* 2nd bedroom now has TWO bunk beds total 4 beds all full sized new mattresses. Master is Queen. There is not a pull out couch.



*2 bedroom/3 bathroom in 4plex w/ high 12 foot ceilings, granite & stainless + full yet small kitchen.



*50 yards to restaurants & bars yet quiet. Minimalist furniture design. Perfect for families. 2nd floor. WIFI



*Must read & agree to House Rules prior to booking IMPORTANT

Condo is clean inside - all tile amd laminate no carpeting if allergies.

Uniquely has en suite full bathrooms off each bedroom plus a half bath off

living room. Couch does NOT pull out. Bring extra bedding if you want to use

that.



Flat screens are smart TVs for youtube, netflix, etc. though we don't provide

local cable.



Comes with a fully equipped kitchen that is smaller but with all pots & pans,

towels, and linens + basic soaps. Great 2nd story private patio overlooks the

pool in back if you want to watch the kids swim or sip a margarita



Road in front of property is under construction and gravel at this time until

Aug 1, 2024 per the City of South Padre. Please be aware of some construction

dust from time to time



As this is a 2nd floor condo a flight of stairs is required to get upstairs.



High 12 foot ceilings. Pool in back is private to the 4 condos here & very

clean. 1 easy block walk to public beach access, walk to Clayton's Beach Bar,

Kellys Irish Pub, Island Market for quick meal prep supplies, Parrot Eyes for

water sports or Fish Tacos, BurgerFi for organic cheeseburgers.



Cold AC after a long day at the beach to relax in. The Hart Boys welcome you

to our little Island Morning Sun beach retreats on South Padre Island!



If you bring that Pet please review the house rules on all that needs to be

done. I do charge $75 per pet max 2.



I'm a Father to 2 boys ages 9 & 12 & feel I know what families seek for nice

stay near the beach - FUN :) I am the personal Owner though I do own a

property management agency South Padre Trips. com I handle it all for a fun

stay.



While we have the best available Internet/wifi from spectrum they are the only

provider on the island and up time and coverage can be spotty at times we want

you to be aware of that



If you can't find the network name SouthPadreTrips it's usually means we had a

power outage and when the power comes back on It typically defaults the router

to the factory network name and password, which is located on a sticker on top

of the router.



Generally, if you reboot the router by unplugging it for a few minutes and

plugging it back in it will pop up

or the other to book this property and stay here

We bill for either via the Airbnb resolution center prior to arrival. Again,

these are fully disclosed for guest convenience as many HOAs are very strict

on coverage plans.



Our listing again, REQUIRES that the primary tenant is 25 years of age or

older to book & must be present at check in. You MUST contact us prior to

booking if you are not 25 - no exceptions - though it IS POSSIBLE sometimes

with additional requirements.



2.) Please take note we do require an E sign rental agreement with an attached

photo ID after booking is made, We require to maintain our City of South Padre

Island Rental License a signed rental agreement you may esign by docusign

prior to arrival to be checked in with door code therefore you must provide

your email address. You must attach a pic of your photo ID OR upload to Airbnb

messaging to age verify as 25 years of age or older. If you are not 25, we do

NOT allow you to book unless you contact us first :) though it may be possible

with additional requirements



Please contact us prior to making a reservation not after about these

stipulations above as we have a strict cancel policy. We are fully disclosing

this prior to booking and require all guests to read and agree to all house

rules as well as submit a docusign rental agreement contract with a pic of

your photo ID to age verify. This is not optional





South Padre Short Term Permit available upon request

**Special Terms for Spring Break Dates: March 8 through March 23**

Main guest must be 25+ OR you are required to pay both the $500 refundable

damage deposit. This is per HOA requirements.
