Welcome to Blue Heron Beach Resort, situated just under a mile from the Lake Buena Vista entrance to Disney World. Our lakefront condo features two bedrooms and can host up to six guests. It's conveniently located near various restaurants and shopping centers!

Enjoy breathtaking sunrises from your balcony or be captivated by Disney's nightly fireworks display—you can experience it all here. Take a jet ski or kayak out on the lake, get energized in our fitness center, or pack a picnic to bring to Disney, SeaWorld, or Universal Studios.

Our resort offers a range of amenities, including a large heated swimming pool, a kiddie pool, a hot tub, a fitness room, and a game room. Nestled on the serene shores of Lake Bryan, you have access to water activities such as kayaking, boating, jet skiing, and fishing.

The Space
The condo features one bedroom with a king-size bed and a private bathroom. There is another bedroom with a king-size bed as well as a bunk bed in the common area. The latter two share a bathroom.

Guest Access
Guests have full access to all resort amenities, including two swimming pools, a kiddie pool, and an outdoor hot tub.

Looking to stay active during your visit? We have a fitness center available for your use.

Buena Vista Watersports can deliver jet skis, as well as pontoon or ski boats, directly to our dock on Lake Bryan for some aquatic excitement (additional fees apply).

If the weather doesn't cooperate, no problem! Blue Heron offers a wide selection of books and games available for you to borrow, as well as an onsite game room. Even rainy days are enjoyable at Blue Heron!

Our dock on Lake Bryan provides stunning views of Central Florida's sunsets.

Whether you're here to explore the theme parks, relax on the beach, discover Orlando, or take advantage of our resort's amenities, the Blue Heron Beach Resort offers the comfort of home.

IMPORTANT: Only registered guests are permitted to enter the resort. Guests must complete our registration process at least 24 hours before check-in. Upon arrival, guests will need to check in at the resort's front desk and present IDs and proof of reservation. Failure to complete the registration process with Horizon Vacation Homes in time may result in denied access to the resort, with no compensation or refund provided. The resort allows up to two cars per rental. At check-in, guests will receive a digital card that grants access to their accommodation and resort amenities. Resort fees are included in our rental price.

A resort fee is to be paid prior to arrival: $25 (Not included in the price paid on Airbnb).

IMPORTANT TO KNOW:
*This property is self-catering. A small starter kit is provided for your arrival, including 3 dishwasher tablets, 2 trash bags, 1 new sponge, 1 kitchen paper towel, 1 starter soap per bathroom, and 1 roll of toilet paper per toilet. Guests are responsible for purchasing additional supplies as needed during their stay.

What to Expect Before Check-in

Just like when you check in at a hotel, Florida law (Florida Statutes, Chapter 509.101(2)) requires a quick guest registration before your stay. We’ve made this process fully digital so it’s simple and secure, while also protecting both you and us from the scams that unfortunately occur in the Orlando area.

Here’s how it works:

After booking, you’ll receive a short online form to complete.

You’ll be asked to upload a photo of your ID and a selfie holding the ID to confirm your reservation.

For added security, we’ll also request a photo of the card used for the booking and a selfie holding the card—similar to how hotels verify your ID and credit card at check-in.

Once everything is verified, we’ll provide your digital door code so you can go straight to your vacation home.

Please note: at least one guest must be 21 years or older and present during the stay.

Important: If registration is not fully completed as described above, guests will not be granted access to the property and no refund will be issued. In such cases, the reservation is considered a no-show.

Important House Rules

No smoking and no pets are permitted inside any of our properties.

Homes are for vacation use only and may not be used as a permanent residence.

Maintenance or pest control visits may be scheduled during your stay; our team reserves the right to access the property if needed.

Security Deposit

$500 for stays up to 28 nights.

$1,000 for stays of 29 nights or more.

The security deposit is charged to your credit card and refunded after check-out once our cleaning and inspection team confirms there are no issues. Please allow 7–14 days for the refund to appear, depending on your bank or credit card provider.

Pool Heating (Optional)

Available upon request for $35 + tax per day (7-day minimum).

For same-week requests, a $50 service activation fee applies.

Heating runs daily from 8 AM to 8 PM, with temperatures subject to weather conditions.

Cancellation Policy

By booking this property, you agree to the cancellation policy listed on the booking site.

A 5% processing fee applies to all cancellations (deducted from the amount already paid).

Please note: Failure to complete the registration process (as outlined in the check-in requirements) will result in denial of access to the property and no refund will be issued. This will be considered a no-show.

We highly recommend travel insurance for added peace of mind.
