GUEST SUITE HIGHLIGHTS:

Sleeping Arrangements:
• 2 Queen Bedrooms
• This suite is equipped to sleep 4 people comfortably; however, it has the capacity to sleep 5 if you utilize the sofa.

Bathrooms:
• 2 Full Bathrooms with hotel-quality towels.
• Steam room built into the shower

Amenities:
• Brand new furniture
• Kitchen with brand new appliances including microwave, refrigerator, air fryer, cooktop, and plenty of dishware & utensils.
• High-speed internet
• Smart TV
• Nespresso Coffee Machine with complimentary pods
• Pool & Spa (Available: 9am-7pm)

CONVENIENT ACCESS:
• You will have access to the Entire basement (lower level) guest suite.
• We are available 24/7 for any questions!
• Quiet and friendly neighbourhood.
• Recommended to use a vehicle. Uber and Lyft are also great options.

ADDITIONAL INFORMATION:
• Minimum Age Requirement: Must be 25 years of age or older to book. Message us if you’d like to discuss potential exceptions.
• ID Requirement: A picture of photo ID required upon booking.
• Incidental Deposit: An incidental deposit (fully refundable) may be required upon booking.
• Security: Exterior security cameras monitor movement 24/7 for added peace of mind.
• Access: The house is occupied upstairs. They will keep to themselves. Please let us know for any questions.
• Amenity clarification: The BBQ is not available for guests
• Crib Disclaimer: Guests using the pack n play crib do so at their own risk. While we provide a clean environment, we do not endorse any specific model and cannot guarantee their safety. Guests should review instructions carefully and take precautions to ensure their own safety. By using the crib, guests accept responsibility for any risks associated with its use.
• Availability: The Hot Tub is available all year. The pool availability is subject to the weather. Normally available from May - October.
• Shared Facilities: Guests are welcome to enjoy the shared backyard, pool, and hot tub between 9:00 AM and 7:00 PM. These areas are enjoyed by both guests and owners, so we kindly ask everyone to be considerate and take turns as needed.

- No unauthorized late check outs, please let us know if running late as a late check out fee of $50 may be applied to accommodate cleaning schedules set in advance.

POOL & HOT TUB RULES
1. Use at Your Own Risk:
The pool and hot tub are available for registered guests only. Use of these facilities is at your own risk. The property owner is not responsible for any accidents, injuries, or illnesses that occur while using the pool or hot tub.
2. No Lifeguard on Duty:
There is no lifeguard on duty. Children under 16 must be supervised by an adult at all times. Young children are not advised to use the hot tub. If minors are allowed in the hot tub, they must be supervised at all times.
3. No Diving, Jumping, or Rough Play:
Diving, jumping, running, or any rough play in or around the pool and hot tub is strictly prohibited.
4. Health Precautions:
Pregnant women, elderly individuals, and persons with heart disease, diabetes, or high blood pressure should not use the hot tub without a doctor’s permission. Do not use the hot tub if the water temperature exceeds 104°F.
5. Alcohol and Drug Use:
Alcohol consumption should be responsible. High water temperatures can increase drowsiness when consuming alcohol or taking drugs, raising the risk of drowning. Never use the hot tub or pool if you are intoxicated or under the influence of drugs.
6. Time Limit:
Limit time in the hot tub to no more than 15 minutes to avoid overheating and related health risks.
7. No Glassware or Smoking:
Use only plastic or non-breakable containers around the pool and hot tub to prevent injuries from broken glass. Smoking is not allowed in or around these areas.
8. Shower Before Use:
Please shower before entering the pool or hot tub to help maintain water cleanliness.
9. No Solo Use of the Hot Tub:
Never use the hot tub alone for safety reasons.
10. Keep Noise to a Minimum:
Respect other guests and neighbour by keeping noise levels down, especially during late hours.
11. Report Issues:
Report any maintenance or safety concerns immediately. Do not use the pool or hot tub if you notice any problems.
12. Secure Areas After Use:
Please cover the hot tub after use to keep it clean and safe. Ensure the pool gate is closed and locked.
13. Availability:
Hot Tub is available all year (weather permitting).
POOL: Available weather permitting. It is not heated during the winter month until April/May
