Villa Turquesa is a landmark beachfront home located directly on Akumal Bay, offering generous space, classic Caribbean style, and a layout well suited for multi-family vacations. As the first beachfront villa built in Akumal, the property has long been a favorite for extended families and groups of friends.

The main villa includes five bedrooms, each with an en suite bathroom. One bedroom sits on the beach level with two double beds and easy access to the pool terrace. Upstairs, the primary suite features a king bed and opens to a private ocean-facing patio. Two additional guest bedrooms are furnished with two double beds each, while a children’s room includes a bunk bed, a single trundle, and a single bed with rails. The attached guesthouse provides three additional bedrooms and bathrooms, offering flexibility and privacy within the group.

Unbelievable location and incredibly nice property. Was there with my bachelor party. Claudia the concierge took extremely good care of us, booking rides to all of our excursions and to and from the airport, setting up a private chefs who shopped, cooked and cleaned for us, and over all being ready to help with whatever we needed. Would highly recommend this place to any large groups looking for a relaxing vacation and to have things taken care of for them.

Absolutely amazing!

Looking at those pictures thinking “Could it be that good?” Yes, it is absolutely is. House is in a small, gated community (felt very safe) on a picturesque white sand beach. In the water, it is rocky and difficult to walk, but shallow, protected cove is perfect for snorkeling and kayaking (available at house). We saw conch, rays, squid, beautiful fish. Immaculate house was perfect for our group of 15. Each of 8 bedrooms has a bathroom (do not flush toilet paper) and air conditioning. Pool is clean and the perfect temperature. Kitchen has ample cooking supplies but not oil, spices, etc. Drinking water is supplied in 5-gal bottles. Running water is very hard. Bring moisturizing soap. Wonderful house staff come daily. Plan to tip them 2 each (or equiv. pesos), per person in the party, per day. We were delighted by their services. They will do laundry for 8 per load. Closest restaurant, Jungle Fish Beach Club, is 10 min walk on beach (excellent, reasonably priced, fantastic drinks; try the caipirinha and tamarindo mezcalita). 20 min more is the heart of the resorts, with restaurants, shops, and turtle snorkeling trips (well worth it). Akumal Concierge Services manages the property and books airport rides, private chefs, excursions. Safe, friendly drivers; wonderful food. Book van with driver for a day to see Tulum ruins, cenotes. If renting a car: parking is limited. Taxi service is in Akumal; public vans along the highway go to Akumal or Tulum for 50 pesos.

Wonderful family vacation!

Our family of 15–ages 14 to 80–had a fabulous time at the Villa Turquesa. The home was perfect for a big family. It is well equipped, clean and comfortable. The staff is delightful and kept the place sparkling clean and in perfect working order. There is snorkel equipment and plenty of kayaks to make exploring the reef a pleasure. Our kids and grands said out of 27 years of family trips, this one rates up in the top 3!

Amazing stay for a family of 16

We enjoyed our stay in this beautiful house. The kitchen, table, and living room were spacious and accommodating. The morning sun and the beautiful sunrises were refreshing, including the splash in the pool. The cleaning crew was amazing, always smiling and flexible. We were so lucky to see three turtles laying eggs - unforgettable for sure! We hired a chef one night and were very, very happy with the food they prepared for us. All 16 of us had a great time. We will definitely come back.

Perfect for the whole family

We stayed at Villa Turquesa with our entire family including babies, kids, teens, spouses and partners and it offered something for everyone. The location right on the beach made it simple to watch the sunrise in the morning and enjoy the sound of the waves. The pool was big enough for us to float around in and the kids loved it. With direct sunlight in the morning and early afternoon, it offered a nice shaded place in the hot afternoon, with some areas shaded at all times which were nice for the babies. The sargassum seaweed didn't bother us, maybe due to the wind and the groundskeepers carting away large amounts in the morning. Entering the sea is a bit rocky, but not difficult and there was decent snorkeling with quite a bit of different fish species and little holes/caves to explore. The kayaks were also a nice activity. The rooms were comfortable and had AC, with some of the larger rooms taking a bit longer to cool. Each room having its own bathroom was a nice luxury with so many families sharing one house. The housecleaners were friendly and there every day from after breakfast to early afternoon and kept the place very clean. Sometimes we had to plan around that with our babies nap times or cooking lunch but it wasn't a big deal. The groundskeepers also did a great job cleaning up the pool every day and responded quickly to our request to cut down some of the coconuts that were hanging over the pool after one had fallen down. Overall a great experience!

