The Space:

With room for everyone to spread out, the villa feels like a home that expands to fit your group’s rhythm.
Sleeping arrangements
Nine bedrooms accommodate up to 16 guests, with two bedrooms downstairs and five upstairs. The rooms feature a mix of king beds, double beds, and single beds, plus a bedroom that offers three double beds and a baby crib. One upstairs bedroom follows a Jack and Jill layout, giving families flexible sleeping options.
Living spaces
Two spacious living areas provide plenty of room to gather, watch TV, or simply relax together. A dedicated game room and a private movie theater add extra fun for low‑key evenings. Central air conditioning and heating keep the indoor climate comfortable, while a washer and dryer, towels, and bed linens are supplied for convenience.
Outdoor living
Step onto the patio to find the private pool with optional heat and an inviting hot tub. A BBQ grill and ample outdoor seating let you enjoy meals or casual conversation under the Florida sky. The pool area is perfect for a refreshing dip by day or a soothing soak at night.
Kitchen & dining
The full kitchen is stocked for meals of any size, with plenty of counter space, storage, and appliances. Indoor and outdoor dining tables let you choose where to share breakfast, dinner, or a late‑night snack, while the open layout keeps the conversation flowing.

A private entrance with a smart lock and free parking simplify arrivals. High‑speed wifi and a dedicated workspace support any need to stay connected. Essentials such as a hair dryer, iron, and bathroom necessities are provided, and the villa welcomes pets.

Getting Around:
Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.
The garage has been converted into a game room. Therefore, indoor parking is not available.
Other Things to Note:
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.
A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:
-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.
-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.
If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.
Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.
It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
