## Space

In terms of layout, the house is installed on a sloping plot of land and has 2 floors:

- First of all, on the ground floor, you will find:
• A large living room with fully equipped kitchen (small fridge, dishwasher, oven, hob, coffee maker, kettle, toaster, crockery and utensils...), dining table for 6 people and living room with sofas and armchairs, coffee table and television
• Access to the terrace with an outdoor dining area
• A bedroom with a queen-size bed (160x200cm) and dressing room
• A bathroom with a small bathtub, shower and vanity unit
• Independent toilets

- Then, on the lower floor, you will have access to:
• A bedroom with double bed (140 x 190 cm), wardrobe and small desk
• A bedroom in a row with a single bed (80 x 190 cm) and children's games and a double bed (140 x 190cm) in an alcove.
The 2 bedrooms have patio doors to the garden.
• A bathroom with shower, sink and toilet
• A laundry area with large freezer and washing machine

- Finally, outside, a sloping garden surrounds the house. It is delimited by a hedge, a gate and has different spaces that you can enjoy:
• Stone barbecue area, coal, at the back of the property
• Wooden terrace with outdoor dining area in front of the living area
• The above-ground pool (Unheated) can be used, in principle, from mid-June to mid-September.
It is located below the terrace and accessible by a staircase. A regulatory protective barrier protects access.

- 6 adults maximum
- Check-in and check-out times can be flexible (on request) except in case of cross-arrival and departure

Before your arrival in the accommodation, you will receive a welcome booklet by email containing various practical and tourist information!

The house is located in ONTEX, so you will be:

- Less than 15 minutes by car from the nearest beach (Conjux) of the magnificent Lake of Bourget so dear to the poet Lamartine, the largest natural lake in France, support for a wide variety of water activities (sailing, pedal boats, canoeing, rowing, paddle, cruise, etc...)

- 15 minutes from the Massignieu-de-Rives leisure centre and the Via Rhôna, cycle route linking the shores of Lake Geneva to those of the Mediterranean Sea

- 15 minutes from the Abbey of Hautecombe, the most visited tourist site in Savoy

- 30 minutes by car from the city of Aix les Bains, Riviera of the Alps with its thermal baths, casino and beaches and Chambéry, historic capital of Savoy, rich in a ducal past and a wide architectural heritage

Ontex is also located, by car:
- 30 minutes from the CULOZ or Aix-les-Bains train stations
- 1 hour from Annecy
- 1 hour 15 minutes from Lyon and Geneva airports
