Hotel was located close to shops and restaurants. Staff was excellent. However, the condos are dated. Furniture and carpet worn, needed deep cleaning. Beds were comfortable, kitchen well equiped. Everything was in working order. Overall good place to stay at.

We had the time of our lives there. We got married on the island. So our stay there was our honeymoon too. Close to the fun stuff in town but far enough away that it is quite. i would so recommend. People there are so sweet and helpful too. I only wish there cleaning when your in a timeshare was a little better. we had not service at all. other then that AWESOME !!!!!

This condo was gorgeous - very homey, with nice touches like a cooler in the closet for outings and complementary body boards and beach chairs to take along. The beds were great, with plenty of space for us and our 3 teens. We had two lanais with beautiful views of the ocean. The worst part about the room was having to check out!!!

The hotel was centrally located and looks renovated - 5/10 mins walk to downtown Kona and a great 4.5 mi walk or jog path (road side) just outside the hotel. We had a rental car, so was able to go to Hilo and visited many sights in a day, visited many beaches and hiking trails in our two-week trip. Don't be mislead by the description "garden view" - you may have the view of tree tops, a peak of ocean and the parking lot #that's what we had# but we were compensated with an updated unit #updated within last 5-10 years#, close to the elevator and with a quiet air con and working #a plus#. We requested for clarification of "garden view" and change of unit with better view. We were informed that "garden view" basically means "no view" and if we want a view, we can pay for upgrade. There was not much information provided at the time of check-in; five days later, when we enquired we were provided with information that #upon request# there are additional costs for cleaning services, towel changes and extra laundry powder packs #nominal cost#. This hotel is quiet and great as the main starting/meeting location. We would return for that reason. If you can afford the additional costs, highly recommend to go for the ocean front unit. We would if we decide to return to Kona in a future vacation.

The building complex has beautiful ocean front access and two pools. Rooms are condominiums and thus vary. Our rooms were more spacious than described with a full kitchen and laundry. The sunset and ocean views from our two private patios were outstanding.

We would not recommend or go here again. My sister & mother inlaw's 1st room smelled moldy / musty, the carpets had large stains on them. The appliances were rusty in all the rooms and ants were running round. After complaining the hotel put them in another room which smelled musty too, the inside dishwasher rack was so rusty that we couldn't use it and had to wash the dishes by hand. This room had stains on the carpets too. The fridge had a water drip on the outside that never stopped, The microwave was the loudest I have ever heard. The rooms seemed poorly updated & repaired. Our room smelled musty too despite having wall to wall tile. We tried using fabreeze in all the rooms and it only worked for a day then the smell came back. It didn't seem like the staff wanted to help & told us that they didn't have any other rooms. We felt like they didn't have any better rooms & we had no choice and had to settle. Our bed was hard as a rock even with a foam topper put on it. The pool was so cold no one seemed to want to use it. Good points for these rooms were nice views of the ocean & not far from Kailua Kona strip . Over all not a good place to stay.

great location, my teens could walk to the shopping area. Rooms were clean and comfy. We however were as far away from the pool and ocean as you could get, so it was quite a walk to the pool. Our room was on the road so you could here traffic instead of ocean. There is no restaurant on site. Nice place but I would pick differently knowing what I do now.

This property is in need of an update. The room was very clearly mostly original installation from the late 70s/early 80s. Fridge door didn't close right and the outside was rusting. Trim around the counter tops was peeling off. Rack in the dishwasher was delaminating and rusting. Bathroom door didn't close right and the bathroom faucet leaked. They also had an insect problem, as the room reeked of insectiside. Location is a bit south on Alii Drive, so to get to restaurants in Kailua is a bit of a walk. They had some sort of issue with the parking gate and instead of raising the gate for me, the maintenance guy directed us to wait in the parking area for 20 min (meantime he let 3 other cars through) while they worked on it. Oh, and despite their own brochure saying that they cleaned the rooms every 3 days, our room was never serviced over the course of a week's stay.

Their was a group of about 30 of us that flew into Kona/Big Island for my son wedding. Everyone love the the hotel, and the staff was great.

