IMPORTANT: There is a 10 Guest / 5 Vehicle limit at all times. NO STREET PARKING. No Events or Parties.

Total group size is limited to 10 guests at any time on the property and 5 vehicles (Town of Oak Point local ordinance).

NO STREET PARKING. Our rule is easy to follow due to the large driveway and guest/vehicle limits. No street parking is allowed at any time. Guests are encouraged to use the 3-car garage (remote provided) and ample parking located on the side of the garage. Any vehicles in violation of the 5 vehicle limit or parked on the street could be towed within the hour due to the town’s stringent regulations.

No Events or Parties. While we want guests to fully enjoy our beautiful home, it is not a venue for parties or loud gatherings that could in any way disturb neighbors. These rules are very strictly enforced.

10PM Curfew: We ask for reduced car movements following curfew, and garage parking whenever possible. Noise levels (especially out front) are to remain at a minimum to respect our neighbors. The hot tub is always open!

If you plan to have any temporary visitors, you must notify us in advance. Unregistered guests without prior approval will not be permitted. Please remember you are limited to a maximum of 10 guests at any time on the property.

Online Check-In: Check-in will be done through our website/app, and we require your email address and phone number for verification.

Your personalized door access code will be sent to you as soon as your check-in time begins.



No Smoking or Incense Burning: Smoking or burning incense inside the property is strictly prohibited. Any violation will result in a $500 fine.



Cleanliness: Please dispose of garbage promptly and use the provided trash bins. We ask that meals be enjoyed in the kitchen and not in the bedrooms. Shoes should be removed when entering sleeping areas to maintain cleanliness.



Security Deposit: A refundable $500-$1000 security deposit may be required based on past reviews. This applies to guests with fewer than three reviews or any past rule violations. The deposit will be refunded within 13 days of checkout.



Reporting Damages: Any damages or breakages must be reported immediately to avoid additional charges.



Any violation of these rules will result in a potential fine and/or removal from the property.

Within 5 minutes: Lake Lewisville!! A very short walk on the trail or a short drive to the boat launch. Perfect for boating, fishing, and lakeside relaxation. You can rent boats, jet skis, kayaks and paddle-boards from many locations, as well as enjoy delightful waterfront dining from the many restaurants in Little Elm and Frisco.

Within 15 minutes: Little Elm Beach (a local favorite), Hydros Wakeboarding Park and The Cove Water Park
