CLIMATE CONTROL & COMFORT NOTE The home is equipped with a whole house ventilation system, which keeps the house cool in the summer and warm in the winter. This ensures a comfortable stay year-round, no matter the season. Our home does not have central heat. It is heated via the large fireplace in the living room and multiple space heaters spread throughout the sleeping areas.
SUPPLIES PROVIDED Freshly cleaned linens, bedding, and towels for all guests. Essentials included to start you up: paper towels, toilet paper, laundry detergent, dish soap, dishwasher soap, and hand soap. While there may be condiments or coffee available, we cannot guarantee specific items.
PET POLICY Pets are considered; however, we ask that you keep "4 on the floor," as we say in our house. Pets are not allowed on furniture or bedding. Please pick up after pets outside. We usually allow one small to medium size dog (max 25 lbs.). No vicious breeds are permitted. A $150 pet fee applies.
EXTRAS Extra Pack 'n Plays, high chairs, and air mattresses are available to rent for $40 per amenity. Unauthorized late check-out will incur a penalty of $150 + tax There is a late check out fee of $75.00 + tax if available, and authorized. Early check-in IF available is: 12pm: $100+taxes 1pm: $75+taxes 2pm: $50+taxes 3pm: $35+taxes
HOUSE RULES No smoking allowed on the property to preserve its charm. No parties or events permitted. 6 adults maximum plus their dependent children are allowed at the property. Quiet hours are enforced from 9PM to 9AM to ensure a peaceful environment for all guests and neighbors. Noise Levels: Please keep noise levels low, especially in the evenings. Be considerate of the neighbors to maintain a serene atmosphere for everyone. Primary renters must be 25 years or older. A signed rental contract is required after reservation confirmation. Vendors have access to the homes on their scheduled day. Service days have the possibility of changing and do occur up to two times a week. Please note our policy for items left behind: We are happy to help return items left behind; however, due to logistics and the time required for our team to retrieve and drop off packages, a $25 handling fee plus the cost of shipping will be applied to any items sent back. We'd much rather you have your belongings with you! Thank you for doing a final "sweep" of the home before you depart.

Overall, a very nice and quiet area. The home needs some work. There was a dead mouse, the living room tv stopped working, we could hardly open any windows because the screens were missing or ripped so it got stuffy. We had to replace batteries in the remotes in order to work the skylight windows and get those to open, and spaced several burnt out light bulbs.

It’s a cool house in a really cool location on about an acre of land it has a free house and kids playground stuff like a slide and swings. My 2 yr old enjoyed it. Rating 4/5 because of the really strong smoke smell inside probably the wood burning fire place. I smoke occasionally and even I found it uncomfortable. Besides that all the bedrooms are in the 2nd and 3rd floor, the custom spiral staircase is a bit sketch at times. The property is well equipped and in a great location I would consider staying here again.

Staying at this location was one of the more frustrating experiences we've had. Before we arrived we were notified that the "house" has a "unique" heating/cooling system and that we could not adjust the thermostat. The instructions indicated that you could open windows in the upstairs room to cool the house or start a fire to add heat. The temperature was very uneven throughout the house and was very uncomfortable on the main level when the heat was on. We were then notified a few hours prior to check-in that the "upstairs" shower had a leak and we would not be able to use it. This house has three stories so I inquired if it was the 2nd or 3rd story shower that leaked and never received a response. We are a family of 6 so this was an inconvenience for us. When we arrived it was very difficult to open the key lockbox, once the combination is entered the chamber is very difficult to open, it didn't help that it was raining and windy as we tried to enter the home. We purchased groceries to cook dinner that evening but then discovered that the cooking utensils/pot & pans were much more limited than other locations we've visited, including the fact that there were no food storage containers for our leftovers. The next morning we discovered that the shower on the main floor had no effective way to adjust the water temperature making it very uncomfortable to be in contact with the water while showering so, effectively, there was one operating shower. I got no response inquiries.

Neglected property
It's a good thing we arrived before it was dark or we probably wouldn't have found the place. The front drive is so overgrown you can barely see the house and our cars got scratched up from the overgrown bushes.
The couches and pillows are ripped. The bedding is old and threadbare. The sheets in the 3rd floor bedroom were ripped and stained. The sheets in all the rooms were stained and of low quality.
They list that it can sleep 12 but to sleep that many you have to use cots with air mattresses. There was only one air mattress that would fit the cot but it was duct taped together and wouldn't hold air. The other air mattress also didn't hold air. The air pump to blow up the mattresses was falling apart and had to be held together to work.
When I opened the windows there were dead flies and bugs in the tracks and the blinds hadn't been dusted in a while.
The back deck needs refinishing, it looks neglected.
The owners use a management company, therefore, IMO they are responsible for the neglect of this property.
For $500 a night I expected a LOT more. The

Lovely and fun home
Escaping the heat and enjoying the fun activities around Williams put us on the hunt for a property near Williams that could accommodate my husband and I, my Mother in law, as well as our grandchildren (ages 9 and 11). As soon as we entered the proprty, we were very pleased with our choice. While there are other homes in the area, they feel fairly far away, giving us a nice exclusive and private feel. The open nature of the property, with the vast prairie and mountains in the distance was a beautiful back drop to our morning coffee. The house itself is adorable and felt spacious enough for all of us. The kids loved the two story tree house and all the games available in the house. The beds were very comfortable and supplies were generous. Cable TV was a huge plus, even if we didn't watch much. Overall, great house, great property and would absolutely stay again.

