County Rules As part of the Short-Term Rental Permit for this home, the county asks that we share the important rules and regulations with you. We appreciate your cooperation in following the guidelines listed below, also included in your signed Vacation Rental Agreement.
Maximum Occupancy: There shall be no gatherings, events, weddings or other group functions on the Premises with more people than the number of persons stated on the Agreement.
Parking: Parking on the street is prohibited at all times. All cars, boats, and trailers must be parked in the garage and/or driveway.
Quiet Hours: Quiet hours are 9pm-8am, seven days a week. Per the County: No sound may be audible from the property line during quiet hours. Amplified sound (such as speakers) shall not be used outside or be audible from the parcel line of any short-term rental at any time.
Lights Out: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such other outdoor use is not an unreasonable nuisance to neighbors at night.
Red Flag Warnings: Due to high risk of wildfire in our area, bonfires, charcoal barbecues, and wood-burning fire pits are always prohibited. On designated Red Flag Warning Days—when fire danger is especially severe due to dry conditions and high winds—all outdoor fires are prohibited, including gas grills and gas fire pits. These restrictions come directly from the North Tahoe Fire Protection District and must be followed for everyone's safety. It is each guest's responsibility to stay informed about Red Flag Warnings. They are announced on local news, radio, and social media, and you'll also see signs posted at fire stations throughout the area.
Winter Driving: Many highways, access roads, and driveways in the Tahoe area can become icy during the winter. For your safety, it's essential that between November 1st and April 30th your vehicle is winter-ready. Make sure brakes, windshield wipers, defroster, heater, and exhaust system are in top condition. Tires should be properly inflated with excellent tread, and you should always carry tire chains—even if you have an AWD/4WD vehicle. Double-check that your chains fit your tires and are in good working order. On many state highways and county roads, four-wheel drive and snow tires are required for safe travel. Please be prepared for winter conditions: dress appropriately, stay in bounds at ski resorts and if you get lost, remain in place.
Garbage & Bears: Please do not feed the bears. Black bears are very common in this area and, over time, many have become used to human food and trash. Because they no longer have a natural fear of people, you may see them during your spring, summer, or fall stay. Feeding bears is illegal, and leaving food outside, trash unsecured, or doors and windows unlocked can lead to serious property damage to both homes and vehicles. To help prevent this, all waste must be placed in bear-proof bins or dumpsters and the latches secured. Placer County sorts recycling from the waste for you at our materials recovery facilities.
Office Holiday Hours The TTVR office is closed on New Year's Day, July 4th, Thanksgiving, and Christmas. Therefore, we are unable to accommodate check-ins and check-outs on these dates. Thank you for understanding.

The property was lovely, close to the beach and yet away from the noise and crowds in the woods. The kitchen was large and fully equipped, the beds were very comfortable, and the hot tub was a great way to end the day. I went with my wife and my two teenage children and we had a fantastic time.

4th of July in Carnelian Bay
We had an absolutely terrific time at this property over the 4th of July holiday. The location is great since it's just minutes away from some of our favorite spots (e.g Garwoods), but also not in the middle of business and traffic the way Kings Beach was. The house itself was perfect for our multigenerational family that included nana, the two of us, our teenager and our dog. Plenty of room for everyone to have their own space, and multiple options indoors and out back to come together. There's even a little tree house, which would have been perfect for our young nephews. The back yard is gorgeous with lots of space and was perfect for hosting a couple of friends for a cocktail. The hot tub was a treat for all of us as well. My husband is a mountain biker and was able to leave straight from the house several times, as well as meet up with others elsewhere with a short drive. We're thinking of making this an annual tradition, and look forward to renting it again in the future!

Great house, perfect quiet neighborhood location, and big yard. We would book here again but would only request property management or owner adds shades to the bathroom windows for privacy. It made it awkward to have family in the backyard that could easily see into two of the restrooms.

