Picturesque Houseboat with Private Porch and Modern Interior in Florida

A "floating" vacation on our 62x14 ft Somerset Houseboat offering comforts of home while gazing at the ever changing waterscape. Boats of all sizes and descriptions plus dolphins will pass by your front porch all day long. If you're seeking an experience, something different, but in a tranquil relaxing more private setting, you found it. The property will stay at dock during stay.



SPACE

Park right next to it, our one bedroom houseboat. Steps down to the dock and a few more steps down to enter onto your covered front porch (bow) with direct water view. Have your morning coffee, dine or just relax in your recliner while watching nature, dolphins and the myriad of boats pass by. The boat will slightly sway once in a while, which I find soothing. Don't forget to wave, as boaters are a very friendly lot. Located in the best spot in the marina with direct waterfront view and no boats in front or either side of you. You are on the Indian River lagoon between the Indian River (Intercoastal waterway) and the Banana River. Space Coast rocket launches right in front of the bow, with a great view from the upper deck. Boats entering or leaving the marina will pass you by on your starboard (right) side.



Step into your very comfortable living room and (hopefully) smile at my boho/vintage/contemporary vibes. Sofa is a new queen sleeper. Dining area with table for four directly across from your full kitchen with a four burner gas range, full size fridge/freezer and new quartz counter tops. No dishwasher, but if more than two of you, try paper/plastic plates. All new flooring, paint, ceiling fan, counter tops and window blinds. If you have to work, cubby around the corner with desk/chair. Small but sufficient bath, but try hard not to drop the soap in shower, as it's the same size as a typical RV shower. As we are a boat, we provide marine grade toilet tissue throughout your stay. Please don't use any other. Few more steps into your private bedroom with queen bed and and a makeup table or second work area. Small combo washer/dryer in a closet, but recommend very small loads or clothes will look wrinkly, but I do provide a small handheld steamer, if needed. Glass door leading out to your rear covered porch (stern) with a small bistro table and two chairs for when you want to feel part of the marina. Climb the stairs to your second covered living room with two sofas, chairs, and a 55" Smart TV. Two swinging chairs coming soon with photo to follow. If you want more privacy, drop down the Isinglass, which also keeps wind out for cooler days. Want a tan, step out to the open area for relaxing on the two loungers and catch some rays. Be sure to come down the stairs same way you go up; face the steps. The marina is not part of the resort, so there is no access to the resort's pool or clubhouse. I think you will find that staying here will be a very fun, unique and rewarding experience. It is only available for a few months of the year: Jan thru mid-April and again June thru mid-Aug.



ACCESS

Enjoy the entire houseboat except the basement for my storage.



NEIGHBORHOOD

Leisure walk around the marina perimeter to Dolphins tiki style restaurant/bar and Cape Crossing boat rentals. Mention you're staying here for a discount for their many water craft including SUPs. Short walk to the dumpster for emptying trash and a little further to the marina office for complimentary full size washer & dryer. New Marina restaurant coming soon, will be only steps away from the boat.



TRANSIT

Approximately 35 min. east of Orlando International airport, eight miles north on Courtney to Kennedy Space Center and ten min. east to Cape Canaveral & Cocoa Beach and their beautiful sandy beaches. Port Canaveral Cruise ships are only 8 minutes away. Park your vehicle right next to the property. If larger wash loads, free larger size washer/dryers located at the Marina office.



NOTES

For the safety of toddlers and small children, we don't recommend this property. Too easy for them to fall overboard. Also not recommended for those who are not sure footed, or elderly who might find the stairs, decks and steps to upper deck difficult to navigate. Unfortunately, this boat is not handicap assessable.

Boat does not leave dock.

Date Changes & Early Departure – Date changes & reducing the number of nights of stay, can be done up to 7 days prior to your arrival day. Date changes & reducing the number of nights of stay, made 6 days prior to arrival or less – are non-refundable. Changes to departure date after guest have checked in are also non-refundable.

Cleaning Fees – the cleaning fees that were applied to original reservation are for the cleaning of the unit upon your departure. We do not offer daily cleaning. If you are here for an extended stay and wish to have a linen change or full service clean of the unit, please contact our staff to schedule this for you. There are additional fees for these services. Guests are expected to leave the unit in normal use condition, see check out responsibilities for check out instructions. If the unit has been left in poor condition follow a guest’s stay (excessively dirty, food messes, carpet staining, pet messes, stains from hair dye, paint, markers, etc.) an additional cleaning fee may be charged.

Parking – If you are staying in one of our floating homes/houseboats, you can park anywhere near the unit’s location. Marina parking are number marked but not assigned. Please do not park in any space noted at owner parking or reserved.

Pet Policy – We are a pet friendly property. If guest is staying on one of our houseboats/floating homes, there is a weight limit of 40 pounds. There is a maximum of 2 pets per unit. We allow dogs & cats, note if you are bringing a cat that is not declawed, we ask you to use claw caps. All pets must be disclosed in advance and a pet fee of $100 per pet will be charged (no charge for service animals, however emotional support animals will need to pay the fee). A double pet fee will be charged if pet is not disclosed in advance.

Smoking – All units are non-smoking. Smoking is allowed on outside patios, balconies, and decks. Please be respectful to others who may be on a neighboring patio/balcony/deck or boat. Please use an ashtray and do not toss cigarette/cigar butts into grass or landscaping as this could result in fire. If a unit has been smoked in, the guest will be charged a smoking fee of $350 to clean & restore the non-smoking quality to a unit.

Pool & Fitness Center – The marina is not part of the resort, therefore these amenities are not available for your use.



Damages & Missing Items – You are responsible for any damages that happen during your stay and for any damages caused by your family, guests, and pets. You could be charged for any missing linens (such as pool towels, decorative blankets & pillows, baby blankets, etc.) and décor items. So, if you fall in love with one of our fun beach/marina décor pieces, please reach out to our staff. In many cases we can help you find this item for purchase. Most pieces have come from a local décor store called Accent Home Design.

Lost & Found – We ask you to please do a detail look around the unit before checking out, to make sure you have left nothing behind. We are not responsible for items left behind. Lost & Found items are subject to postage if you request a lost item to returned to you.
