Have been several times when in the area never bad experience, staff super nice and friendly, pool is clean and always seems to be in working order, rooms clean, beds comfortable. Never any issues with other guests being loud or unruly or people hanging out in parking lot.

I have stayed at many HJs. I have not seen one in this much distress. The rooms appear to be updated, but when you look a little closer, you realize they are not. I didn't expect much based on how much I paid. The staff was awesome, polite and extremely helpful. They are working best they can with what they have. The "breakfast" was literally a choice of three different cereals or a grab and go bag with some oatmeal bars, oatmeal packets and prepackaged muffins. I expect bad breakfast from privately owned, non franchised hotels, but this breakfast was an equivalent to "why say you have it - because you don't". If I were to need to stay in Lakeland area again, I'd select somewhere else mainly because the breakfast options were non-existent. I can deal with a little run down buildings for the price, but when you advertise breakfast and the choice is pretty much nothing, that is a hard no.
