The building lobby is currently undergoing renovations. While the work is ongoing, full access to the building remains available—though navigation may be slightly confusing at times. All businesses in the lobby are open as usual.
To assist you, clear signage will be posted to help guide you in and out with ease. Rest assured, no noise from the renovations can be heard from inside the condos, and your stay will not be interrupted in any way.

Pool Access Update
Please note: Our building's pool will be closed for repairs from July 21st through early September.
During this time, we’re happy to offer complimentary access to the Marriott pool, conveniently located right next door. Guests can easily access it through our retail lobby.
We apologize for any inconvenience and are glad to provide this alternative so you can still enjoy some time by the pool!

Located on the 20th floor and facing North, Unforgettable! is a 4 bedroom, 3 full bathroom retreat that offers water views of Biscayne Bay and views of Margaret Pace Park from its private balcony. With over 1850 sq. feet of living space, it’s the perfect getaway. Unforgettable! accommodates a maximum of 6 adults + children (15 years of age or younger).

As you step into Unforgettable!, a sense of style envelops you from the very start. The fully equipped kitchen takes center stage, it overlooks a counter seating area that connects to both the inviting dining room and the living room. Let's not overlook the convenience of having your very own washer and dryer aswell.

Unforgettable! boasts a master bedroom suite that is nothing short of generous. The king-sized bed, positioned to embrace the water views, beckons you to unwind. With balcony access just steps from your bed, a seating area right outside the door offers a serene spot for relaxation. 55” Roku streaming TV, A desk space is thoughtfully placed across from the ample closet which can easily accommodate all the treasures from your Miami shopping sprees. The private master bathroom is a realm of modern luxury. From the generously sized contemporary tub to the expansive separate shower, it's an experience that elicits a delightful "ooohhh lala!"

In the second master bedroom suite located at the other end of Unforgettable!, you'll experience a regal sensation as you recline on your king-sized bed. The panorama encompasses views of lush greenery in the park as well as the expansive beauty of Biscayne Bay. Step onto your balcony for a tranquil sitting area just outside your door. A 55” Roku streaming TV. Abundant closet space and a private bathroom with a bathtub/shower combination complete this second master suite in perfect fashion.

The third bedroom, while quaint, is nothing short of perfection. Adorned with a stunning queen-sized daybed, it offers both comfort and charm. The views from this room are so captivating that you'll eagerly anticipate waking up to them each day. A 50” Roku streaming TV is at your disposal.

The fourth interior bedroom serves as an unexpected hidden gem, strategically positioned right as you enter the condo, adjacent to the kitchen. This room holds the distinction of being the ultimate haven for unwinding after a night of dancing. Furnished with a full-sized bed, it comes complete with a 50” Roku streaming TV. This bedroom is a beloved choice for both adults and children alike, owing to its unique feature: an unparalleled view of downtown Miami. As a corner unit, the window in this special room faces South, granting an exclusive vantage point that sets it apart from the others.

CANCELLATION POLICY:
- Cancellations made 14 days or more prior to the check-in date will receive a 50% refund of what has been paid thus far.
- Cancellations made within 14 days of the check-in date will result in a loss of the full booking amount.
- Refunds, if applicable, will be processed within 2 business days after the cancellation date or approval. Please note that processing times may vary depending on your payment method and financial institution.
- In the event of unforeseen circumstances beyond your control, such as State of Emergency orders for Florida (Miami-Dade county). Bluewater Realty Miami LLC will gladly offer the option to change the dates of your reservation. You must notify us as soon as possible so we can assist in change of dates. No refunds will be given.
- In the event of flight cancellation there will be no refunds given.

Date Change Policy:
- If you wish to change your reservation dates, you may be allowed to do so, subject to availability and approval by Bluewater Realty Miami LLC.
- Date changes requested within 14 days of the original check-in date may incur additional fees of new dates pricing.
- No refund will be issued if the new dates are not adhered to.
- Bluewater Realty Miami LLC can only accommodate one change of dates.

Travel Insurance:
- We strongly recommend that all guests purchase comprehensive travel insurance to protect against unforeseen events, cancellations, and emergencies.
- Bluewater Realty Miami LLC is not liable for any losses, damages, or expenses resulting from your failure to obtain travel  insurance. Bluewater Realty Miami LLC cannot be asked to intervene or act as insurance providers.

BUILDING RULES:
- Visitors are not allowed up to the condos for any length of stay. Only the registered guests staying will have access up to the condo. (Building rule we can not amend) 
- THE MAX OCCUPANCY FOR THIS PROPERTY IS: 6 ADULTS + 2 children (15 years of age or younger)
-  If you arrive with more adults, it simply is not a building rule we, or the front desk, can amend. (City of Miami sets occupancy) 
- Monthly bookings (28+ nights) are allowed visitors only.
- Any type of altercation with building security or staff will result in immediate eviction from mgmt. If this occurs, there will be no refund of any kind. The reason is, The Grand residential tower is occupied not only by guests such as yourselves, but mainly residents who reside here and want a peaceful environment.
- We know you value your belongings, so don't leave them behind! We are not liable for any personal belongings left inside the property after check out. We are happy to mail back any belongings found (at your expense).
- No third party bookings unless agreed to by Bluewater Realty Miami LLC. Just let us know prior to booking if you're booking on behalf of others.
- There is no smoking of any kind permitted in our property. Smoking is only permitted if it's legal! and on the balcony with all doors tightly closed. Smoking detected within condo will result in loss of damage deposit. 
- Bluewater Realty Miami LLC will not be held liable for any building amenities being closed during your stay. This is totally out of our control, we will not give refunds for this situation, should it arise during your stay.
- Absolutely no pets are permitted. We are unable to amend this rule. We absolutely love animals! However, we must follow the building rules on nightly/monthly rentals.
- Must be 21+ to book with us and check in. 
- All guests will receive a hand-scan at check in for access around building. (Through security front desk, access to elevators, in from pool, and in/out of gym). This hand scan will be deleted from system at 11am on check out day.
- At check-in, you must present the credit card used during checkout, and it must match the name on the booking. Additionally, upon arrival, you will be asked to sign a form acknowledging your agreement to these charges and confirming that you will not dispute them after your stay. No exceptions will be made to this requirement.
- Bluewater Realty Miami LLC is not liable for any damages, losses, or injuries incurred during your stay at a property. Guests are responsible for any damages caused to the property during their stay. There will be a hold placed the day of arrival on your payment method for $250.00 that will automatically be released  48 hours  after check out if no damages or loss are found. 
- By making a reservation, you agree to the booking terms, including payment processing and cancellation policies, as specified for each property.

AFTER BOOKING: (nightly rentals)
-Please attach a photo of a driver's license or passport for each adult, including yours for building registration. This is mandatory for us to register everyone properly and please don't cross anything off on ID or you'll need to resend.

VALET FEES:
Valet is the only available option. 
You have two choices:
(Unlimited in/out privileges)
-Pay in advance daily valet for $42 PRIOR to your arrival day.
-Pay the building directly with a daily valet fee of $48.

- Please let us know if you require valet so we can email you an invoice due anytime prior to arrival day.

AFTER BOOKING: (Monthly stays)
28+ day stays (Monthly bookings only)
- $50 per adult background check/approval Mgmt fee (invoice sent to pay online after booking)
- 24/48 hours business day approval process.
- Emails for each adult.
- Drivers license for US citizens, Passport for international guests
- Each adult will receive via Docusign the building addendum and background check form to fill out which will require a social security number for US citizens.
- No prior arrests
-$420.00 monthly valet parking if needed will be sent by invoice via email to pay prior to arrival day.
