THE SPACE

*FIRST FLOOR*

**Entrance**
Step into the house from the back deck into a charming brick mudroom that leads to the kitchen and sitting room.

**Kitchen & Dining / Sitting Room**
A sunlit kitchen and living/sitting area awaits off the mudroom. The large open living space is designed with original exposed beam ceiling creating a warm country feel. While retaining its original charm, the kitchen is renovated with modern Bosch appliances, a classic farmhouse sink, and has everything you need to create your own farm-to-table meal and savor country living.

**TV Room / Den**
A stylish and quiet retreat is tucked away from the open living space with a 65” smart tv, Sonos speakers, record player, and games to entertain! This room is fitted with a luxurious lounge chair and a couch to cuddle up on. The den is the escape from the escape!

**Bathroom 1**
Arrive home from a day on the countryside and sink into pure comfort in our spa-inspired bathroom off the mudroom. The first floor bathroom provides you with heated floors, a towel warmer, and a spacious shower with vaulted ceilings, a skylight, and soft mood lighting.

**Back Deck**
Step outside and breathe in the stillness of the Catskills. The expansive back deck overlooks open fields, a shimmering pond, and endless views of nature — the perfect spot to savor your morning coffee as the sun rises over a historic barn, or unwind beneath a canopy of stars. As the evening cools, gather around the wood-fired chiminea or settle into the recessed stone fire pit in the “Gravel Grove,” where flickering flames, a wood-fired hot tub, and quiet privacy create the perfect end to your day. Keep an eye out — deer, foxes, and other wildlife often wander by to complete the scene.

HOT TUB
We have a luxurious wood-fired hot tub that seats 6.

Wood-Fired hot tubs provide a unique experience while you soak in fresh mountain air, accompanied by the soothing crackle of wood and the gentle aroma of the fire drifting from the chimney.

Please note - there is some prep work to get the hot tub going, but it is part of the Catskill experience and is truly enjoyable!
Guests will fill the tub with fresh water each stay - this means you will NEVER soak in a previous guests water or unknown chemicals (this takes approximately 30 minutes)
Once the tub is filled - the fun begins. Enjoy the hands-on-ritual of lighting the fire, a satisfying task that sets the tone for your mountain retreat! The hot tub will be ready for use in 2 hours or less. It will continue to stay warm throughout your stay with minimal effort - just add a few logs each day.

**Front Porch**
The front porch offers a peaceful, covered spot to unwind — the perfect place to curl up with a good book, sip your favorite drink, and watch the sun melt into the Catskills horizon. Not liking your book, a stocked little free library replicating the barn is situated on the property!


*SECOND FLOOR*

**Bedrooms**
Three beautifully designed bedrooms await — each created with your comfort in mind. Cozy up beneath soft, luxury linens and enjoy a restful night’s sleep with individually controlled heat and AC, so you and your guests can find their own perfect level of comfort.

Wake up to peaceful views of the Catskills and start your day in another serene bathroom on the bedroom floor. As sunlight pours through the window overlooking the pond and open landscape, you’ll feel completely connected to nature. Featuring a rain shower and a deep soaking tub, this newly renovated space is designed for a peaceful morning.

**Washer/Dryer / Linen Closet**
An extra large washer dryer is situated upstairs with an accompanying linen closet with a variety of amenities for your stay including an iron, vacuum, detergent and more.

**Security**
We have external cameras only - located at each entrance and facing the driveway.
