best views. I suspect buildings 1, 2, 3, & 4 are considered garden views. Something else to consider, there are apparently a couple of property management companies that take care of individual units, our unit was one not part of The Cliff’s management. We didn’t have any issues with our unit so this was not a problem. That said, a few days before our stay our reserved room was changed from bld 5 to bld 7 which fortunately had a slightly better view of the ocean for which we are happy. We had a good stay, even with all the rain, which is from what I’m told is fairly common for the north coast.
This resort is absolutely fantastic! There are plenty of things to do while staying here if you don't want to leave the property; basketball, kids play area, jacuzzi, swimming pool, tennis courts, shuffleboard, pickle ball and bike rentals for a small fee. We were here at the end of April and the sunsets were stunning from the cliff. We also got really lucky and didn't have any rain the entire time we were here. The unit we stayed in was a one bedroom loft. It comfortably sleeps 6 with a full bathroom and a 3/4 bathroom in the master. There were only two of us and it was way more than what we needed, size wise, but I reserved the loft unit hoping to get an ocean view, which we didn't get but the garden view was lovely off of the living room lanai and the views of the mountains off of the master bedroom lanai were to die for! Our villa came with 4 beach chairs and a cooler, plenty of beach towels and a fully equipped kitchen. Keep in mind when you stay in a loft unit, you will be on the third floor and there aren't any elevators on property so you will have to haul your luggage up three flights. The reasons for not giving this resort a 5 star rating are as follows; 1. There is a mandatory $75.00 resort fee for things that are normally complimentary when you stay in timeshare units at other resorts so the fee really threw me for a loop. (I used my vacation ownership points to stay here and this property is part of what I get access to with my ownership.) 2. The beds are VERY firm and we both felt they were too firm to sleep comfortably. The pillows are absolutely the worst! It's like they are filled with pieces of foam that just spread out and create the most uncomfortable nights sleep. We both ended up with knots in our necks which ended up creating a mild headache for me for a couple of days. With that being said, I highly recommend this property and I would stay here again but I would definitely have to bring my own pillow.
The unit was upstairs we did not have a ocean view but we were delighted to have a beautiful garden view. The unit was just beautiful with two nice Lanais to enjoy your meals on. We woke to the sound of birds and had fresh breezes through out our very spacious condos. Very insulated as well, we did not ever hear neighbors. The condo was very clean and had a washer dryer and full kitchen, pretty much everything you need. On a beautiful very well maintained resort. Stores, restaurants and shopping all nearby would DEFINITELY stay here again. Another plus! Something to look forward to on a daily basis whether it’s c food trucks or some sort of craft fair... very nice touch Thank you!!!
1) Price. The rental price of the particular condo we got is quite affordable for the Princeville area. 2) Location. The location is very good. Some of the other condos in the area have ocean views--this one does not. You are, however, less than 10 minutes from amazing views and the world-class Hanalei Beach. The area is also tranquil, peaceful, and safe. 3) Grounds and Amenities. The grounds were very neatly and thoughtfully kept, throughout. The amenities are as listed, and were what one would expect in a very good condo. 4) The Property. In a nutshell, although almost everything works, the inside of the particular unit we had is somewhat run down. 5) Professionalism of Manager. The major issue was in the responsiveness of the manager of this particular unit, once we had voiced our concerns. At first, he implied all of the problems we reported amounted to acceptable wear and tear. (Some were, but most were not, in our opinion.) The justification was that he was “currently in the process of beautifying the unit,” and that his team considers it “budget unit” for Princeville. Again, we feel that a “budget unit” should be clean and private, and that one should not have to have guessed that it wouldn’t be so. We did follow up with a second request to address the issues, but there was no response. I want to stress that the low rating is because of the particular unit and unit manager we got--not the overall resort or service from the resort. Make sure you know exactly which unit you are getting, and the condition of the unit.
This was our first stay at The Cliffs and we'll definitely be back. The condo unit had everything we needed and more. The Cliffs provided beach chairs and a cooler in our unit to take with us on our outings. We also appreciated having two full bathrooms. The wifi in the unit was super fast and worked flawlessly throughout our stay. The pool area is beautiful and plenty of sun loungers and areas of shade when needed. Gas BBQs are conveniently located throughout the property and free to use. The Cliffs sponsors two free events each week-- Mai Tai Mondays and Wine/Beer on the Bluff on Thursdays. We enjoyed watching the sunset each night from the bluff. The staff is very attentive and unobtrusive. Most of our communication was via text and there was absolutely no pressure to attend any timeshare meetings.
My biggest worry when staying somewhere like this is cleanliness. Look no further if that is your concern - it is clean, clean, clean. The space was so amazing and we loved having a kitchen (although it's probably cheaper to eat out depending on what you are buying...ha!). We were in the building across the parking lot from the pool and next to the office. It was a good location for the pool. The hot tub was hot and not too crowded and it was Christmas week. The views are non existent until you walk over to the cliffs. You must be in those buildings to see any view. The rest of it is just like an apartment complex where I live in Dallas, TX. There is no way to tell you are in Hawaii until you walk out of the parking lot/building to the cliffs. On the cliff it was beautiful. We played football, soaked in the views and enjoyed ourselves. I was going to give this place 3 stars since you could be in Dallas or Kauai when at the rental and not know the difference on where you were since it was like living in apartments, but the view once there and the cleanliness bumped it up a star. We were spoiled with an amazing view before at the Grand Hyatt of Shipwreck's Beach so that could have something to do with it. Location is great and easy drive anywhere in Princeville area. Streets are well marked and you can find it easily at night. Staff told us different things at different times but it all worked out. They were trying to be helpful and they were kind with smiles.
This resort is well located in Princeville, close to a grocery store, etc. The staff members were all very friendly and helpful. the pool, tennis courts, etc. were all in excellent shape and there is a good golf course very close. The resort was very peaceful and quiet.
