The property called us after we were already in Italy to say they overbooked and they were moving us to another property. The other property was very nice but we had booked this hotel for its proximity to the Basilica. We had to drive 10 minutes from the other hotel. While this hotel let us park on their property - which had a large noisy wedding. I believe more compensation was warranted for the inconvenience.
The restaurant was fantastic, with great views and incredible food.Service was exceptional. The breakfast had a tremendous variety of delicious foods. The staff at the desk were very helpful. My only regret was that the spa was booked and I could not try it.

I was taught that if I can’t say something nice don’t say anything. Sorry, but this hotel (or at least the slum section I was sent to) was horrible. Tiny room at end of long dark hallway. Shower fixtures that pulled out from the wall when turning on the water. Lousy internet connection. The hotel was nearly empty, with better rooms available in the “other” wing I am sure. Overall the Hotel Giotto is shoddy and feels generally dirty. Not just old and charming, but like it has been ridden hard and put away wet. The front desk day time staff was only slightly above roof. Evening staff (younger and happier) noticeably better. Giotto has been reviewed online as having on of the best breakfast buffets in Umbria. That would only be true if you enjoy synthetic rubber eggs, cold greasy pancetta, and having to wait at least 10 minutes to get a cappuccino, which by the way is made with drip coffee and a few splashes of warm milk. The only acceptable part of this experience was the location near Basilica San Francesco and it’s nearer vicinity to the train station for escape when parting time has come!
