Lovely, peaceful remote setting in Tuscany, handy to most hilltop villages
Driving into Gambassi Terme is a little more complex that usual because it is in a truly rural setting, almost at the end of a gravel road; and the restored village has narrow streets without the Terrace being sign-posted. I would recommend waiting inside the entrance gates to meet Roberto and/ or his Daughter to guide you to the apartment.
The apartment is fully screened and has air-conditioning that was under repair during our visit. Fans available on request to Roberto. Otherwise, clean and comfortable with great wifi and views to San Gimignano from the terrace. This is lovely in the early mornings and evenings.
Close to the major Tuscan hilltop towns and very peaceful in the pool after a long day of sightseeing.
A thoroughly lovely retreat in the hills!

Such la lovely place
When we arrived, it was 40 centigrade, which is like 104. Very hot indeed. And the apartment was also very hot. Roberto, with his partner, introduced us to the place and his English is not terrific but we got the idea about the instructions. There is a great recycling program in Italy and we had to learn about that./ My husband is approaching 80 and I'm in my mid 70's so keep that in mind as you read this review. It was so hot in the apartment that we werent' sure we could stay. We called the owner and he very graciously offered to refund our money and found a motel room for us. But we loved loved loved the apartment so decided to give the AC a day to cool down the entire place instead of moving and we are so glad we did. The next day Robert, the property manager person, at the instruction of the owner, brought us two lovely fans and between those and the AC cooling things down inside, we were very happy. it changed everything for us to have those two things happen.
The apartment is incredibly well stocked - everything you need.. There are plenty of kitchen supplies for cooking, which we did often - every breakfast and most lunches. The bed is very comfortable and a lovely blue and white quilt on top. The shower is generous and feels great. The couch is also comfortable and can be tilted a bit to watch the TV which is we did on one night.
The pool is simply amazing. It has an infinity edge and is spotlessly clean. Each apartment is assigned a spot to sit with lounge chairs and an umbrella. We absolutely loved the pool and it was so great in the heat that was Italy when we were there.
There is a washing machine in the apartment and we did laundry a couple of times. There is a drying rack to put on the patio and it worked like a charm.
The only downside (other than the initial heat) was the parking lot which is up a very steep hill - you must leave your car there and walk down (and back up). For us, at our ages, this was quite the task, especially in the heat. But if you are young and spry, it probably won't be an issue. but if you are older, please consider this aspect carefully.
I cannot say enough about the owner who responded so quickly and generously to our concern about the heat. He was simply all we could have hoped for. I do think, with climate change, a few things might be helpful. 1) turn on AC well before guests arrive 2) consider darker blinds to keep the heat out.
Thank you so much for having us

Tranquil, beautiful, relaxing stay
We stayed the last week of September at the La Terrase villa in the Borgo Mommialla old village. We were a couple and the villa was the perfect size for us. There was a small kitchen, a small sitting room with a sofa (that looked like it may pull out as a sofa bed, but we didn't require this during our stay), an inside dining area, a double bedroom with a large, firm very comfortable mattress and a bathroom. There was also a lovely outside private terrace with table and chairs to enjoy lunch/tea outside in the warm weather. The pool area was about 3 minutes walk from the villa down some steps and then up a very short small ascent. There were sun loungers, umbrellas and tables to sit things on. The view from the pool area is lovely. From both the pool and the villa terrace Volterra can be seen along the skyline in the distance. The pool water was very cold when we were there, but once you get in you get used to it, and it was nice on the days when it was very hot. The villa was well equipped with glasses, mugs, plates, cutlery and pots and pans for cooking, the only item we could not find was a chopping board, so we just used a plate, but it may have been that we just could not find it. There was a bottle opener (most important thing!) and large fridge with a freezer tray at the top. There was a bottle of olive oil and a bottle of red wine left on the dining table as gifts when we arrived, that was a lovely touch. The place was really clean and tidy. There were two TV's, one in the bedroom and one in the living room, but we didn't use these all week as we wanted to get away from it all! The directions provided by the villa owner were excellent, so it was easy to find with a combination of these and google maps on our phones. There were two lovely restaurants that we ate at during our stay; Boscotondo- relaxed and great food, with very reasonable prices, and Le Tre Case, which was also lovely a little further from villa, but both within 10 minutes drive. You really need to have a hire car to get to this place and be able to get around to Volterra/San Gimignano. There did not seem to be any children around the village during our stay which was great, as it was lovely and peaceful, but not sure if it is adult only officially or not. Our only negative was that there were people smoking around the pool, I am not sure if it was meant to be non smoking or not, but it would be nice if it was non smoking and this was enforced. Would definitely stay again.

