This beach house drew us in for our annual spring break beach house trip. On the plus side there's (1) Location - just across the street from the sand and close to Newport/Balboa shops and dining, (2) Remodeled recently + large fridge for groups, (3) 5 bedrooms + 4 bathrooms in just the upstairs rental unit, (4) Smart Tv = streaming services + wifi, (5) good-sized 2nd story balcony, (6) beach towels and some beach chairs provided.
We are seasoned vacation property renters and struggled with a few things that tossed some shade on our stay including (1) Host/Vacasa response time -we were missing bedding for the pull out (noted in listing and included in "sleeps 12"). It took two full days to get it after multiple calls, SMS, and emails using numbers/emails listed. I've never had such poor response to a basic need that was an expectation, (2) Living space - It's listed as 'sleeps 12' but only 6 dining chairs for the large table and room for 6-ish to sit in living room. It's open concept but made for 'standing room only during meals until we pulled in some of the patio furniture, (3) 4th bathroom was literally the hallway connecting the front to back of house. Awkward and tight!, (4) Laundry unit was full when we arrived - washer and dryer. Also noted this in my messaging and calls. Never got addressed, so we didn't use it during our stay. Goes back to accessibility/reliability of host, (5) No grill - patio had room - definitely suggest this be added.
Recommend - Yes, for a smaller group. Location was great and overall property was neat, clean, and kitchen appliances were excellent for cooking meals. It had enough of a luxury feel to be a good choice for a family, girls getaway, etc. Hopefully, as a newer property on the Vacasa/VRBO site, the local host with get better equipped to handle messages regarding the property from guests during their stay.
