The Waters is a premier community on the private/warm side of Lake Anna with ongoing home and dock construction in some areas. The location provides access to over 3,400 acres of pristine, clear blue water—perfect for boating, swimming, water skiing, and fishing.

This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay—from 4:00 PM on the day of your arrival until 10:00 AM on the day of your departure.

A Level 2 EV Charger (Electric Car Charger) is conveniently located in the garage.

Keyless entry smart locks ensure easy, secure check-in. We give you space to enjoy your stay but are always available if you need anything.

- All Guests shall abide by the Good Neighbor Policy and shall not engage in illegal activity.
- 8 Adults Maximum
- Quiet Hours are from 10 PM to 8 AM.
- Free Parking for up to 5 Vehicles. (No Parking or Driving on Grass)
- No Events Allowed.
- No Pets Allowed.
- Please supervise children in the Unfinished Basement.

**Guest Requirements:**
In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.
Important: Before you arrive you will be asked to complete guest verification through third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process. You will also be given the choice between a $500 security deposit or a $35 non-refundable damage waiver.
