The rooms are basic, shabby and old. The carpet has stains, the bathroom has cracked tiles, spiders and erratic hot water. There is a very strong and unpleasant chemical smell. While the room was listed as courtyard view, it did not have a view but the door opened onto the courtyard. The receptionist is unhelpful and borderline rude. While the location is great on Rutland Water, the whole experience at the hotel was very poor quality.
