Welcome to our cozy 2-bedroom, 1-bath retreat by a serene pond! Picture yourself sipping coffee on the porch, taking a dip in the seasonal pool, or strolling scenic trails. With peaceful surroundings and plenty of outdoor space, this charming getaway is the perfect spot to relax, recharge, and create lasting memories.

Accessible from both the living room and master bedroom, features a relaxing tub/shower combo and comes stocked with fresh towels and washcloths for each guest, ensuring a comfortable and refreshing experience.

Dive into relaxation with an above-ground seasonal pool just off the porch (open May - October), or unwind on the wraparound porch while taking in the peaceful views. Behind the home, a serene pond awaits, with scenic walking trails and a bench to soak it all in. Explore the charming trail along the wet weather creek, then gather around the fire pit to share stories under the stars (wood not provided). It’s the perfect blend of adventure and tranquility!

A quaint café known for delicious breakfast and lunch options. A great place to stop for a casual bite.

• Cloudland Canyon State Park – 35 min drive

Explore one of Georgia’s most scenic state parks with hiking, picnicking, and stunning views.

Most cars can easily access the home and nearby areas. There is no public transportation, so bringing your own vehicle or renting one is preferred.

➤Above-ground seasonal pool off the porch (Open from May - October)
➤Early check-in and late checkout may be available but are not guaranteed.
➤Exceeding maximum occupancy is not permitted.
➤No third-party bookings (must book under your own account).
➤No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage).
➤Quiet hours begin at 10:00 pm. Please keep noise to a minimum.
➤No pets are allowed.
➤Security cameras are installed outside the property for safety.
➤Note: Our friendly dogs, Goose and Pupperoni, roam the property and may bark when you arrive. If they become a bother, just let us know, and we`ll keep them inside during your stay.

1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):

• For reservations of 30 days or longer, a separate cancellation policy applies.
• Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
• A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
• No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival.

3. If you are local and / or under the age of 23 please notify us before making your reservation.

4. We will charge a small, non-refundable damage waiver fee to cover any potential accidental property damage during your stay. This fee replaces the traditional security deposit.

5. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform`s cancellation policy.

6. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

7. No parties or events allowed.

8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed.

10. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund.

11. Late check-out fee of $50 (if not authorized) applies for check-outs after 10:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them.

12. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in).

13. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property.

14. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit.

15. No pets are allowed.

16. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.

17. For your security and protection the property is equipped with an exterior camera.

18. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

19. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week.

20. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs.

21. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation.
