Overall experience is definitely GOOD with one major caveat - right expectations.
THIS PROPERTY IS OLD (and not the St. Regis NYC kind of old) so with that come some issues.
Hallways are really hot in the summer. Elevator makes loud noises on the way down. In the room: AC is weak and noisy (it's not central air, but one of those under window units), plumbing makes weird noises at night, furniture is outdated in design and worn, window shades have old school 3-piece design that doesn't block light well at all. Then there are minor wear and tear issues that property just doesn't stay on top of. For instance, my room had no drain cover in the sink and a loose cover in the shower. Plus the sofa had no back cushions (?).
THAT SAID - if you are looking for a budget priced, spacious rooms that with good sound insulation, that are clean, safe, and reasonably comfortable, this location is pretty good. By far superior to motel level accommodations that charge close to same rate per night in the area. Plus Staff is friendly and helpful. Breakfast is OK if you are into fast food.
Again, at this nightly rate you can't expect 5 star hotel experience, but what you do get here is good value for the money. Half the time I come to KC I stay at the Marriott property 5 minutes away and honestly, while the building is much neater and more modern, the room is not that much different even though it's literally twice the price per night.
