* PARKING:
HOA allows max 5 cars per home. Parking is not allowed on the grass or the streets. Please use the overflow parking lots. Trailers, buses, boats, RVs, etc, are not permitted.

* Trash pickup
Trash must be bagged. Bagged trash must be left at the porch in/around the brown bin, NOT ON THE STREET OR ON THE GRASS ( HOA will impose a fine of $100/day if trash is left on the grass or on the street). Trash is only picked up once a day. Please put trash out early in the morning.

• All accommodations are self-catering. Each home offers a fully equipped kitchen including a full-size Refrigerator, Stove Top/Oven, Microwave, Dishwasher, Washing Machine, Dryer, Drinking Cup, Glasses, Dishware, Flatware, Cookware, and Dining Utensils. Spacious property, good location

Property matched expectations for size. We had 18 members of our family, 10 children and eight adults. Plenty of space for everyone. Slightly lacking in enough crockery for everyone to eat at the same time and no teaspoons! Safety issues were our main concern. The stair bannister came away from the wall, this was fixed within hours of reporting though. Our 3 year old had a chest of drawers with tv on top, fall on him on the last evening. The unit should have been attached to the wall but was not. I reported this after we left, so unsure of the outcome. Child just bruised luckily. No instructions left to work any appliances. Back door lock did not work so we had to jam it closed with a broom.Pool was nice and warm in May, no need to pay for it to be heated, sunshine on it all day. Short walk to communal pool which was great fun for the kids. Half hour drive approx for Universal and Disney. We would use this villa again despite the few faults it had. Had a great holiday.

During our stay, we observed the following. The back door is broken and will not lock, the back blinds are broken, there are 2 dinnete chairs that have broken bases, the large couch in the living area is broke down, other furniture is worn and was in need of good cleaning, the kitchen is limited in cooking supplies, the carpets are extremly stained and quite unpleasant, the pool table felt was ripped, the bathrooms are dingy and have chipped toilet seats, toliet downstairs had feces in the bowl, a broken mirror in the bathroom, some of the beds are worn out and one in the front room downstairs had a broken frame, The patio area has mismatched furniture, the main floor floors were so dirty our special needs child clothes turned black from being on the main floor on day one. The walls and base boards aee stained and not cleaned. We had to go acquire cleaning supplies and clean the floors and counters. The ac system is draining into the pan causing the shut off switch to trigger and turning it off on the main floor. There is marks of quick paint touchups that don't match and look very bad. We also paid additional monies for the grill and heated pool. The pool did not work as noted for our stay. The grill also only lit a small flame then quit working. The home is also listed as much closer to Disney than it is. Average drive time is 30 minutes to Magic Kingdom. The home did accommodate the number of guests but not as described or worth the money requested.

Kissimmee house

It was spacious, great location, convenient to Disney. Recommend more towels, the house can accommodate up to 20 and there were not enough bath and pool towels for the 15 people in our group. The pool was good, the jacuzzi jets weren’t working. It would have been nice to be comped a couple days of the pool heater (@$35/day) for the barely functioning jacuzzi. The pool maintenance person was aware of the jacuzzi issue. A gas grill was listed as an amenity, but we did not find out until the day before our vacation that it cost an extra $85 PLUS the gas to use it. I was extremely disappointed in that. The house could have been cleaner upstairs n check in. One of the bathrooms had pubic hair on the floor. I would recommend a different cleaning company All in all I would stay again but the cleaning and pool issues should be addressed and there should be transparency in regards to the grill use at the time of booking

Kissimmee stay

All in all it was very nice. There are a few updates in the house that need to be done: screen on the bird cage needs to be replaced and the blinds that are on the slider need to be replaced. The house was huge and plenty of room for kids to play. There is an area upstairs that has a full couch and a pool table and Fuseball table that the kids really enjoyed. Bedrooms are very comfortable and plenty of bathrooms. We did have 1 night that it was quite noisy and the police had to come out at 2:30 in the AM to clear people out from the streets, other than that it was fine.

This was a great place to stay for our family vacation to Disney and Universal!

