This brand new house lies in a very quiet area, just 400 meters from the lake of Bolsena. It features a large garden of about 10.000m2 (completely fenced) and a 6x12 meter swimming pool, all for private use of the tenant. The property has been furnished with taste. It is suitable for up to 6 people (+ baby cot on request). It has 2 bedrooms (one with double bed, the other with 2 single beds), there is furthermore a double bed on mezzanine in the living room. The entire house has air conditioning (the roof has a good and modern insulation). There are 2 covered terraces where you can eat outside and enjoy the view of the lake. Barbecue available. The public beach is about 600m away from the house. Within 1.5 km of the house are 3 different restaurants. Supermarket and other shops are located in the village of Gradoli around 4 Kms away. It is a good starting point to visit northern Lazio, Umbria and southern Tuscany or for a day to the sea (45 minutes to the sandy beaches of Montalto di Castro, 1h15 for the sandy beaches around the famous Monte Argentario).

Sehr schöner Aufenthalt in Gradoli.
Wir waren zu 2. Mal als Paar im September für 10 Tage in dem Haus und haben uns dort sehr wohl gefühlt. Guido hat uns von der Buchung bis zu unserer Abreise sehr gut betreut. Auch der Kontakt zu Massimo war sehr angenehm und der Service hat gut funktioniert. Das Haus ist wie beschrieben und hat eine sehr schöne Alleinlage mit großem Grundstück. Einkaufsmöglichkeiten und Restaurants sind in wenigen Minuten mit dem Auto zu erreichen. Auf dem Grundstück leben zwei Katzen, die wir gerne mit dem vorhandenen Futter versorgt haben. Insbesondere haben wir die super liebe und schmusige Rossa in unser Herz geschlossen. Wir kommen sehr gerne wieder.

Ruhe und Entspannung mit herrlichen Ausblick
Sehr gepflegtes Grundstück samt Pool, schönes Haus mit guter Ausstattung und einen herrlichen Blick haben den Urlaub perfekt gemacht. Austausch und Kommunikation mit Massimo und Franca liefen problemlos und freundlich via WhatsApp. Für alle die kein italienisch sprechen war der Google translator notwendig. Aber damit lief es reibungslos.

Traumhaftes Haus
Die Lage und Ausstattung sind hervorragend. Der See ist zu Fuß in 10 Minuten erreichbar, man kann dort unmittelbar schwimmen gehen. Der Pool sowie der große Garten sind sehr gepflegt. Wer es ruhig und ursprünglich mag ist hier bestens aufgehoben.

Wundervolles Haus mit toller Aussicht
Geschmackvoll eingerichtetes Ferienhaus mit toller Aussicht auf den Bolsena See. Wir haben die Zeit dort sehr genossen! Problemlose und nette Abwicklung über Guido und netter Kontakt zum Eigentümer. Katzenliebhaber kommen durch die zwei beim Haus lebenden Katzen auch voll auf ihre Kosten. Schöne Restaurants am Seeufer ganz in der Nähe.

Sehr schönes Haus!
Wir (Familie mit 2 Kindern) haben unsere 2 Wochen in diesem wunderschönen Haus sehr genossen. Bei der Ankunft haben uns Masimo und Franca herzlich empfangen und uns alles gezeigt. Das Haus ist liebevoll eingerichtet und alles, was man braucht ist vorhanden. Der Pool ist natürlich das grosse Plus an diesem Haus. Wir haben ihn jeden Tag genutzt und er wurde fast jeden zweiten Tag gereinigt.
Die Kinder haben viel Freude an den beiden süssen Katzen gehabt, sie haben sehr gerne mit ihnen gespielt und sie gefüttert.
Das einzige, was uns ein wenig gefehlt hat, war der Schatten über die Mittagszeit. Leider genügte das Vordach (beim Esstisch draussen) nicht für genügend Schatten, so dass wir oft das Mittagessen im Haus drinnen essen mussten.
In der Umgebung gibt sehr viele feine Restaurants. In Bolsena findet man einen Laden, wo man alles Nötige kaufen kann. Grössere Läden findet man in Orvieto oder in Viterbo.

Tolles Haus, tolle Gegend!
Großes gepflegtes Grundstück mit schönem Pool. Da macht das Grillen draußen Spaß!
Aber auch drinnen haben wir uns an kühleren Abenden wohl gefühlt.

hochwertiges Feriendomizil in traumhafter Lage
das Haus eignet sich für 4 sich nahestehende Personen , die die wunderbare Ruhe , die Aussicht u. den angebotenen Komfort genießen können ( am besten auch noch Katzenliebhaber sind ) die südliche Toskana will von hieraus entdeckt werden , Orte wie Pitigliano , Orvieto ...u. natürlich die bezaubernden Städtchen am See sind einen Besuch wert . Tipps zum Essen gehen gibt's vom Hausmeisterehepaar

Ein Traum in Italien
Es war eins der schönsten Häuser, die wir je hatten. Alles war perfekt. Der Pool und die gesamte Anlage ist traumhaft schön. Vom Pool aus schaut man direkt auf den See. Das Haus ist sehr liebevoll eingerichtet. Wir haben uns sehr wohl gefühlt. Es gibt einen Weg zum Strand am Bolsenasee. Den See erreicht man in ca. 5 Minuten zu Fuß. Am Strand ist es ebenfalls wunderschön. Dort gibt es auch einige Bars und Restaurants, wo man mit den Füßen im Sand essen kann. Die Gegend rund um den See ist ruhig und sehenswert. Ein Ausflug nach Rom ist mit dem Zug ab Orvieto durchaus möglich und preisgünstig. Aber so weit brauch man nicht fahren, Bolsena selber ist ein toller Ort mit allem, was man braucht. Die Vermieterfamilie ist unheimlich freundlich und kümmert sich liebevoll um das Anwesen. Wir kommen wieder.
