THE PROPERTY:
A one bed annexe cottage full of character and historical significance, nestled deep in the countryside near Horsham. Dating back to the 16th Century, this Grade II listed, timber-framed ‘Wealden hall house' forms the southern wing and oldest part of the main house. To the right a large kitchen-dining room looks out over the gardens; the large fireplace houses an electric stove and displays stonework engravings by craftsmen from 1594. Along with comfortable seating, a Freeview TV and a dining table, the well-equipped new kitchen sits to the side offering a range of modern cooking facilities. Stepping up into the separate sitting room where antique ornaments, curios, taxidermy and artwork abound, there are three cosy sofas gathered around a huge inglenook fireplace which houses an electric real-effect fire. Steps lead down from the sitting room to the cellar containing a staging of a bygone era.

Upstairs on the first floor, the king size vaulted bedroom offers another flat screen TV and a wealth of antique furniture including a king size half tester bed, a small table and chairs, large wardrobe and chest of drawers. Set off to the side is the en-suite bathroom with a shower over bath.

Outside there are beautiful mature gardens to enjoy, with flower borders, seating, ponds, trees, lawns and even beehives in the bottom orchard. At the foot of the estate a couple of hundred metres south, the Christ's Hospital train line provides a lulling background soundtrack typical of the countryside in this area. - Hell Fyre 1594 is an ancient, listed building and has unexpected steps, low door frames and some low beams. It is unsuitable for children, wheelchairs or those with limited mobility.
- Cellar: The cellar does not form part of the accommodation and is noted for historic interest only. Please note the steps are very steep, the floor is uneven and the ceiling is very low. Entry for brief viewing is at your own risk and neither we nor the owners accept any liability if you choose to do so.
- Kitchen facilities: double electric oven with grill, 4 plate electric induction hob, under counter fridge-freezer, washer-dryer, kettle, toaster, microwave, cafetière.
Iron, ironing board, clothes airer, hairdryer provided.
- The owners live in the main house annexed to the cottage, who are available on the phone (or occasionally in person) should you need anything. Hell Fyre has its own private entrance and the cottage itself is exclusively yours for your stay.
- Free private parking on the drive at the top of the garden path (20 metres), with space for 2 cars.
- There is CCTV around the estate covering the outside areas for security purposes. There is no CCTV inside the property itself.

One of the best stays I’ve had

One of the best stays I’ve had. Very good value for money, absolutely lovely house and host, I would strongly recommend! It’s isolated and located right on a rich network of footpaths which is perfect for a countryside retreat. In December, the garden and surroundings were still full of birds and interesting mushrooms. Lovely attention to details, little messages throughout the house, a truly special place full of history! The owners are lovely and I was lucky enough to have a chat over tea with them as they live next door.

Excellent Property, Wonderful Hosts

An amazing property in an amazing location. Set in the middle of farmland this Sussex Timber Framed House is truly unique. The whole history of the land and property are documented from 1245 both in book form and on the walls of the entrance porch. Filled with original beams and woodwork, inglenook fireplaces and furnished to compliment the age of the building but with modern day living taken into account. An amazing bedroom with vaulted ceiling and modern en-suite bathroom. A lovely kitchen with everything you would need for a stay. A more than generous welcome pack of groceries were supplied. If you arrive with no food/supplies there was enough to make a meal and more. The hosts themselves were welcoming, friendly and interesting, telling us how they rescued the whole farm and rebuilt the house and barn. A truly unique property in a lovely location. Would not hesitate in staying again or recommending.
