We had a party of 19. The home accommodated us well with room space and bathrooms. The location was really good, away from noise and tourism, close to supermarkets and beach areas. We made our reservation about 8 months in advance and were looking forward to the recreation equipment and other amenities advertised. About 2 months before our stay we got notice the property had been sold and a different landlord would assume our agreement and be in touch. There was some dead time while we were planning on what we needed and how we’d use what was available. To get to the point, we found many of the amenities not in good working order. From broken parts on the pool table and ping pong table and kayaks in disrepair to empty LP gas tanks to the grill. We see it reasonable to expect these to work. We understand the listing information was made under previous ownership but thought there would have been inspection to see all was well with what was advertised. We discovered issues as we went through our days so we didn’t present a list to the rental service as that would have required time from our vacation. Our comments here are consistent with what we shared with REM Services.

Great location and floor plan, excellent air conditioning and lighting. Lots of towels and kitchen fairly stocked with two full fridges. Pictures online don’t reflect that House is older. It needs maintenance in many areas inside and outside. Multiple tools or replacement items were left inside or outside in various places. Beach toys and equipment in rear storage area were in terrible shape. Manager was helpful but not as flexible as I would have expected. We spent a small fortune renting this for a family reunion, and expected more appropriate accommodation overall. Saw a “for sale” sign in yard, so maybe they are just trying to monetize while selling to someone who can renovate.

We came with 3 adults children and their spouses, plus two teenagers. The best part was that the house had nice master suites for all, and if we had grandkids, we would have had space for them too. Each bedroom has it's own bath and most have a desk. Plenty of games and exercise equipment. Location is great for access to both sides of the island. The only two things we didn't love - the beach at the house has a retaining wall and the water is full of turtle grass, so we drove to nearby beaches for beach time. Also, the house does need some TLC - broken tiles, warped shelves, broken handles on the paddleboards, broken umbrellas... nothing that kept us from having fun, just needs a little upkeep.

Wonderful Property

We visited Cayman for the first time in a large group and this house was amazing for all of us. The property was just as it was described. Both the adults and the kids enjoyed their rooms and the game room as well. Outside was nice, and the pool was clean. Can't wait to come back again!

Great visit with Family

We had a great visit at the Sprat Bay Luxury Villa. The house was extremely clean and cleaning staff was very courteous. The house itself was perfect for our family group. It was great to have the pool to come back to after some long days with young children. My only constructive improvement that can be made is the trash. For a house that big, have only 1 bin for trash for the week is a little tough. There should at least be 2 or 3 bins out by the curb. But overally we really enjoyed the responsiveness of the management team and had a wonderful visit. Thank you.

Great house in great location

This is a super house for a large group (we were 17). Location is great to explore west and east side of the island. We cooked numerous nights and kitchen was great. The smoke alarm is over the oven so it goes off when you open oven (we had a person on duty with a towel to wave… added to the fun). Other posters noted that there was “no beach”, so for clarification…. there is a small retaining wall with stairs to use paddle boards etc. If you want to walk on the beach, there is access 3-4 houses down to walkable area with sand. It was not an issue for us. Pool was fine but we were more interested in the ocean. Please don’t miss 7 mile beach (parking easy), turtle conservatory, blue iguana and botanical garden, blow-hole, wreck of the 10 ships (eat at dive area 2 min away) and YES you must rent a car!

Great location but description of home and pictures changed after we booked

Overall the home was a good home to stay. The beds were comfortable and plentiful which was great for our group of 11 to spread out over. The house was clean. The daily housekeepers did a phenomenal job and were a great perk for a vacation. The large bunk room has recreational games for the kids to play. Kitchen was well stocked with cooking gear/utensils. However, we booked the home over a year ago and it seems the description has changed after someone complained about it being inaccurate. The pictures are a little misleading as there is no beach access from the backyard. The pool is much smaller than the photos make it out to be. The ice machine and built in microwave were not working. This really was not a big deal as they brought ice to us daily and another microwave was provided. 2 of the king bed rooms had a set of bunk beds in the bathroom nook. This may work well for families with small kids but we did not use the bunks as our kids (and us) preferred to sleep in the kids larger bunk area. All and all the house was nice. We have stayed in homes with a similar price point elsewhere and the wow factor just seemed to be on a different level.

