This 7-room villa, with a total living area of 300 sqm spread over two levels, is designed for large groups or families.
The generous 60 sqm living/dining room is a welcoming space, equipped with a centralized Hi-Fi sound system. The kitchen is fully equipped and includes a pantry. The main villa and its annex provide valuable flexibility: a second living room/games room is located in the annex, with direct access to the swimming pool.

The sleeping area, distributed between the main villa and the annex, accommodates up to 8 guests in 4 comfortable bedrooms, all fitted with private bathrooms or shower rooms, ensuring complete privacy.

Master Bedroom (Upper floor): 160 cm double bed, library, full bathroom (shower, bathtub and WC).
Bedroom 2 (Upper floor): 160 cm double bed, walk-in dressing room, en-suite shower room/WC.
Bedroom 3 (Annex – Ground floor): 160 cm double bed, television, en-suite bathroom/WC, direct access to the pool.
Bedroom 4 (Annex – Upper floor): 160 cm double bed, television, en-suite shower room/WC, access to the terrace.

This layout, with four double bedrooms each featuring its own private bathroom, is ideal for couples of friends seeking independent accommodation while sharing generous communal living spaces.

The 1.2-hectare park is perfect for outdoor activities and features a large, secure private swimming pool (12 x 6 m). You will also find a pétanque court, a barbecue area, and numerous garden lounges and sun loungers. A garage (2 parking spaces) and additional outdoor parking (3 spaces) are available. Please note that a caretaker lives on the property in a separate dwelling, ensuring a discreet on-site presence.

The location is excellent: 5 km from the Palais des Festivals and the beaches, and 2.5 km from the shops and restaurants of Mougins. Come and enjoy the charm of this character bastide, its exceptional grounds, and its close proximity to the vibrant atmosphere of Cannes.
