This is our second stay in this home. A group of friends go to the area once a year for a long weekend. This year, the Wi-Fi worked great and the hot tub was lovely. The homeless cleaner in general than it was last year. Our favorite part of the home is hanging out on the porch. We had an issue with not being able to light the indoor fireplace and when we reached out for help, did not receive any clarifying directions. Also, the downstairs bathroom did not have any soap in the shower, and when we asked where we could find soap to refill it, were told it was our responsibility despite all the other showers having soap. Finally, many of the dishes on the shelves were not very clean and the cookie sheets need to be thrown away. They have permanently burnt food encrusted on them and are disgusting. Despite these minor inconveniences, we had a wonderful time and will stay here again.

Positive: The location was great; it's only 10 minutes to town and Pagosa Hot Springs.The house is located on the San Juan River, so it has an awesome view of the mountain and the river.The house is quite spacious.Negative: First and foremost, they won't consider us checking in a little early.Then the wifi was very slow and intermittent; if you are an AT&T customer, there's very little service.The house is pretty dusty everywhere and has lots of spiderwebs, especially outside on the patio.All coffee mugs are stained, and a few have cracks and chips, but there are more plastic coffee mugs than ceramic mugs.Also, we ended up putting all the utensils, plates, and bowls in the dishwasher because all of them are dirty, and every utensil and drinking glass still just has all this soap stain. It was just disgusting to use, and all the utensil drawers have those particles of dry food crumbs and dust.The master bathroom's two rugs are just nasty. And in the upper loft area, they placed a small bathroom rug in front of the sofa that has some kind of yellow stain and smells; it was just disgusting.The outdoor patio was again just pretty dusty and really needed sweeping, dusting, and spiderwebs removed. The dining room chairs are metal; they're actually outdoor chairs, and they're cold and hard to sit on, and they don't match the dining table. The hot tub never did not get hot at all. And again, its quiet dusty and dirty outside surrounding of where the tub located.

Great house location overlooking the beautiful San Juan River Valley. Back porch was amazing! Rooms were great and great location. Only complaint would be landscaping. Lots of weeds and first impression pulling up was a little worrisome. Luckily rest of house was great.

Great Place to Relax

We really enjoyed our stay at this charming riverside cabin. Everything was spotless, with plenty of extra pillows, sheets, and towels. The kitchen was fully equipped, including some thoughtful extras. Customer service was available 24/7 and very responsive. The location is convenient, just meters from the main road, and the flat area in front of the house makes parking and access easy.The layout is ideal for three adult couples, as the rooms are on separate floors, offering privacy. However, I wouldn’t recommend it for children. The backyard is quite narrow—just enough space for a large jacuzzi—and beyond that, there’s a small cliff that drops straight to the river with no barrier. Two beers and a lack of caution could turn into a dangerous situation. All in all, I loved the place and would definitely return—with the right group.

WONDERFUL

We had an amazing time at this house. The views were beautiful, the drive was an easy 20 minutes to Wolf Creek Ski Area and 10 minutes to town to eat or go to the hot springs. There was plenty of room for 7 adults and 3 toddlers. We are already planning our next trip back to this house!

All you could ask for

Ideal proximity to Wolf Creek and still convenient to head into Pagosa Springs if needed. House provided lots of extras and kitchen was well stocked. Beds were comfortable and hot tub was perfect!

Excellent location for our hunting crew

We loved the cabin. It worked perfect for the 4 of us to each have our own room and bathroom. The hot tub and outdoor deck areas were also amazing! It was also furnished with everything we needed for the week! Will certainly return.

Perfect Accommodations

This property was perfect for our family vacation! Very spacious, comfortable bedding, plenty of bathroom space and a very functional kitchen. We particularly loved sitting on the patio by the fire pit. If we ever venture back, we'll be sure to see if this rental is available.

Beautiful home/location with everything we needed for our ski vacation. Clean. Comfy beds. Hot showers with great water pressure. Plenty of space. Fully equipped kitchen. Nice grill, outdoor seating and fire pit. Unfortunately the hot tub was not working during our stay, but we informed the property manager upon our arrival so hopefully they can have it repaired for the next group.

Was a very nice place for the 5 of us. Plenty of room for a reasonable price. We didn't get to hang out on back porch because of rain but I can imagine how nice that would have been if weather had been better

Very nice & spacious!

Had a great time & clean homey place to stay. Loved sitting on the back porch & listening to the river. Peaceful. Only thing I would do is add another TV to another master suite. Both couples wanted the bedroom with the tv. The other tv is in the bedroom with bunkbeds.

Highly recommended property

This cabin/house was just as described. The location over the river offered easy access to the river, wildlife watching from the porches and nice sounds during the night and day time. Property is close enough to town for some shopping but far enough to keep things quiet. We had a party of 10 ranging from ages 7 to 75. The place felt roomy and offered all of the amenities we needed including a great BBQ. If you are looking for a peaceful retreat for a large group this might be the place for you.
