Welcome to Lakeshore Villa, a stylish 3-bedroom retreat with beautiful views of Androscoggin Lake and easy access to nearly beaches, trails and year-round outdoor activities. Designed for families and groups, this spacious home offers comfort, convenience, and plenty of room to relax, cook, dine and make memories together.

The space
Nested an a peaceful hillside, Lakeshore Villa offers over 2,500 square feet of inviting living space and can accommodate up to 12 guests. The main living area features comfortable couches, lake views, a cozy electric fireplace, and a dedicated reading corner with books for adults and children. Board games and puzzles are also available for family fun.
The dining area and well-stocked kitchen make it easy to enjoy meals together. Guests will find a beverage refrigerator, popcorn maker, Ninja blender, hand mixer, pots, pans, utensils and more. A drip coffee maker with filters is available, please bring your own ground coffee.
Please note that the kitchen does not include a dishwasher, but dish soap is provided.
The home includes two-zone heating, air conditioning in every room, and ceiling fans in the dining room and kitchen for added comfort.

Work-from-vacation setup
One upstairs bedroom includes a dedicated workspace with lake views, providing a quiet spot for remote work or private calls. - 27’’ computer monitor and HDMI cable is provided.

Sleeping arrangements
The villa features three bedrooms, including a main-floor primary suite with walk in closet space, a bathroom with tub, and a washer and dryer. Upstairs, two spacious bedrooms include king beds and multiple twin/trundle beds, making the layout especially convenient for families with children.

Outdoor living
Enjoy the private seasonal pool, open June 1 through September 1, located in front of the property. Guests can also relax on the spacious deck with chairs, an outdoor dining table, and gas grill while taking in the lake views or the wooded landscape. The fire pit offers warmth and comfort for guests who enjoy the quiet summer nights. A basketball hoop adds more fun to the atmosphere, just bring your own basketball. Hiking and snowmobile trials are accessible just behind the property.

Location
Lakeshore Villa is conveniently located about 2 minutes from the Stinchfield Public Beach, 3 minutes from Dead River, and 6 minutes from downtown Wayne. Public beaches, water park, golf courses, winter fishing, snowmobiling, and dog sledding experiences are all within easy reach.

Guest amenities
Fresh linens, comforters, duvet covers, pillows, hairdryer, makeup/face/bath towels, hand and bath soap, shampoo and conditioner are provided.

Neighborhood respect
Please note that the neighborhood includes both vacation homes and year-round residences. We kindly ask guests to be considerate of neighbors by respecting their time, privacy and personal space.

Additional notes
The home is equipped with a dependable on-demand generator for added peace of mind year-round. Safety features include a first aid kit and three fire extinguisher. The aid kit and one fire extinguisher are located in the pantry.

Pets are not permitted, including emotional support animals. No exceptions can be made. Thank you for your understanding.

Exterior cameras record audio and video for home protection and rental policy compliance. Cameras are located outside only and do not view any interior spaces.
