The front door leading outside is a shared entrance for both Birch Haven upstairs and Sweet Little Studio downstairs. Once you enter using your private pin, the same pin will grant you access to the garage, guiding you downstairs to the Sweet Little Studio. again, you`ll use the same pin to enter the front door to the Studio. Please feel free to reach out if you need any assistance!
You will have access to the yard (when not being serviced), depending on the season. The winter months can cause deep snow which could make the yard unsafe. Early spring (which we call `breakup`) can cause the yard to be squishy and messy and activity on the grass can be damaging to the lawn during this time. We do not plow or clear the yard of snow. A fire pit may/may not be available depending on yard conditions and city ordinances. Anchorage can get very dry and we often have fire bans.
The months of June - September are the best time to enjoy the lawn area. We have raspberries in the back which are available for guests to pick and enjoy when in season!

OPTIONS FOR MEALS: 12th & E is outfitted to meet all of your meal needs during your stay. The kitchen is fully stocked with everything you need to prepare and enjoy delicious home-cooked meals. Make sure to visit Chickadee Coffee, just around the corner, for fresh coffee, tea, treats, small bites, and unique Alaska-made gifts. If you`re planning an extended stay, you`ll find New Sagaya, a local grocery store, with tasty prepared hot meals just a few blocks away. And, of course, you can savor the finest culinary experiences Anchorage has to offer at the many delightful restaurants within walking distance of your new home away from home. Proof of ID: 1. The Reserving Guests must be a minimum age of 21 and provide valid photo identification matching their reservation before arrival for liability purposes. All guests 18 years and older are also required to provide valid ID. Access to the unit will not be given until received via Airbnb messages.
Check-In/Check-Out 1. Self-check-in is available at 4:00 P.M. with keyless entry. Traditionally, Alaskans remove their shoes upon entering a home, we ask that you do the same. *Early Check-in: Depending upon calendar availability. The request must be made with a minimum 48-hour notice for consideration. Additional fees for early check-in if a guest is checking out the same day are:

Late Check-Out: Depending upon calendar availability. The request must be made with a minimum 24-hour notice for consideration. Additional fees for late check-out if a guest is checking in on the same day are:

2. No additional overnight guests. Guests not listed on the booking are not permitted. For every additional guest, a fee of $30 will be charged.
3. Damage to the property is the responsibility of the guest who booked the reservation. Please report any damages or issues as they occur before check-out. Lost or damaged property will result in an additional fee for repair or the replacement value.
No Smoking/Pets 1. Smoking inside the Suite is strictly prohibited! Smoking is only allowed in the designated smoking area located on the West side of the building. Please dispose of all butts in the ashtray provided. Any evidence of smoking in the suite will incur an additional $300 fee.
2. Absolutely NO illegal activity or illicit drugs will be tolerated. This includes and is not limited to vapes, pot, grass, dank, sticky icky, stank, bonyon, tweed, trees, booga suga, crack, meth, or whatever other preferred names are commonly used.
3. Only Small dogs, 30lbs or less, are allowed on the premises, UPON APPROVAL. NO other pets are allowed...
No Parties 1. A party consists of 5 or more guests on the property at one time, without previous notification to the host. If you decide to have a party, you will either be charged additional fees, at the host`s discretion, or you will be asked to leave immediately, without a refund.
2. Any additional guests at $30/guest.
Quiet Time 3. Per Alaska State Noise Ordinance, quiet hours are observed between 10:00 P.M. and 8:00 A.M. Please be respectful and keep noise to a minimum during these hours.
