Old pipes meant the toilet wasn’t able to tolerate any paper. This caused some difficulties. Although a great location we’d consider another place to stay in future due to this.

Great Customer Service

Simone was great to help us get the check in information. It was nice working with her. The room did not receive free Wi-Fi as advertised. We had to go outside for service. It would have been nice to have air conditioning. Overall the stay was good!

This was an absolutely delightful place to stay during our time in Florence. We loved the spacious rooms, the location, and the beautiful backyard space where we ate apricots on our final morning. Simone is super helpful, and I appreciated everything about this place. The only thing that could be improved is the Wi-Fi, which only worked at random times and not really in our room. But we weren’t in Florence to stay in our room, so it gave us a great motivation to get out and explore the city!

Friendly owner but the rest needs work

When we arrived at the check-in time listed on Hotels.com, no one was there. A phone number was listed but we didn’t have international calling. My internet was acting up so my husband went in search of a pay phone and it took about 30 minutes for us to get in, which was frustrating on a hot day. They had messaged us that morning asking when we were arriving but I didn’t see the email until later. However, Simone was very pleasant to deal with and an accommodating host. A few other issues: we ran out of toilet paper as no one replenished the stock during our stay and we had to search the entire area to finally find some in the kitchen, there was a bad sewer smell in the bathroom and the sheets had a nasty stain when we arrived.

The guest house was very average. We had a broken toilet seat which was not repaired despite repeated promises. Landlord only present early morning and offered little help

- Average The bathroom floor was in bad condition and had a leak. I used a towel on the floor; otherwise, one cannot walk. Also, the shower door needs a fix. The window needs a curtain. The window is low, so it has a clear view from the outside. The rooms were clean, and the condition was good. The location is perfect, close to most attractions, with excellent restaurants/ food and needs. Outside, the room has a small yard which was perfect for having tea/coffee

Cosy house

Arrived later than it was open so made a call to martine who told us the code for the front door. Our room had the keys in the lock outside and we were able to go in. The room was very clean and tidy with everything that we needed. The breakfast was one of the best continental breakfasts we have had and martine was there to cook scrambled eggs for us and toast as well. There was a large selection of meat, cereals, cakes yoghurt and fruit as well as juice and coffee. All in all a very nice stay in Florence. It was close to the station and all Florence has to offer. We would thoroughly recommend this small boutique type b and b. Martine is a lovely young lady and nothing was too much trouble. The garden although small was somewhere to relax in with a glass of wine.

Good B&B - great location - but no hot water

Stayed only for a night. The room was large and the location was convenient for everything. The breakfast was decent and the host was pleasing. Only downside was that there was no hot water. We did not raise it as we were in a hurry to catch a train and had to check out but I could see others arguing in the reception over it. Apart from that it was a good one night stay.

Good location

Very good location to close by all historic area and restaurant. The only downside was that I could hear snoring from the next room.

Nice spacious hotel close walk to everything

The only word of caution I would give is, if you are not an early riser make sure to request a room other then 1 or 2, they are on either side of the breakfast area and it can get very loud. The hotel and convenience to everything is the best part of the stay, along with the kindness of the staff!

It was scary at first because there was a note on the outside door saying Cozy House. But after calling the number the manager had us punch in the code to the hallway to the room. It was not fancy but clean and comfortable. It was close to many places and was fine.

I cannot see how Cosy House got a such high rating. It is basically a B&B charging 4star prices. The relaxing garden needed mowing and some rubbish tidying up. We could not contact anyone when we had a problem (no toilet paper). It was solved next morning when we asked for some. We had to check out early and got black looks from the lady getting breakfast ready for taking a couple of croissants.Would not hurry back there.

Pros: The location is nice. The room was large and clean. Cons: Wifi did not work for the whole stay. The heater cannot be controlled by guests.

A real cosy house

Old but cosy place to stay. Convenient location. Beds are comfortable. Our family of three were there for three nights and we enjoyed it. Our room was very clean. The complimentary breakfast had good choice of food. The manager Martino is very warm and helpful. We will stay here again if we come to Florence the next time.
