Close to the beach, loved that we had a TV and fridge. Close to all the amazing restaurants and loved that we had a hammock and chairs in front of our room and a great beach view. Highly recommend this hotel!

If you like to swim and snorkel, this is a great place to stay. The hotel is right on Playa Norte beach.

STAYED HERRE FFRON 8-12 AUGUST . OLDEER UNIT , HOWEVER EVERYTHING WAS IN OPERATING ORDER . MUSTT WALK OFF PROPERTY FOR CONT BREAKFAST . CONSTRUCTION IS ONGOING ON NEW UNITS , CAUSING NOISE DURING THE DAY . THE STAFF ARE VERY FRIENDLY , AND VERY HELPFULL . AS FOR AMENITIES , YOU MUST PAY TO USE A LAWN CHAIR ON THE BEACH ( EVEN THOUGH YOU ARRE A PATRON OF THE HOTEL ... BUT YOU GET A SOFT DRINK TO GO WITH IT .

The location is just perfect; this is the first time we stayed so close (just 10 steps) from the see; listening to the waves and breeze. Even big expensive hotels do not offer that luxury. The room itself was comfortable enough; in general there is a room for improvement but we all knew that for the money paid we couldn't expect 5 start resort.

So glad we chose this hotel. It is in the best location on the entire island in my opinion, the beach out front is the perfect place to relax. Hotel was very clean and comfortable. We will return to Isla Mujeres in the future and we wouldn't stay anywhere else. Excellent locally owned hotel, beautiful grounds, amazing location. It is not a luxury resort, but if you are looking for an amazing budget option, this is the place.

There are many lodging options in Isla Mujeres but none offer the perfect location of Villa Kiin - right on the best snorkling area, away from the crowds, a short stroll to downtown, next to a bar with live music each afternoon. Most of the rooms have a beach view. There are two kitchens available and a lovely garden with shady seating for the guests to enjoy. My wife and I will return.

This hotel is quite basic, but it's right on the beach and an easy walk to town. The room was cleaned well every day. We mostly relaxed, ate at several of the great local restaurants and soaked up the sun! There are other much more expensive hotels nearby, but the price at Villa Kiin is hard to beat. I would stay here again.

The hotel was clean, the staff was very helpful and the location was great! This isn't the place to stay if you're looking for a pampered hotel experience, but if you're like me and just want a clean place to sleep after the day's adventure, it's a great value.

Quaint, clean, comfortable and romantic. Walking distance to everything. Courteous and concierge alike staff.

Our room was a Pakal room on the top floor. It was nice and clean. Desk clerk spoke english well enough that we could understand each other. You had to reqest the TV remote, air conditioner remote, and beach towels at the front desk. This was not well posted. No real complaints.

I was plesantly surprised the location and the garden are great the beach is great. The only thing I could complain about is a loud air conditioner
