Beach house above Coningham Beach, 150 m from the sand, with a north-facing deck looking over the bay to kunanyi/Mt Wellington and Bruny Island. Two queen bedrooms, two bathrooms and a rumpus room with a double wall bed sleep up to 6. Renovated kitchen, gas BBQ, NBN Wi-Fi, washer and dryer, undercover parking and self check-in. 10 minutes to the Bruny Island ferry, 25 to Hobart. Wallabies and echidnas come with the bush setting.

UPSTAIRS. Floor-to-ceiling windows frame the water from the open-plan living, dining and kitchen, and the sliding doors open onto the wide deck: gas BBQ, market umbrella, lounge and dining settings, and an uninterrupted view across North West Bay to the mountain. The kitchen was renovated for people who cook: induction cooktop, pyrolytic oven, microwave, air fryer, dishwasher, pod coffee machine, an island bench with stools, plenty of crockery and glassware, and a pantry stocked with oils, spices and staples. The main bedroom (queen, built-in wardrobe) and the main bathroom (double walk-in rain shower, double vanity, heated floor) are on this level, along with the laundry (washer and dryer).

DOWNSTAIRS. Internal stairs lead to the second queen bedroom, the second bathroom (heated floor and towel rail) and the rumpus room: a day bed, a TV with Netflix, a games console and board games, a desk and printer if you have to work, and a double Murphy wall bed that folds away into its cupboard when it is not needed. That is how the house sleeps 6: four in the two queen bedrooms and two on the wall bed.

Two TVs with Netflix, a sound system and fast NBN Wi-Fi. A carport for one car and off-street parking for two more. Beach gear, board games and a bird feeder on the deck rail are all here.

The whole house is yours; a locked cupboard and the garden shed are the only exceptions. Self check-in at any hour from 3 pm with a key safe; the code comes the day before you arrive.

Coningham is a quiet beach village on the D`Entrecasteaux Channel, 25 minutes south of Hobart. Coningham Beach is a 150 m walk: calm, sheltered water, rock pools at the point and the coloured boat sheds. From the beach a cliff-top trail runs about 4 km through the coastal reserve, past the front of the house, to Legacy Beach, which you can only reach on foot. Snug, 5 minutes away, has an IGA and a good butcher. The Bruny Island ferry leaves from Kettering, 10 minutes down the road; Woodbridge, Peppermint Bay and the Huon Valley are a short drive further on; Kingston is 15 minutes north and Hobart`s Salamanca Market 25.

You need a car: there is no public transport to Coningham. Hobart Airport is about 45 minutes by road, Hobart itself 25.

The house is on two levels with internal stairs. It runs on tank water, which is safe to drink; please go easy on long showers. The elevated deck needs young children supervised. The garden is unfenced and backs onto bushland, so wallabies, echidnas and parrots are regular visitors, and it is not suitable for pets. It is a much-loved family beach house; please treat it as you would your own.
