4.5 overall (they don’t allow half stars). The location is ideal for Dollywood, dining, even relatively convenient for going into Gatlinburg. It’s a bit of a drive for the Wilderness at the Smokies indoor water park (15 to 20 minutes), but otherwise about as good a location as you can find for Dollywood. The listing shows a minutes-long walk to Dollywood. That isn’t the case. It’s hit or miss if they will let you walk down the delivery road to the park, and that’s still a 20 minute walk to the entry gates. That’s fine for warmer weather, but no more convenient than parking at the park and taking the tram. It’s a 4 minute drive from the condo to Dollywood parking, which is hard to beat. The condo overall is nice. 1st floor and the occasional noises that come with that. Overall a mostly quiet spot with everything you need for an extended stay, TONS more room than any hotel, and actually cheaper during our stay than most mid-level and above hotels - even with the add-on fees. This property would have received 5 stars if one or both of the couches were sleepers. There was some usual wear and tear, but the upkeep for the most part is very good. Again, better than any hotel by miles - and I have stayed at Dollywood’s DreamMore resort, Wilderness, Holiday Inn and an independent property in Gatlinburg, and this is by far my best stay. I will say DreamMore obviously has more on-property amenities (restaurants etc.), but you pay for that. You can’t beat the value here.
