House/Barn Rules
Occupancy The maximum occupancy of the Barn is 6-8 guests, at any point during your stay - feel free to invite additional friends (up to 4) to spend the day/evening with you. Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant. Unauthorised over occupancy is a breach of our terms & conditions & may result in the cancellation of your booking/additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than 6-8 guests visit the Barn.
Arrival & Departure Times Arrival time is after 4.00 pm & departure time is between 9.00am-10.00 am. Late check outs are available by arrangement & incur an additional charge. Check out at 2.00 pm incurs an additional payment of £120. Check out at 5.00 pm incurs an additional payment of £180.
Interaction With Guests The owners, Alastair & Patricia have a Barn across the courtyard so are on hand should you need any help during your stay, otherwise they are invisible !!
Initial Consumables A small quantity of initial consumables are provided for your convenience (eg. tea, coffee, sugar, washing up liquid, soap, washing powder, kitchen rolls, toilet rolls, etc).
Housekeeping Where a letting exceeds 9 nights, a mid-stay clean, bed linen & towel change is included in the price. Additional housekeeping services may be available on request.
Services Provided The property has free wireless internet access and a 42" Freeview/Sky TV. There is a landline telephone at the property for local/national calls only & mobile phone reception is generally OK.
Health & Safety The property has two floors. Although there is a banister, the stairs could pose difficulty to guests with limited mobility or guests carrying babies/children, both in terms of movement & their ability to quickly exit the Barn in the event of an emergency.
The smoke detectors operate on a sound basis, therefore those who have serious impairment of hearing may not be able to hear the alarm systems.
Smoking No smoking is permitted inside the Barn, just in the courtyard & walled garden.
Dogs (up to 4) A basket of toys & a bowl of water will be ready to greet your dogs on arrival. The garden is safe, secure & totally enclosed with solid fencing that is over 6ft high. In front of the fencing are trees & bushes. In our welcome pack we also have maps of the local dog walks both short & long (Shutford Village Trail & Circular Walk, Shennington & Alkerton Walk, Broughton Castle grounds (all very local - next villages). The majority of the local pubs are very dog friendly with bowls of water & doggie biscuits behind the bar. Our previous four legged guests have included St Bernards, Red Setters, Belgian Shepherds, Labradors, Springer Spaniels, Poodles, Terriers, Cockerpoo's, Beagles, Pugs. Nos of Dogs by arrangement.

Alistair and Patricia were fantastic hosts. They sent wonderful notes ahead of our stay, called us to check in and prepared the barn by setting the table, welcome drinks, stocking the fridge with essentials and leaving treats for us in the bedrooms. They made great efforts to make it work for all 3 generations, providing a football for the boys and showing them the local park and signposting us to all sorts of interesting places. Big thanks

Gorgeous Cottage in Shutford
Monastery Barn was a delightful cottage in the cute wee village of Shutford. The nearby pub was also great spot to have a drink and the locals were very friendly.Patricia and Alistair were the most amazing hosts we have ever encountered, they were so friendly and helpful. The level of detail and little touches such as welcome chocolates, supplies in the fridge and a very generous welcome drinks tray was much appreciated.The cottage was so gorgeous, we loved the homely feel, furnishings and very comfy beds. The kitchen was well equipped for catering.Unfortunately we didn't get great summer weather to be able to make use of the great outdoor dining areas.We would love to stay again if we ever return to the UK.

Wonderful stay in a beautiful Oxfordshire village. Time out in an idyllic spot.
Just the loveliest hots. The property had everything in terms of basics needs and thoughtful touches. Our needs wee probably two bathrooms with shower screens for 3 couples and so ended up using bedroom 1 bathroom for showers. This was no issue as we were a family. Would expect a higher standard of cleaning. Maybe just us. Nevertheless a lovely stay. Will remember it fondly.