Fire place does take awhile to start, take your own firewood. Property stated firewood would be available which it was but it was buried under the snow, very wet. Technically sleeps 9 comfortably not 12. There is a blow up mattress available but we did not use it their pump barely blows, luckily I took my own. My boys don't share beds so I am always prepared. Cleanliness not so great, dust and spiders found through out the the house. Make sure you are fit, stair case and stairs are exhausting going up. this home was booked by my family as a last minute reservation.
Pros:We enjoyed being out in the snow. Great spot away from neighbors. We were very comfortable letting our kids play outside all day. Very safe they loved the treehouse.
Host communicates well, I had some questions prior to the stay.

Felt like glamping
The kids really enjoyed our stay. We were pleasantly surprised to see the heat was updated for the bedrooms. It may have been user error, but the fireplace took forever to warm the downstairs. We had the fire going all day Saturday and it only moved the thermostats from 50° to 60°. Luckily we were able to bundle up. We only had 7 in our family. But I don’t see how this place would sleep 12. It’s an 8 person stay when it comes to beds. Overall we enjoyed our stay.

A great place to stay
Our small family reunion could not have found a better place to convene. There was plenty of space to accommodate the needs of our age range: one year old to 75 and one small dog.
The manager was a quick email away to answer any questions.
The location was perfect for exploring the amazing range of sites in the region.

Great Getaway
No complaints on our stay! Everything was great. Our kids loved playing outdoors, the tree swings were their favorite. Plenty of space for our whole family to hangout together and be comfy.
I think a little organization and cleaning in the kitchen, along with pest control throughout (lots of spiders making homes inside) would be my only recommendations.

A lot of potential but needs work and mismanaged
So much to say…. Oven wasn’t working so we were not able cook anything for 10 days. Fridge in Master on 3rd level doesn’t work… even though it’s in the pictures. The toys and games listed in amenities and in the welcome book were either broken or didn’t exist anymore. The welcome book was outdated and not very clear. We saw at least 2 mice in the kitchen and mice droppings. The water pressure was a “trickle”. The appliances were very old and outdated. The toaster was in horrible condition. The coffee pot was dirty when we arrived. The outside grill, which was our only means of cooking, was EXTREMELY dirty. Looked like it hadn’t been cleaned in years. It got really hot in the house and the 3rd floor was unbearable until about 11 at night… worse part was so many windows had missing screens so you couldn’t open them up for air. The skylights in the 3rd floor made it even hotter. The master on 3rd floor needs a window unit in the summer. The house needs some maintenance everywhere. The stairs are hazardous and very slippery. I fell off the stairs at the bottom and my husband slipped on the stairs at the top. Last negative is the management company was extremely rude to us when we called. I don’t think the owner knows just how bad they are and how bad of shape the house is in.
On the plus side…. It’s very spacious, lots of room, the treehouse is amazing and and lots of seating. If the issues listed above were fixed (and they are all very fixable) this house would be amazing. It really is beautiful. Just needs some work.

Magical Treehouse! Water pressure issues
We so looked forward to this house because it offered a remote setting and yet was close to Williams, AZ.
Sadly, we were disappointed for several reasons:
When advertising that the house slept 12 persons there should have been a disclaimer made regarding the lack water pressure and the lack of hot water for even 10 persons to shower. Truly unsatisfactory for the price.
The oven worked sporadically. Our group had to be creative for 2 meals while at this house due to it being non-operative.
The spiral staircase was a major concern. Not only was it structurally unsafe, it was very difficult for suitcases to be taken upstairs to the bedrooms.
Had there been sufficient time to locate another home in the area, our party of 10 would have demanded a partial refund and we would have moved.
One thing to report – that needs to be mentioned – our children so enjoyed the treehouse.

Very cool cabin
This place was perfect for our trip. Lots of activities for the kids inside and outside. The property is central to many locations so commuting back and forth wasn't a problem. The property manager was flexible with us and let us extend our trip last minute. Would definitely stay here again

Grand Canyon trip
The overall experience at the house was great! I would recommend this rental and would use it again. The only recommendation I have is the property needs to have some maintenance done and there needs to be better assurance that necessities are available to manage the stay. The stairs are out dated and need some maintenance to ensure safety. One of the step supports is actually broken and a 2x4 is being used as a brace rather than just fixing the problem. Also pumps were available to blow up the air mattresses but they were battery powered and the house didn’t have batteries that fit the pumps so we had to use couch cushions in the cots rather than the air pads. I would recommend the owners making electric pumps avaialbe or making certain that the necessary batteries are present and the pumps are operational. The treehouse was an amazing feature and the kids thoroughly enjoyed hours of play. We would definitely stay here again.

Great for a Family
Overall, a very pleasant stay...with one caveat. Loved being in the country, lots of firewood to take off the chill (no central heating as advertised, so pay attention there), and perfect for kids to roam and play.
The one caveat is the water pressure - the showers are adequate, but not ever going to be described as luxurious. With the lack of central heating, it wasn't what I'd expect from the rest of the description.
However, comma - if you're good with that one issue, it was a great place to explore the Williams/Grand Canyon area.

Clean house
We liked the cleanliness and well kept house. Many books and toys are bonuses. Tree house is an attractive addition.
