Great property, poorly managed

We love the location of the unit and the condominium amenities. The Diamond Beach property itself is very well maintained and our kids loved all the pools and game rooms. The layout and space in the property itself worked perfect for our family of 4 and we loved the large patio. However, all of the dishes were beyond filthy (large pieces of food on all plates and utensils), it does not appear anyone checked to ensure the dishes were clean. We re-washed them only to find out they did not come out of the dishwasher any cleaner (perhaps the dishwasher is not working properly). The rest of the unit was exceptionally clean (linens, floors, bathrooms, etc.). Almost 1/2 of the lightbulbs inside the unit were burned out leaving the place quite dark after the sun went down. Also, several of the automatic shades were not functioning, leaving us quite exposed in the evening since this is a lower floor and people can see straight in. One of the biggest issues was the guest room toilet. It was not working upon arrival and it was not until half-way through our trip that they finally sent someone out to repair it. The management company was very prompt in responding to my requests however there was no follow-up and it did not get repaired until our third day. We would not have booked this unit had we known it would only have 1 working toilet for half the time. Overall, this is a great property if they can just fix the light bulbs, shades, toilet and dishwasher.

This is a great condo! Loved the large porch (larger than most because it's on the second (first floor of condos, the "first" floor is the garage) floor. With a large family, that was nice. The ad said the condo had 3 rooms with 5 total beds (king, queen and twin, full and twin). This was not accurate...it is a king, a queen, and a twin over full bunk-bed. This worked fine for our family. All in all, very happy and highly recommend. The amenities of the location are also nice, too. We used the game room a few times, the hot tub, and the grill. It was a bit too cold to swim in the outdoor pool (not heated) and we never made the time to check out the inside pool or the little movie theater but it was an option. There's also a gym which we didn't have time to check out either. The biggest problem was that the condo is managed by a third party (Vacasa) and so response time and accuracy of information was a problem. I think I got someone different each time I asked a question or followed up on a question.

Things to know

Just so you know, the AC didn't get below 75 the whole trip and didn't kick on until we were about to leave. We tried to program it, but it kept defaulting back to 75. My husband had to get in a chair to change the air filter. We found one next to the washing machine. There are ones that aren't the right size, so you may want to take notice of that. The filter was filthy but changing it didn't make the house cooler. The washing machine smells of mildew so clean clothes came out smelling horrible. You may want to run a wash cycle on the machine and direct your renters to bevy it when done with a load to allow the machine to dry. We ran the dishwasher 2 times and dishes still came out dirty on heavy cycle as well. We were not able to use the grill. It was filthy and nothing to clean it with. I understand this was from previous vacationers. I'm letting you know because we did the best to clean what we could. I don't want that to be on me. I didn't see any direction on what to do when leaving so I threw in load of towels but like I said they still smell. I stripped the beds and took out trash and attempted to run the dishwasher a 3rd time. We loved the home! The view was amazing and the resort was so family friendly. The gentleman at the front desk with the accent... can't remember his name but he was a gem! Mosquitos were vicious! Maybe add some citronella candles on the patio because they were unlike anything I have ever experienced so we couldn't use patio.