Fabulous for a family gathering
Monastery Barn was just as described and everything we had hoped for to celebrate a special birthday and a wedding . The welcome we received from our hosts was amazing and all the little goodies in the fridge and bedrooms were a lovely surprise. The table was even beautifully laid ready for our dinner party . We stayed at the house for our son’s wedding and our hosts couldn’t have been more helpful and welcoming. They really went above and beyond to make our stay memorable, we couldn’t recommend them highly enough.
We have only good words to say about our stay. Patricia and Alastair have been an excellent host, making sure we have everything we need, the cottage is stunning! My family can not get enough of taking photos inside and outside. Patricia arranged the dining table like 5 star! There are also chocolates and sparkling water on every room!! It is all worth it, very pretty cottage, lovely host , treated us like a family. just wish we could have stayed longer. Definitely coming back.

We spent 2 nights at the monastery barn and we had a great time. Communication with the property manager was fantastic. They were very generous hosts. We particularly enjoyed spending time in the conservatory and in the enclosed garden were we able to let our dog explore without any concerns!

Beautiful home and amazing hosts
The Monastery Barn was everything you’d hope for in a weekend away! A beautiful home, wonderful location and fantastic hosts. Patricia and Alastair left us chocolates, champagne, laid the table ready for us and even left out a children’s book for my son. They gave us recommendations for rainy weather, let us use their bbq - there really wasn’t anything they didn’t do for us. They are fantastic and I’d highly recommend the monastery barn to anyone looking to visit the Cotswolds!

Fantastic House & Area
From the moment we arrived we were made to feel very welcome. Patricia and Alistair were such lovely people.
The house was just as described and very comfortable to be in. There was an information pack in the house that detailed anything that you could think of, with places to visit, nice walks, Restaurants, Pubs etc.
Our dogs loved the garden which was enclosed so we could leave them outside and not worry about them getting out. They loved the toys that were there for them to play with.
The area was very good for sightseeing around the cotswolds. Lots of lovely walks and the local pub was only a five minute walk
We arrived as strangers and left as friends. Would recommend this house to anyone.
We will definitely be back.

Lovely house with lots of outdoor seating areas - some sunny and some shady which were perfect as we were there during a heatwave. We loved sitting in the conservatory and our cockapoo loved the garden. Comfortable, well-equipped home and the hosts were very generous with little treats that they left for us. Fantastic stay / Wonderful hosts
First of all, the hosts, Patricia and Alastair, were brilliant! They made everything possible to make our stay perfect, from buying a brand new bbq to patching a inflatable pool we brought along for the kids.
The house is great, the garden is beautiful and being fully closed was very helpful as we could leave our kids and dog free to play together. Wifi internet was very good, which helped me do some home-office work. Every detail in the house was prepared with care and to a great standard.
We did some bike rides around the area and the landscape was beautiful. There is a sweet playground just across the street that the kids loved to go to and play.
We will certainly go back!

We would definitely recommend staying at this beautiful house! The 6 of us and Ozzy & Moaki had a fantastic few days for the New Year. From pubs lunches to long walks, it was just the escape from London we all wanted. The house had everything we needed, thank you Alastair and Patricia for being excellent hosts!

Amazing and welcoming stay on the edge of the Cotswolds
Our group of 7 had an absolutely lovely stay at this cottage. Patricia and Alistair were so warm and welcoming. They made us feel at home from the moment we pulled in the driveway.
The cottage itself is very quaint and a great location to explore the cottage. It has three bedrooms, all with comfortable beds. There are two bathrooms- the ensuite with a shower/tub and the other bathroom with a tub/shower handle. There is a toilet downstairs in the laundry room.
There are two rooms to lounge in and an amazing backyard (garden) out back.
They had chocolates on our pillows and other little touches that made us feel very welcome. The kitchen is very well supplied.
I absolutely recommend staying here. We couldn't have asked for more welcoming hosts!

Delightful
Monastery Barn was perfect for our little weekend getaway.
Patricia and Alistair gave us a warm welcome and were helpful throughout.
The house was beautiful and well equipped, a home away from home. We had 3 toddlers who loved the house and the garden.
It really was a lovely stay despite the weather.

It was great the house was prefect clean well maintained the owners were great even with the dogs the village was in a great location for the Cotswolds
The pub was 5 minutes walk from the house food was good to
But we all like the house has it was all enclosed for the dogs to run around