Family vacation

Our family of 13, ranging in age from 1-75, spent a week at Spray Bay Villa. We wanted a place to stay that would allow our whole family to be under the same roof, accommodate us cooking meals and eating together, and most importantly give us beach access. We had good communication with the property managers ahead of time with them promptly answering all of our questions and accommodating our requests. The house was very clean upon arrival and the interior was accurate to the online description. However, we were very disappointed with the outside amenities and found them to not be truthfully represented in the online description. The biggest disappointment and misrepresentation would be the lack of beachfront and access to a beach as it states online "Ocean Front Villa with its own private beach, pier... " and "The villa has the beach and turquoise sea right at its doorstep" and "The villa is equipped with the following: The beautiful private beach and easy access to the sea". There is now a large concrete retaining wall that blocks access to the sea and there is no longer a beach. Access to the sea requires you to climb over the retaining wall, which makes it very difficult to use the kayaks or the one paddleboard (which there wasn't a paddle for anyway). No beachfront meant loading up our family of 13 into 2 vehicles and driving to a beach - exactly what we wanted to avoid! The pier is also off limits due to major damage that is awaiting repair. There is also no longer a playset as pictured - disappointing for our children. It is pretty obvious that the pictures online have not been updated in many years. There are other areas as well that clearly indicate that there has been exterior wear and tear on the property, i.e. very little grass left, since the original pictures were taken and an update is needed for truthful representation of the property. After arriving back home and contacting the property managers, they were very gracious in hearing us out on our disappointments in the misrepresentation of the property. They informed us that they were working on updating the pictures on the listing. They took action to make it right with us, and we were satisfied with their response. In conclusion, the communication with property managers was great, along with the interior of the property and a great location. Just don't go expecting to sit on the beach or build sand castles. :)

Spacious and beautiful

We love our stay. Great for families with kids of all ages. We had a great time snorkeling right out front of the house. Once you get through the shallow grass and sand of about 50 yards the snorkeling is phenomenal! Will definitely be returning.

August family get away

Property worked well for the 10 of us plus 2 pre teens. Nicely furnished and equipped. Pool nice but on small side. Worked fine for the two kids. Many loungers , large outdoor dining table. Paddle board, kayaks. No good beach area however nice dock and you can enter the ocean to snorkel there. We went off site many days to snorkel other sites, Cemetery beach and one of the wreaks. lots of other things to see on island. We ate dinner out most nights.

Family Loves Sprat Bay

The home lived up to every expectation. Sandy is a great manager. She stopped by every day to see if we needed anything. The home is turnkey for enjoying everything about Grand Cayman. We are a family of 11 adults ages 74 to 19 and there was plenty of room. It was also set up for small children but that will be our next generation. Best VRBO of all we have used (10+)

More than advertised

My family and I stayed at this home for about 1 week and the house was extraordinary. The pictures doesn't do it justice. Sandy, the house manager was nothing short of awesome. She was more than accommodating to our needs. She made our stay there so much better. She helped us with getting around and with finding the best places to see. There was approximately 17 of us and we had more than enough room. The housekeeper came everyday and the pool was clean and maintained throughout our stay. The Ocean is literally your backyard. I would definitely recommend!

Spacious and modern with a breathtaking view of the ocean.

From the moment you walk through the front door your are simply in wonder of the spaciousness and comfort this home gives you. From the modern, fully stocked kitchen and laundry room to each bedroom and the amenities stocked for your comfort they have tried to think of all you may need to be comfortable for your stay. The two pools,one for toddlers and the other pool for older children plus the sandy beach and multiple lounge chairs offer so many choices for relaxation and play time. There is even a playground on the other side of the yard. Plenty of palm trees offer choices for shady spots to read and relax. If we had a need we just made a phone call to the property manager and it was delivered or directions to a location were given. We enjoyed our stay and plan to return someday soon.

we rented the house for a week January 11-18 there was 15 of us in total 8 adults and 7 children there was plenty of space could easily had another family with us the house was everything they said and more Sandy was always checking in on us to make sure everything was going smoothly she is an amazing she evening drove us some of us back to the airport so we didn't have to wait for the taxi thanks Sandy for making our trip awesome