Comfortable Stay in Carnelian Bay
This home was a comfortable home base for our group! The amenities were as described and the location was great, offering easy access to nearby King’s Beach and a very reasonable commute to the slopes @ Palisades. We enjoyed the back yard access to open space for snow play for the kids as well. The overall feel was cozy and the amenities provided were adequate. The primary bedroom was comfortably appointed with amole closet space, which we appreciated as well. We had one small issue with plumbing upon arrival (slow draining shower), but property management was very responsive in communicating with us to make sure it was handled as quickly as possible. Thank you, Tahoe Time!Other than that, the only thing we were surprised by was the lack of window coverage in the home. As a privacy issue, we weren’t thrilled with having no curtains/blinds, etc. on 80% of the windows in the house. It’s not something we’ve encountered before but we will be looking out for it in future rentals as a result of this trip. This might not be an issue for others, but we would have preferred something for the bathrooms and bedrooms for privacy, as the property is not enclosed on any side and we just felt a little exposed.Again, that was a small issue that didn’t take too much away from an otherwise great experience. We appreciated the home and would still recommend it for other travelers looking for a cozy space in North Tahoe.

Overall, we had a great time at this place. To us, it was better than the pictures. The moment you walk in, you feel the warmth of the house. For more objective details, here are some pros and cons from our stay:
Pros:
Beautiful open layout, plus a specific area for kids.
Beautiful kitchen: completely stocked with cooking dishes.
Location near the lake.
Hot tub was great.
Bathrooms equipped with heated flooring, which was a huge plus.
Management was responsive.
Cons:
Two diapers were found. Shockingly within sight (cleaning team responsibility).
Driveway not sedan-friendly; built for SUVs.
Outdoor trash cans were not emptied from the previous stay.
Snow was not shoveled off the stairs to the house so we had to do it ourselves.
In conclusion, we had good time at the place. It was fairly clean but diapers were upsetting considering the amount of money we get charged for cleaning. However, I would still recommend this place.

Filthy house and rude property management
The house is unfit for a rental.
They have a serious mouse and ant infestation and shouldn’t be renting out the property in its condition. We saw a mouse scurry under the couch when we got home from the beach earlier.
Cleaners are not actually doing anything beyond a surface clean and the house is filthy.
There is a woodworm / termite infestation in the master bedroom headboard. Needless to say, getting in to a bed full of wood shavings and listening to insects scratching behind your head is not what we paid for.
The outdoor area hasn’t been swept or cleaned in weeks.One sink in the second bathroom doesn’t drain / is blocked. The master sink was full of hair. Manuals and junk fill the shelves in the laundry room.
Food was left in cupboards from previous guests that the property management team will argue are staples and the cleaners don’t clean inside the cupboards or drawers.
The washing up brush was disgusting and full over leftover food scraps. The garage is full of garbage. This is the first thing we saw.
The cupboards in the kitchen with cooking equipment in them were full of mouse droppings. We had to rewash everything before we cooked or prepared anything out of fear of contamination.
There is a drawer with an old, half used, mouse chewed toilet roll and mouse droppings.
The fire extinguisher is past its expiry date, a safety risk.
Property manager was so rude. Vrbo couldn’t care less. Never again. Warning all future visitors.

Great house in a great location near lake and skiing
715 Granite Road is a beautiful property just off Lake Tahoe. I spent Christmas with my family consisting of my wife, her mother, our adult son and our adult daughter, son-in-law and granddaughter. The house has four bedrooms and two large baths (and a half bath) making it a convenient and pleasurable stay for everyone. Very modern facilities including heated floors in the remodeled full baths and a modern kitchen. Living room and family room were great for getting everyone together. The house is about 20 minutes from the Northstar ski resort with a diverse mix of green, blue and black slopes allowing us to get our "ski legs" back. The team renting it to us was very responsive in helping us get settled into the house. Outstanding site for our Christmas together.