We have stayed here before, and it is a great place to stay. It has been recently remodeled with very nice touches. Very comfortable, and great location. Close to great dining in Kailua, snorkeling, and Kona airport.

We drove from Kailua-Kona to the Volcano NP, traveled in area of Kailua and Kona. We were surprised that we had a unit that had a kitchen and sitting room along with the bedrooms.

Once we were able to check in to the condo after the tsunami we were thrilled with the accomodations. The view from the lanai was absolutely fabulous. Gorgeous sunsets. There were two pools available - both were great. Staff was very helpful - enjoyed snacks and hula at the south pool several nights. We will definately come back. Loved it!

We enjoyed the wonderful views of the ocean from the double lanais of suite 702. The renovated 2 bedroom, 2 bath was beyond our expectations. My sister-in-law says that she wants those kitchen countertops in her house! Well appointed, fully equipped from glassware, dishes, towels, beach chairs--nothing was lacking. I wanted to write a little note in the journal that the owners left on the hallway table. But we were having too much fun, walking the one mile to town and finding places to eat. The hotel I stayed in previously does not compare to this condo. It felt homey. Royal Kona Resort is nice, cozy and convenient to town. But his condo...was magnificent. Beautiful grounds too. Oh! Forgot we got free parking for our rental car. p.s: The staff was great, save for one lady at the desk who works early in the day--must of been having a bad day.

Whith this being my first time & never having hearing of this hotel I was very pleased with how the place looked compared to the pictures, sometimes hotels have great pictures but the rooms look nothing like them. The pools where great, staff friendly. I did notice some little tine bugs often on the bathroom area & kitchen. I have to say did not see any roaches in room but did see one walking back from the pool one time. I will recomend this place to all friends & family & stay there again on my next visit. I was surprised with the full kitchen & washer dryer as well as the porch area very nice.

open spacious 2 bedroom suite for a reasonable price. 2 out door patio spaces one covered and the other for sun tanning. 2 full baths with lots of towels for the pool and extra linen for the sofa bed. carpeting throughout and tile in the bathrooms and parkey flooring in the kitchen. unit is fully furnished kitchen and living area. air conditioning works great and the (I think) 40" flat screen tv with cable ... WOW that was great for late night movies. Great salt and fresh water pools. Very relaxing whirlpool spa mmmmm. BBQ area at each pool site. Location was only a 4 minute drive to gift shops, restaurants, drug stores, fast food takeout, grocery stores, fitness center, etc.

Friendly, helpful staff and a great home base.

The staff at the service desk upon check in was wonderful. They provided us wuth a free upgrade, which was much appreciated after getting to the Big Island 24hours late due to various flight delays. We were given a reusable shopping bag, a list of local supermarkets, restaurants and activities, and a warm welcome by the front desk staff. One bag thing: Although there were gates to the oceanfront with signs saying enter at your own risk, all of the gates were locked. THis was a definite minus.

The condo was a pleasant surprise - much nicer than the pictures! Beautiful view from lanai. Beautiful gardens. No beach, but the view made up for it. You have to drive to the beach in Kona anyway. The only thing it was missing was a fitness center. Our unit was clean, recently remodeled and nice!!

I chose this hotel thinking that it was just that--a hotel. Instead it was a condo! When I complained at the front desk about the condition of my room (no one ever answered the phone, so I had to voice my complaint in person), the front desk attendant didn't seem surprised. She simply stated that the facility is actually a condominium and that it's up to each individual owner to maintain and update their unit. I was appalled by the brown slime on the underside of the faucet tap, patched holes on the walls and dirty carpet extending all the way into the bathroom! Not at all what I had in mind when I was trying to book a relaxing getaway.

This resort has a combination of hotel rooms, inidvidually owned condos, and timeshare units (Wyndham), all managed by Outrigger. We reserved an ocean view single and were lucky enough to get a beautiful 2 BR, 2BA condo with full kitchen and living room and a fantastic ocean view lanai! Unfortunately we were only there for a night; it would have been a great place to spend a week or two. Beautifully equipped and nicely renovated condo with comfy beds and nice bathrooms. Only problem was that there is no on-site restaurant. Wireless internet available in the lobby (free).
