The whole hotel was spotlessly clean and well maintained. Excellent location, a 30 second walk to the Tram and just 2 stops to central Edinburgh

I had a very disappointing experience at this guest house. The lady who I believe is the manager was extremely rude to us. When we arrived, the room was not clean. She showed us a more expensive room instead, but we insisted on staying in the room we originally booked. She allowed it without extra cost, but the situation was handled very unprofessionally. While we were outside, they entered our room without informing us, which is a serious violation of guest privacy—especially since we had valuables inside. When we asked about it, she claimed the table polish was damaged because we had placed a trolley on it. We apologized, but the next day she demanded £100–£150 for “maintenance.” After some discussion, we ended up paying £40. She was rude, made disrespectful comments about our nationality, and clearly doesn’t know how to treat guests. The breakfast quality was also very poor and only provided after we specifically asked. Overall, I do not recommend this place to anyone looking for a comfortable and respectful stay.

Nice, quaint and cosy

It is just perfect for my regular trips to Edinburgh. The hotel is unfussy but quaint in an old fashioned way. A nice change from the sterile rooms of say Premier Inn.

Cute and comfortable facilities, but the best of all is the hosts. The family that runs the hotel is just so kind and welcoming, and they are really attentive to your needs. Breakfast room and food was very nice as well. I strongly recommend this place!

The staff were extremely kind and helpful, the area is quiet and just a short walk or tram away from the heart of the city. It was nice to be away from the noise of the city to sleep but still be close to explore in the day. It is an older heritage building but has everything you need to feel safe and rested.

We had 2 very pleasant nights in a beautiful room here. The hostess was kind, helpful and offered us delicious breakfasts. We were able to leave our car parked across the street the whole time we were there. The neighborhood is quiet, just removed enough to be away from the crowds, but walkable to all Edinburgh’s main attractions. We were happy there and would recommend it to future guests.

Very welcoming

This hotel is a fairly old-fashioned guest house and a little bit rough around the edges. However, it is clean and the service was excellent. If you want to be in the West End or near Haymarket, it’s a good location.

We were given a larger room when Mrs Chan saw the size of our luggage. Very well appointed- even a bath. Everything was very clean. Breakfast was simple but very adequate with hot and cold options. Good quiet location close to trams and trains.

The woman running the hotel, I think her name was Mrs. Chan, was so wonderful and kind my whole stay. The place was sooo clean and comfortable and in a great location. Cannot stress enough how welcomed and taken care of I felt by the staff. Breakfast was soooo amazing as well. Would definitely recommend and stay again.
