--Policy-- We require the first half of your rental amount at the time of booking. The remainder of your rental amount will be due 45 days prior to your arrival. If you book within 45 days of your intended arrival, full payment is due at booking.
We offer travel insurance to all of our guests through Red Sky. Red Sky specializes in the Isle of Palms area and covers you in the occurrence of a mandatory evacuation, medical emergencies, loss of a family member, loss of job, etc. The cost is 6.95% of your rental cost. Please email for exact cost. We recommend getting travel insurance through us. VRBO/Homeaway will also sell their own version through CSA. We also offer a new kind of travel insurance, called Cancel for Any Reason through Rental Guardian, and is 10.8% of the total. You will be covered for all of the main travel insurance emergencies as well. If you make a claim that falls under the main travel insurance, you will get 100% back (minus premium), but if you decide to cancel for a reason not covered, then you will get 60% back (minus premium)
Each reservation is charged a $1,000 refundable security deposit. The security deposit will be run in the week leading up to your arrival, and will be fully refunded within 30 days of your departure after we have inspected the home for any major damages. Sometimes this is done and returned quicker than 30days. This security deposit is not included in your quoted rate on VRBO/Homeaway.
--Cancellation Policy-- We Highly recommend purchasing travel insurance (Red Sky or Cancel for Any Reason through Rental Guardian). If you do not have it or are cancelling for a reason not covered, then our cancellation policy will occur.
1. Red Sky travel insurance- 6.95% of rental total and you get 100% back (minus premium):
-You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they get COVID-19 (or any illness) and prevents you from coming. Any illness that causes cancellation/interruption and has an Attending Physician's Statement evidencing the diagnosis and doctor ordered travel restriction is covered.
- You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they are medically quarantined by a doctor with a letter from the Health Department.
- You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they experience loss of job due to COVID-19 or any other reason (must be employed over a year and can't be self-employed).
-Other covered reasons include, but not limited to- Mandatory evacuation due to Hurricane, injury or death, flight delay due to weather, car accident , extension of school year, and more.
2. Rental Guardian “Cancel for Any Reason”- 10.8% of rental total and you get 60% back (minus premium):
-You can cancel for ANY reason up until 2 days prior to your reservation start date. If you are booking 10days prior to your start date, then you cannot add this insurance.
-If you cancel for a reason covered by the normal travel insurance plan above, like, mandatory evacuation, injury or death, sickness, etc. then, you will still have the normal travel insurance coverage as well and would be paid out at 100% (minus premium).

Our cancellation policy if you do not have Travel Insurance or if you cancel for a reason not covered states:
Guest cancellation must be in writing and balance paid in full. If you cancel your reservation, all monies will be held until the property has been rebooked and confirmed for the same rental period for the same rate. There are NO exceptions. If the property is rebooked for only part of the rental period or for a reduced rate for the reserved days, your deposit will be refunded minus any uncollected rent for the rental period, guest cancellations are subject to a cancellation processing fee of $250, and 10% of the rental. If the property rebooks, you can move your funds (less any discount or unpaid rent) at 100% to dates in the future within 1 year of original check in date. The home is beautiful! The pool, hot tub, and elevator were key features for us. The proximity to beach access is great too! Plenty of bedrooms and bathrooms and the kitchen/living area is very large and open.

Birthday Trip Extraordinaire!
Rented this house for my wife's 40th birthday with a group of friends. Everything we hoped for with this house was met! Wonderful location, modern design, clean, plenty of beds and baths, privacy and easy access to Isle of Palms and Charleston. Great job on getting us in and out and overall communication with Exclusive Properties was top notch.

Gorgeous well stocked home
The home is just as pictured. It is spacious, well stocked, and an easy short walk to the beach. There are two washer and dryer sets - one smaller in the master and another on the main bedroom floor. A lightning storm blew out the refrigerator the night before check in and the freezer was not cooling efficiently. The rental company delivered a substitute refrigerator upon check in, but it was not large enough to store all of the food/drinks for our family of 12, so they delivered another one upon request. The rental company Exclusive Properties took was very responsive and took care of all of our needs/issues.I would not hesitate to rent through them again.

We had a wonderful time and the best weather. We will definitively be back!
The house was beautiful and the location.
1. They need to tell you that the front door is a storm door and how to lock it
2. The hot tub didn’t work. It only got hot a couple times so we didn’t get to use it much
3. They need to clean under the beds.
4. The dishwasher didn’t work. We had to was by hand and with 9 people that took some time.
5. They should offer basic spices like salt n pepper
6. With a house that big they should offer more than one key in case guests want to do separate things.
7. Karen the manager was very helpful. She gave great suggestions on dining and where to go. She also was quick to respond.

Wonderful property and excellent location. The elevator came in handy when bringing groceries and luggage. They need privacy blinds on a number of the windows as the neighbors can see inside the master bathroom!!!, living room, kitchen (and we can see them which was often the case) and from the street Would need this addressed to bring my girlfriend or my friends wives and daughters here especially in the master bathroom where multiple houses can see right through the very large circular window. If they had privacy blinds this would be a 5 star review. Pool, kitchen, and rooms were very nice and comfortable. Lastly recommend putting digital keypad locks on the exterior doors, can get a little confusing with a large group on locking this house. I would definitely recommend this property and I would rebook only if they address the privacy blinds throughout the entire house.

The rooms were spacious and it was great that 5 out of the 6 bedrooms had their own full bathroom. We enjoyed the multiple drink refrigerators and ice makers. The pool was very nice and the furniture was comfortable. The kitchen needs a bigger dishwasher and the refrigerator was difficult to open. Also, a small Kerig coffeemaker is not adequate for such a large house. We ended up buying our own coffeemaker. Also, hooks or towel racks in the bathrooms would be helpful. Lots of TVs but the technology needs better directions. Location was great to get to the beach and the village shops and to Sullivan's Island. All in all, we enjoyed our stay and would consider staying here again.

The photos on the listing caught my eye, and the reality was even superior. There was nothing we needed that was not in the house. The proximity to the beach was better than expected.
The pool and entertainment system were the best we have had at IOP. Rate is not cheap, but will be worth it.
