Check-out: 10 AM (Late check-out: $50, latest 1 PM)
Unauthorized early check-in/late check-out: $150 fine
Must request early/late check-in 24-48 hours in advance (not guaranteed)

Smoking
No smoking inside! $300 fine if detected.
Smoking allowed outside, away from doors/windows.
If you are sensitive to smoke smell, please do not book with us.

Quiet Hours & Guest Limit
Quiet hours: 9 PM - 9 AM (no loud music or loitering outside).
No parties ($300 fine). Gatherings allowed with approval & extra charge.
Max guests: 15 (including visitors). $5 per person per night after 6 guests.

Pets
Pet fee: $52 for 1-2 pets, $82 for 3-4 pets. Unregistered pets: $250 fine.
Please clean up after them & prevent damage.

Respect the Property
Keep the home tidy! $200 charge for excessive mess.
Keep doors/windows closed to prevent bugs—pest control is done regularly, but we’re not liable for insects getting in.
Do not move furniture ($100 fine).

Fire pit & BBQ grill available (wood/charcoal/propane not provided). We can supply for $100—just let us know before check-in!
Clean the BBQ grill after use ($50 charge if left dirty).

Towels
Housekeepers may sometimes leave towels in the dryer to fully dry.

Great location, but it’s unkempt.

When we arrived, the property looked abandoned. The yard was overgrown with very high grass and weeds. Cardboard on a garage window. Inside, there were flies all over the kitchen, only 1/2 a roll of toilet paper in the whole place, dirty rags in shower, and the A/C was struggling. This place could be great, but it needs some love. We didn’t stay and asked for a refund.