We rented this property for a week when my nephew’s high school band was marching down Main Street at Magic Kingdom. We had a whole group going, but not all were going to all the parks like some of us were. This was a great home for the ones staying back on days to enjoy and relax. It is close to the parks (Universal Studios was about a 40 minute drive) and an easy drive. We usually stay on WDW properties and worried about the parking and traffic but it was honestly a little easier getting out and we got home faster than riding a bus and waiting in lines to get home. We were not able to enjoy the club house because it was very busy the days we tried, but with the hot tub and pool we didn’t feel like we missed anything. The ones that didn’t go to the parks enjoyed being close to restaurants and shopping and other things to do. The only complaint we would have is that the hot tub could have gotten a tad hotter for the aching muscles in the evening. Also the parking is a little tight, but you just have to get creative and you can make it work. We would recommend staying here and in this property again. Had a great stay!

Family Vacation

Our family loved our time by the pool, it was well worthwhile to have it heated. HThe abundance of bedrooms, dining area, and large kitchen suited our needs exactly. It was wonderful to have an extra large fridge in the garage as a back up. We also appreciated the second clothes dryer, also located in the garage. We also loved the access to the larger common community recreation area with its lazy river, basketball and beach volleyball play areas. There are a couple of toilets that are due for repair, but generally speaking this house was very well-maintained and looked after. We would definitely recommend this property to anyone looking for a relaxed fun time with your family.

Nice house

Overall this is a nice property. The property manager was very attentive and made sure everything was in working order. Without prompting, he made sure all the TV's and remotes were in working order and actually brought some new remotes over. The pool area is very nice and the downstairs living space is good for a big group. We were 12 adults and had plenty of space and most with their own bedrooms. The bedrooms are good sized. The extra refrigerator in the garage was nice to have. The property, as with most rental properties, could use a coat of paint. I am sure this is on the to list for the future. A few areas for improvement: 1. paint throughout (it appears dirty, but I think it is probably just a paint job needed) 2. level the pool table (we really couldn't use as all balls rolled to one side). 3. a mish mash of towels (all were clean, but surprised no sets of towels that matched) 4. the propane tank was empty when we got there, so we had to refill per rules (but it really shouldn't be empty when we get there). 5. some kitchen utensils not there, but we were able to manage 6. replace the carpeting on the stairs (it has run it's course, but also likely on the to do list). We would rent again, as I know these things will likely be addressed.

There were small things that were wrong, missing blinds on the sliding glass door, a few tears in one of the bedding, carpets and floor were well used, but nothing serious. We understand a house that big is used for large groups so overall the house was fine. We enjoyed our stay and we’re thankful our whole family could be under one roof.

Place was perfect for us

We rented for Xmas holidays. Everything was good at this place. House is big enough for 20 people, lot of rooms. Only problem we had was no water when we got there but they came in 10 mins and fixed it. Close to all amenities. Community pool and park is very nice. Just main floor sofa and some kitchen chairs need updating other than that everything was good. I would rent again for sure.

Great, big house with lots to offer!

Property was "epic", as most of my guests described it. The layout was perfect with kids' bedrooms, bathrooms, and lounging/game area all on one level with the adult and entertainment areas on the main floor. Parking was sufficient enough to accommodate a large group. We had a couple hiccups, but the management company responded quickly and resolved all issues. The home shows normal wear, as expected, but the pros outweighed the cons immensely. The outside area and view from the pool was awesome, especially at night and during sunsets. We utilized the grill, as well as the heated pool and spa. Guests loved the spa. Daily trash service and laundry facilities made life much easier with a large group.

Enjoyed my stay. There were ample rooms to accommodate my family. The rental was close to all activities I had planned. The surrounding area is esthetically pleasing. The home was exactly like the photos. My grandchildren enjoyed being able to swim in the heated pool each morning and evening. I would agree with a previous reviewer that the rugs need upgrading and new bath mats that aren't shag would improve the experience.

NEEDS UPDATES AND PEST CONTROL

To be fair to this property I will start with the pros- spacious property with nine bedrooms. View from pool overlooking the pond is beautiful . Family spent most mornings having breakfast on the pond. Had sufficient towels and kitchen was stocked with necessary utensils .Now cons- over the course of our stay we found out that most of the furniture is outdated and worn out. The dining chairs cushions feel like you will fall through. The table by the pool was advertised as 14 seats but only 8 was there and they were mismatched. The bedding needs updates. The pool table stick was broken. On the second day a rat was spotted, spoke to the maintenance man who promptly came and brought traps. Once caught he came and retrieved the rat. Another home was offered but it was a lot worst in appearance than the house we were in. Roaches were also spotted downstairs. The walls need painting and love and the furniture chipped. At night it felt like the air conditioner clicked off and everyone was hot in the home. Again the guy came and did something but it did t feel like anything changed. Overall the house needs cosmetic updates, new furniture and a pest control visit. I do also think that for all the inconvenience some type of compensation should have been offered. The home was not cheap to rent.

