Royal Garden Resort 314 - Oceanfront in Garden City Beach

The Royal Garden Resort HOA is currently in the process of repairing and waterproofing the exterior of the building on the ocean side. This process will begin on September 2, 2025 and continue throughout the remainder of the year. This process involves construction activities on the facades and balconies of the condominiums and may temporarily limit the use of the building's amenities and possible loss of access to the balcony. It also involves the use of loud machinery during working hours, Monday through Friday from 9AM to 5PM. The work will begin on the 15 “stack” (units ending in the number 15) and will proceed to lower numbers as each stack is completed; however, we don't know how long each stack will take or when the work will be performed on any other stacks. Please contact us if you have any questions, and we'll do our best to answer them for you.

This 16-story oceanfront complex offers convenient amenities including three elevators, coin-operated laundry onsite, complimentary Wi-Fi, outdoor grills, and a parking garage. Relax in one of the lounging chairs on the expansive sundeck or go for a swim in one of the resort pools, which are open year-round. Royal Garden Resort features indoor and outdoor pools, hot tubs, and even kiddie pools! An onsite beach bar and grill offers food and drinks. If you want to feel the sand beneath your toes, you are only steps away from the beach. Pack your bags and come on down and stay where there's something for the whole family to enjoy! Two parking permits are issued per unit. Garage clearance is 6ft, 8in. Motorcycles are allowed. Sorry, trailers, recreational vehicles, golf carts, and pets are not permitted. LIMITED PARKING FOR OVERSIZED VEHICLES.

Needs updates

The condo is a bit rundown, the carpets were not clean nor vacuumed there was a contact in the bedroom. Not a lot of kitchen cooking utensils or pits and pans that you could cook with they were very warn. The pillows were stained we went out and purchased pillows for the bedroom to sleep in as there were blood stains on them. I like the building but this unit needs updates.

When we arrived at the condo the dirty linens was in the hall and still there today when we left floors not swept or mopped Dishes in cabinet had food stuck on them definitely needs a updates

Don’t do it

The condo was very dirty. Stains on the couch and the carpet. Wallpaper Is peeling off. Toilet actually had hair and dirt on it. The bedroom with big bed did the a decent bathroom. But the other bathroom was to small for two people. I big person would have trouble using the toilet. The second bedroom had twin beds and one of those beds were broke so I had to sleep on couch. Then the person living next door was a little crazy. I DON’T RECOMMEND THIS CONDO. What really makes me mad is I paid for house cleaning 130 . And the fire trucks came because our fire alarm

Very enjoyable vacation

We booked this vacation for our elderly mother who is battling dementia. The beach has always been her happy place. This location was perfect. Easy access to the beach. Wonderful views from the balcony. Not too high up. The snack bar for easy lunches. But there was a water leak from above into the main bathroom and the building was evacuated in the middle of the night due to the fire alarm. Neither the fault of the owner but it took a while to get the leak fixed and the mess cleaned up. All in all a great trip. I would definitely recommend this place.

Great for a couple

Lots of kitchen items, lots of hot water, and a washer & dryer. Decor isn't the most modern, but furniture is in good shape and quite comfortable. Location is great, steps to the beach. 6 guests would really be stretching the capacity of this condo.
