Cozy Mountain Top Studio With Beautiful Views

I love that this studio space is very peaceful & private and just steps away from all of the popular hiking trails. It has mountain & city views of the surrounding foothills right from your bedroom window, kitchenette, fridge and bath, WiFi, cable, hardwood floors & it's own separate entrance & yard and sitting area with direct access to to a shared private pool. This location is in a very natural setting but only with 7 minutes from Old Town Pasadena and 25 minutes from Downtown Los Angeles. Please note: send all messages through the inbox first prior to calling and our cancellation policy is strict- no refunds will be offered once booked. No 3rd Party bookings without prior consent (3rd party must be present ID upon check in), do not make duplicate copies of the keys and do not rearrange the furniture. Please turn off all utilities TV, lights etc, when you are not home and upon check out. In addition, It is not permitted to plug your electric vehicle into any of our interior or exterior outlets.

Pet Rules: Pet rules: Pets under 20lbs or less will be considered with a pet fee of $139 per pet and for pets greater than 20lbs and less than 60lbs add $40 and for hairy pets add pets over 60lbs add $60. If you fail to disclose the weight or whether your pet is hairy or not, it will be assumed that your pet is over 20lbs and hairy and you will be charged according to the fee schedule. Please note: Summer in Southern California is ant season; you are not allowed to leave food out on the floor all day for your dog. You must feed and put the food away or you will attract ants. We will not be held responsible for your failure to follow the rules. In addition if you plan to leave your pet in the home all day with the AC running just for your pet's comfort then you will incur an additional daily cost of $35 a day. You must bring your own pet bedding, All animals must be potty trained and are absolutely not allowed to use the bathroom in the house, if it is discovered that you pet has use the bathroom on the rug or in the home an additional cleaning fee of $250 will apply plus replacement of run or other damaged items. Pets must use the bathroom in the designated are ONLY and not on the green grass. DESIGNATED AREA: is in front of the home on the dirt only, if your facing the home from the street, behind the fence where the tall grass and orange trees are located. All feces must be picked up and bagged and placed into the black trash can in the front of the home, failure to do so will result in an additional clean up fee of $195. NO animals are allowed on the furniture, in the bed or in the pool, if you fail to follow this rule you agree to pay an additional $495 for additional cleaning for the couches and furniture, $175 for sheet and duvet replacement, in addition you agree to pay $250 for pool backwash and filter cleaning and $130 for the cost of a plumber plus any additional fees that the damage may have caused. Please note: Your pet is not allowed to roam the property unsupervised or without being on a leash and if your pet is aggressive we reserve the right without refund to ask the you remove your pet from the property, any failure to honor our request will result in immediate cancellation of the reservation without refund. Pool hours- open from 10am until 10pm. Optional private Jacuzzi is separate from the listing and is available for an additional fee of $99 for 1 night. We do not offer refunds, so please check the weather prior to request. Reservations must be 12 hours in advanced an approved and paid for prior to use. Parents must be present with minors at all times.

NO DIVING OFF DIVING BOARD IS PERMITTED. Please do not hang your clothing or towels along the pool protective fence, it VOIDS our warranty. Parents must be present at the pool with all minor children. Children are not allowed at or around the pool by themselves. Parents agree to be 100 % liable for the safety of all minor children and all children must be listed on the reservation prior to coming onto the property. Diving board use is not permitted, we will not be responsible for any injury as a result of unauthorized use.

New: Smoking maybe permitted on exterior in your private area only with smoking fee of $199 and additional deposit of $199 to be returned if home does not smell like marijuana or smoke. Otherwise, No smoking or drugs of any kind are permitted on the property. If you or your guests fail to follow the no smoking/drug policy you agree to pay an additional $399 penalty.

Early check in requests can be made for a fee of $59 for check in request prior to 5 pm and from 1-5pm only (this is not guaranteed and must be confirmed) You agree to pay a late check out fee of $59 up to 2 hours pass the allowed check out time of 10 am.

Please note for your protection and the protection of the property we have surveillance cameras on exterior of the property.

We do not tolerate guests who are hostile toward the host or other guests and if this should occur for any reason your reservation will be cancelled immediately without refund.

Please note if the Police/LA County Sheriffs are called to our property for any reason concerning your behavior or the behavior of your guests, you agree the reservation will be immediately cancelled on your behalf without refund and you are to vacate the property immediately. This is considered an embarrassment and disruptive to our home and neighbors.
