The Space:

All of the home's living space is on the second level, up 17 steps.

HOME TRUTHS

- The home is on well water and septic system.

- Well water may taste or smell differently than you're used to, but it is safe.



Guest Access:

Guests will have access to the upstairs living area, outdoor seating area, pool and lounge chairs. The owners do have another home on the property, but will not be sharing the amenities with the guests.



The Neighborhood:

The house is located on a long dirt road 13 miles from Round Top. You'll feel like you're almost there, but you'll need to keep going. Enjoy views of the native wildlife during your drive!



Getting Around:

You'll need a vehicle to get from the home into Round Top and the surrounding area. Consider renting HOSTIE's chauffeured luxury sprinter van during your stay. Ride sharing apps, like Uber/Lyft, aren't available in this rural area.



Other Things to Note:

*Pre-arrival form & rental agreement: we do ask for a copy of your ID as part of our guest screening process after the reservation is confirmed. You will also be asked to sign a rental agreement within 24 hours of booking. 



* For liability and security purposes, there are external cameras at the front, sides, and back of the house. Cameras are operational 24/7/365. Hosts may monitor external cameras at any time via a smartphone app. Cameras are not to be tampered with or covered. There are NO inside cameras.



* When you stay with HOSTIE Vacation Rentals, you are covered for any accidents that might happen up to $5000 with the added fee of $79 in your total. Coverage details are spelled out in your rental agreement. This is applied to all bookings.



* CANCELLATION POLICY : The initial deposit is fully refundable up to 30 days prior to your stay, less a 6% processing fee. No refunds for cancellations made within 30 days of check-in. For spring, fall, and winter antique show dates, no refunds for cancellations made within 60 days of check-in. The cancellation policy will be upheld with no exceptions. All guests are encouraged to purchase trip insurance.



*IMPORTANT TO NOTE*

- Cell service- can be very spotty inside the house. You must connect to Wifi to make a call at times.

- This is a guest house. The owner's property is across from the rental and they may be there during your stay.

- The home is located down a long dirt road 13 miles from Round Top.

- Please note that sightings of common insects or wildlife (such as skunks, snakes, scorpions, spiders, flies, wasps, mice, ants, etc.) do not qualify for refunds, as occasional encounters are possible in any rural environment.
