THE MAIN HOUSE

The 4,500 sq ft main home offers an open floor plan that is perfectly suited for entertaining large groups of multi-generational families or friend reunions. Cozy up on the couch or plush armchairs to enjoy your favorite movie or views of the backyard oasis.

Home chefs will enjoy the well-stocked gourmet kitchen that offers plenty of workspace and countertops, a variety of pots/pans/cooking and serving utensils, 2 Cove dishwashers, 48 in gas range with double ovens, Ninja blender, toaster, KitchenAid mixer, a Crockpot, and more!

The formal dining table offers seating for 8. The kitchen island offers seating for 6 and the indoor bar offers seating for 4. The indoor bar also features a sink, sonic ice maker, traditional drip coffee pot, and Keurig coffee maker.

The media room on the ground floor offers a big screen with projector, sound system, sectional couch, record player, arcade game, and patio access.

The primary bedroom, office bedroom, and guest bedroom 3 are located on the main level. Guest bedrooms 4, 5, and the loft are all located upstairs. Every room of the main home offers incredible hill country views!

A full size washer/dryer is available on the ground level utility room and a second set is available in the closet upstairs.


THE SUNSET SOCIAL LOUNGE

Across from the main home, and past two outdoor sports courts (pickleball and basketball), is the 2,400 sq ft Sunset Social Lounge that offers a private 14 ft bar with sink, dishwasher, icemaker and kegerator, second full kitchen, Xbox, karaoke machine, arcade games (details below), pinball, darts, game tables (pool, air hockey, foosball, poker table, shuffleboard), and two additional bedrooms (1 with 2 queen beds and 1 with a king and twin bunkbeds). Enjoy a 100" TV, two 65" TVs, and three 50" TVs throughout the spacious lounge. Bag toss and Giant Connect 4 yard games are also available for guest use. Neon signs are located throughout the social lounge as well as a butterfly wing photo-op!

Guest bedroom 7 is located on the ground floor and guest bedroom 8 is located upstairs along with an additional living area.

A third full size washer/dryer is available in the closet upstairs.

HOUSE LIMITATIONS

1) While we love when our guests celebrate special occasions, this property does not operate as a venue and we do not permit events. This property is the perfect home base for families, family reunions, business travelers, responsible bachelor/bachelorette groups, and those looking to getaway for some R&R. Disruptive party groups are not permitted.

2) Outdoor amenities can be utilized from 8AM to 10 PM (in accordance with the city's noise ordinance).

3) No loud music is permitted throughout your stay.

4) No pets allowed.*

5) No fires allowed outside of the propane fire pit.

6) Please note the pond is under construction and guests do NOT have access to this area.

7) The horse barn/stables are NOT included in the rental, however, guests may utilize the space for professional family photos, wedding photography, etc. with prior written permission from management.

*Guests with animal allergies, please note that while guests are NOT allowed to bring pets, the property owner occasionally stays in the home with their dog.


THINGS TO NOTE

1) This property is located on 10 rural acres. Guests should expect to encounter bugs and snakes though regular professional pest service is conducted.

2) The owner may be onsite during your stay to tend to the animals. Feel free to give the chickens treats from the clear bin provided near the coup!

3) Security cameras are installed on the exterior of the property.

4) The pool can be heated to 84º for an extra charge of $225 for the first day and $150 each day after (plus tax).
