🧼FULLY STOCKED FOR YOUR STAY:
Travel light! We provide high-end bed linens and towels. The home is completely stocked with paper products (paper towels, toilet paper, tissues), premium bath essentials (shampoo, conditioner, body wash, hand soap, dish soap), and all necessary detergents (laundry and dishwasher).

🚨 Strict House Rules & Compliance

The Town of Blue River and our local HOA enforce strict neighborhood guidelines. Booking guests must agree to the following terms:

▪ ❄️ Winter Travel Requirement: A 4x4 or All-Wheel Drive (AWD) vehicle is strictly required during winter months (Sept 1 – May 31) to navigate mountain roads and the driveway safely. Guests must comply with Colorado’s Passenger Vehicle Traction Law, which mandates winter-rated tires or carrying chains on local mountain highways.
▪ 🔥 Safe Fire Pit Usage: Outdoor fires are heavily restricted in Summit County due to wildfire risks. Our backyard fire pit is strictly gas-burning (propane)—absolutely no wood burning, charcoal, or open campfires are permitted anywhere on the property.
▪ Parking Limits: Maximum of 5 cars allowed. All vehicles must park strictly on the driveway. Street parking is strictly prohibited by the Town of Blue River.
▪ No Trailers/RVs: HOA regulations strictly forbid trailers, campers, or RVs from being visible from the street.
▪ No Events: Weddings, parties, or large gatherings of any kind are strictly prohibited.
▪ Dark Sky Rules: Blue River and Breckenridge are protected Dark Sky areas. Please turn off all exterior deck lights, patio lights, and string lights by 10:00 PM daily so everyone can enjoy stargazing!
▪ Quiet Hours: Rest your voice and respect our quiet mountain setting. No loud noises or outdoor music after 10:00 PM.
▪ Health & Safety: This is a strictly smoke-free and pet-free property. An exterior security camera is active and faces the driveway to monitor compliance and wildlife.