Comfortably fit 16 people for our recent 14 night stay. Pool water was well maintained and we loved the sunset views. This place is spacious, has lots of potential and all appliances worked well but cookware was not quite suited to the large group. Place was decently clean, but rugs and some furniture could use cleaning and replacement. Note that you need to bring your own toilet paper, laundry soap, garbage bag(13L or bigger), tea towels, wash cloth, cleaning products and spices.

This is definitely a big house for larger parties. Gives everyone their own space. Was a beautiful house but the streets do get crowded with people parking in the streets making it hard to get into the driveway at times. We enjoyed our stay. The house wasn't the cleanest upon arrival. But overall was a nice stay.

This home is exactly as described on the website. My family had a great time at the lazy River, downside we didn’t know that you needed your own float, usually they supply them. Also the cleaning staff could have done a better job, there was a cup left on the table when we arrived. And the floor needs a good mopping. Overall it was great

The home was as described ! Very spacious And definitely recommendable for large families . I can definitely say , we received prompt responses on any and every question we had and we truly appreciate it ! I would just recommend cleaning the carpet upstairs , paint touch up etc. the sofa upstairs had stains still , we understand it’s a rental. But during a pandemic we are already on edge on the cleanliness of places .other Than that we had a great overall experience! Thank you!

Great Small Party Space, but...

The only issue with the house was the pics of the dining room tables show a seating for 14, but it was only for 12. We did see a broken chair in the garage so figured they removed another chair to make the seating space an even number. Otherwise, the home and pool were both clean and no issues were found. We did spot an alligator lying on the fountain base on our drive in, and there are actual signs stating not to feed the alligators, so be cautious. The check in at the clubhouse was a breeze but getting inside the gate, an absolute chaotic mess!!! During the week may not be a problem, but the weekends are horrible! The line of cars were down the street and trying to get into the gate as a guest requires that you show a paper given to you at the clubhouse. There were times when the guards would just hang up and not buzz me in, and also times the phone would just ring without them picking up. That whole process needs to change as it's a huge turn off from me wanting to ever rent in the community again. Also, to the owner, please provide ALL names of guests given to you as that caused a lot of problems as well. A few of the couples invited, drove separately or with other family members and was denied access because their names weren't on the guest list. Do not assume if you're given the names of a couple that they will be together on arrival. Outside of the guard gate drama, we had a great time and enjoyed our stay!

Excellent stay

The house was just like the pictures. There were 12 of us and plenty of room and extra space to enjoy. The pool and spa was wonderful. Overall would definitely stay again in the future. Owners responded in a timely fashion when questions were asked.

Amazing house! (small warning about neighborhood)

This house was PERFECT for my family of 17 people. The pool was lovely. There was plenty of seating for dining and lounging around. The game room was a blast. The bedroom configuration worked so well for our group. There were plenty of bathrooms and tons of TV's. The kitchen was nice and adequate. My family cooks every meal, so we had brought all of our favorite gadgets and appliances with us since you never know what a rental house will have. Our only criticism of the house is that the carpets are in need of cleaning and there were some light bulbs burned out. I didn't even mention these to the owner because they are so trivial compared to how amazing this house is. A warning about the neighborhood - These houses are very close together. My family fit 5 cars in the garage and driveway, but it seems like everyone else didn't even try. There were cars all over the road and made it difficult to drive. There were loud parties going on all around us. Every time I walked out front, there was a strong smell of marijuana. I think the difference is that this neighborhood rents by the night, compared to other places we've stayed requiring a 7-day rental. That probably changes the atmosphere from party house to family vacation home. That' s just my two cents; I'm certainly no expert. Also, none of us had cell signal when we arrived at the front gate. I didn't print out the codes because I knew they were in the app. Well, I had to drive 2 miles away from the neighborhood to get cell signal to be able to access the app. *Be sure to write down the codes before you travel.

Large family approved

Pros: large space. Pool complex is great. No issues with heating pool during March. Family friendly neighbourhood and complex Cons: were not completed cleaning the house from previous guests by the time of check in so we were delayed. Broken pool cues that were never replaced despite telling the property manager. We ended up going out and buying our own pool cue tips. The place could use a paint touch up and carpeting upstairs. The kitchen could use more supplies (no wine bottle opener or containers for leftover food). Overall I would stay again.
