My family/friends loved this beachhouse. 1st, location can’t be beat. Right on sand & away from crowded areas close to the piers. 2nd, house has a huge common area w/beautiful wood pitched ceiling good size dining room, large dining table, and 2 separate areas as family/living room w/plenty of comfortable seating. That’s plus patio area off sand w/2 separate umbrella tables, chairs, lounge chairs, BBQ & boxes of beach items outside. Family could spread out.
3rd, we loved the “historic” home with family book detailing 1930s hurricane damage, early photo of house on stilts, & old area maps. Historic doesn’t mean shabby—there’s remodeled kitchen & bathroom upstairs. We liked casual beach vibe and our most picky family members thought it perfect for beach. Bedrooms are small, but we didn’t need bigger & beds were comfortable for us. As typical on beach, no A/C, but it was easy to open lg # of windows & get great cross ventilation. In fact, in early Sept it got chilly!
Also noise travels at beach & most people have window’s open, hence noise warnings past 10 pm make sense.
4th, Tower16 property mgt co was so professional. They provided rules & gave specific instructions. Everyone knows short term rentals are under attack, so they tell you about Newport’s 10PM noise rules. However, they weren’t Big Brother. We shared house cornhole game w/vacay renters next door (also Tower16) & had fun competition.
Parking was good. A+++ for house, location & value. Would rent again!