Super views in lovely location
The apartment is lovely with everything you need and kitcken equipped with the essentials (tea/coffee/oil/spices etc). The view from the terrace is fantastic and we enjoyed lazy breakfasts and bbqs on it. Conveniently located for day trips to Sienna, Florence, Volterra and San Gim and vineyards. The owner was helpful and bought us a high chair as we travelled with a baby. We were here in May and the pool was abit cold but very lovely to sit by.

Just Perfect :-)
We have rented many accommodations over the last 25 years in US and Europe, this property was the BEST !
Full of character, very well equipped and supplied with essentials? The images don't do the property justice. We used the terrace extensively and felt it offered superb views as well as privacy.
The pool has lots of features making very different from the regular rectangular pool.
A great place to stay, we have no hesitation in recommending this property for a couple.

A paradise in Tuscany
We had a delightful stay at La Terraza appartment (Mummialla). The appartment was very well provided for (cooking, cleaning, towels, etc.) and was extremmely clean. Our best appartement in 10 years of rentals through Europe. The pool was gorgeous and not too crowded. It is located in a very quiet area but you can find good restaurants within 5 kilometers.
I would definitely recommend this appartment.

Perfect peaceful home from home.
Il Terazzo was absolutely perfect for the two of us. The design & layout of the property is such a great use of the space, the villa was really well equipped, the bed is very comfortable & all linen etc is as anyone would need & the spec of the property is very high.
The view from the terrace is actually better than photos can show.
The little hamlet in which it stands has been beautifully restored to be an excellent isolated place but near other properties. The pool was great - especially as there were not many properties occupied when we were there, in September - and Roberto, who welcomed us on arrival & checked on us occasionally through the week, was most helpful & charming. As throughout the whole booking & staying process, was Colm, the owner - even though he was actually in Dublin.
It is a perfect base for what is perfect Tuscan scenery & tourist spots within an hour or so- but we enjoyed the walking too. We found the Via Francigena, which we had no idea of until we arrived. What a lovely stretch it is there between Gambassi Terme & San Gimignano.
A perfect week. Many thanks.

Beautiful property with stunning views
What a find! The property is beautifully designed with a large, private terrace from which you can enjoy a fantastic panorama of the countryside and the hill topped old city of Volterra in the distance. We never tired of the views or watching the swallows sweep past us and, on occasions, eagles soaring over the valley in front of you. The herb garden in front of the terrace was just coming into flower attracting bees and butterflies and was very handy for our home cooking! A special thank you to Roberto who greeted us with some Chianti and home made biscuits and was always available to sort any queries out. Many basics had been provided such as tea, coffee, sugar, herbs, oils etc which were very welcome and a whole range of cleaning products. The peaceful hamlet has been tastefully restored using a blend of original and new materials and the swimming pool is stunning although cool weather and a busy itinery meant we didn't get to try it. This is a great base for exploring the area: Volterra and San Gimignano are very close and a must see although avoid weekends when parking gets difficult or go early morning or late afternoon; Florence is an easy drive but we drove to Castelfiorentino and took the train, 6 euros per person each way and the station is very close to the centre of Florence; Siena is a well worth a visit (we preferred it to Florence) and its Duomo is must see at 4 Euros per person; Monteriggnoni is a lovely place to visit en route to Siena; and the Chianti region also makes for beautiful drive with many interesting towns to stop off at. Making a welcome break from driving, there are some lovely walks from the hamlet, exploring paths off the quiet lane/ road in both directions we saw deer, wild boar, tiny lizards, a pond full of frogs as well as lots of birds and butterflies. A truly wonderful holiday!!
