The Reunion House: Tree Tops Flat Unit!

The Tree Tops Flat is a beautifully restored second-floor apartment, where timeless old-world charm meets modern comfort and fun. Perfectly designed for large families or unforgettable group getaways, this unique property features 3 bedrooms, 2 full baths, 2 separate living rooms, a separate dining room, a chef's kitchen with island, in-unit laundry, a private balcony, and a shared 1,200 square foot fenced patio equipped with 2 Weber propane grills and a propane-powered Solo bonfire pit.

Enjoy the luxury of gathering together for big meals and game nights while still having the space to retreat into your own private oasis when it’s time to unwind. With room to comfortably sleep up to 11 guests, there is more than enough space for everyone to stretch out and relax. All within short walking distance to downtown shops, restaurants, and the beach!

🏘️ Shared Space Note: The Tree Tops Flat is one of two independent units in the building. Because of this, you might run into fellow travelers in the shared outdoor spaces, like the cozy front porch and back patio, or in the stairwells.

As with any shared building, you may occasionally hear footsteps or ambient noise through the walls and floors. We kindly ask all of our guests to be mindful of noise levels so everyone can enjoy a peaceful and relaxing stay!

🚿 2 Full Bathrooms (1 features a relaxing bathtub)

III. 🍳 KITCHEN & LAUNDRY
•Kitchen Goods: Help yourself to all cookware, utensils, supplies, and chef-grade appliances.
•Supplies: Extra trash bags, kitchen sponges, and dishwasher soap are located under the sink or in the laundry room.
•Family Amenities: A highchair is available in the back bedroom closet.
•Laundry Facilities: You are welcome to use the Samsung washer and dryer.

IV. OUTDOOR SPACES
🔥 Solo Stove Propane Fire Pit
The backyard features an Infinity Flame Propane Fire Pit. For your safety and enjoyment, please strictly observe the following rules:
•No Accelerants: Never use lighter fluid or gasoline. It is a gas burner and only requires the built-in ignition.
•Approved Media Only: Only use approved Solo Stove Fire Glass. Regular rocks or un-tempered glass can explode under high heat.
•Keep Rim Clear: The wide outer rim is designed to stay cool, but it is not a dining table while the fire is lit. Keep plastic cups, napkins, and paper plates away from the center.
•Supervision: Always monitor children around the fire. Ensure they maintain a safety distance of at least 3 feet.

🥩 BBQ Grill
•Setup: The grill operates via an attached propane tank.
•How to Start: 1. Remove the cover and open the grill lid. 2. Turn the valve on the propane gas line to the "Open" position. 3. Slowly turn a grill knob (each has a built-in spark lighter). You will hear the gas hiss, followed by a click from the lighter. 4. If it does not ignite, turn the knob off and try again.
•Maintenance: Cleaning tools are located underneath the grill. Please replace the grill cover once the unit has completely cooled down.

🗑️ Trash & Recycling
•Bins are located in the backyard near the parking lot.
•Please note: Ensure all bin lids are securely closed to prevent local wildlife from getting inside.

VI. ARRIVAL & DEPARTURE

•Check-In Time: 4:00 PM CST
•How to Unlock: Enter your unique passcode on the keypad.
•How to Lock: Press the Lock Icon on the bottom right of the panel.

🧹 Check-Out & Clean Up
•Check-Out Time: 10:00 AM CST
•Departure Checklist:
oLoad the dishwasher, insert detergent, and start the cycle.
oPlace all used bath, hand, and beach towels into the bathtubs.
oTake all trash and recycling to the outdoor bins.
oPlease leave the unit relatively clean and tidy.

VII. SAFETY & ENVIRONMENT
🌲 Nature & Wildlife
Because our property is wooded and located near water, you may occasionally encounter local nature.
•Pests: We run preventative pest control routines (interior/exterior sprays and bait traps). An occasional bug may make its way inside due to the wilderness setting. Please let us know immediately if you notice anything concerning.
•Flora & Fauna: The surrounding Michigan City area is heavily forested. Watch out for poison ivy when outdoors and always check yourself for ticks after spending time in nature.

🦺 Child Safety Warning
•Not Baby-Proofed: Please note that the property is not baby-proofed (no outlet covers, cabinet locks, wall-secured furniture, or cribs).
•Guests assume full responsibility for the safety of children. Supervise young children at all times, especially when utilizing the bunk beds.

🚨 Safety Devices & Security
•Alarms: The home is equipped with smoke alarms and carbon monoxide detectors on every floor.
•Fire Extinguishers: Located on each floor of the property.
•Exterior Security Cameras: For your safety and property security, three exterior Nest cameras continuously record video and audio:
oCamera 1: Front door of 716 Pine Street (facing the entrance).
oCamera 2: Front door of 714 Pine Street (facing the entrance).
oCamera 3: Floodlight camera facing the backyard area.

VIII. HOUSE RULES & COMPLIANCE
To ensure a comfortable stay for everyone and maintain good terms with our neighbors, we strictly enforce the following policies:
•Renter Agreement: A signed rental agreement with full contact information is required for compliance reasons.
oStandard bookings: Must be signed within 48 hours of booking.
oLast-minute bookings (less than 48 hours to check-in): Must be signed within 4 hours. Check-in instructions will not be released until this is complete. All data privacy laws are strictly observed.
•Age Limit: The primary renter must be at least 25 years old with a verified government ID.
•No Smoking or Vaping: Smoking and vaping are strictly prohibited inside and around the property. Evidence of smoking within 50 feet of the home will result in a $500 penalty and/or forfeiture of your security deposit.
•No Parties: Events, parties, or large gatherings are strictly prohibited.
•Quiet Hours: Outdoor quiet hours are observed from 10:00 PM to 7:00 AM.
•Furniture: Please do not rearrange or move any indoor or outdoor furnishings.
•Shoes: We kindly ask that you remove your shoes upon entering the home to help keep it clean.
•Security Deposit: A fully refundable $500 security deposit will be required. This is returned at checkout once our team confirms the home is in good condition.