Great for multi-age families

Perfect for a family reunion with 7 adults, 2 teens and 4 kids ages 5-10. Private pool and beach at front door kept the kids entertained and busy. Lots of restaurant and shopping options close by. Also, many activities and Mayan archeological sites within a short drive.

Relaxation at its best!

We stayed for 4 night. It was a nice relaxing place, away from the city and only a short 25 minutes drive to the next town. Aracely and her cleaning crew were amazing! They do get there around 9AM so be ready to wake up early in order for them to clean your room. The view was amazing and relaxing.

A stay in paradise

We really enjoyed our stay in Akumal at Villa Turquesa. The view from this house is exceptional and the amount of outdoor seating was wonderful. The housekeeping staff, the number of bedrooms and bathrooms, the well equipped kitchen all contributed to a memorable stay. The fact that turtles nest on the beach (during our stay) made for an even more memorable visit. Future visitors will want to be sure to understand that ONLY the bedrooms are air conditioned. We were not accustomed to the heat and humidity so that element made for a more challenging visit. The cieling fans were helpful but it was too hot indoors to want to cook on the stove top. They do have 2 refrigerators which was very helpful with one keeping food cold and the other drinks. There was plenty of bottled water and we used that same water for ice cubes - so that worked well. The water pressure was very low in the main house and difficult to get a truly hot shower - just a slightly warm shower. The guest house occupants said they had hot water - so who knows. The staff were helpful and not at all obtrusive. (They were very helpful!) The master bedroom door is warped and has to be slammed/muscled into close - especially to keep the AC inside. This made for a noisy opening and closing - which was less than ideal with small kids sleeping in the next room. However, the kids room had a bunch of great toys, books, etc. Highly recommend just be prepared for the heat & humidity! :)

A Great Rental Property

We stayed at Villa Turquesa the last part of May 2023 for 7 nights. Our group consisted of 13 adults - 5 couples and three singles. Each couple or single was able to enjoy their own room and bathroom. The property is in a very safe, quiet neighborhood, just steps from the beach. The staff did a great job cleaning up the seaweed each day and it was never a problem. We hired a chef named Martina Jeising who fixed all of our lunches and dinners while we were in the house. Highly recommend her. She and her assistant prepared, served and cleaned up after each meal. It was so nice to eat great food and not have to leave the house. We had a couple of small maintenance issues that were both resolved quickly when we informed the owners. The home is in good shape. It shows normal wear for a beach house. The dining table was huge and we were able to get 13 adults around it comfortably. All bedrooms have AC but there is no AC in the family/dining/kitchen area. It got pretty warm there at times but having the pool right there was a great place to cool off. We walked to Akumal Beach which took about 25 minutes each way. There is not a lot of sand area on the beach but enough to enjoy it. Lots of rocks and coral so make sure you wear water shoes. We snorkeled and kayaked a lot and had a great time. There are two fridges, plenty of bottled water and plenty of dishes and cookware. House had towels and beach towels which we loved having. Would stay here again for sure.

Wonderful vacation spot

This house was even better than we could have imagined. It was very spacious, very clean, and the view was amazing. The staff was very friendly, they cleaned the sargassum almost every day so it never got too bad in front of the house and we were still able to enjoy the beach. They provided kayaks and snorkeling gear as well which my family all used several times. The concierge was great with giving us advice on places to go as well as helping us with transportation. It was such a beautiful and fun vacation at this house! Highly recommend.

Terrific accommodation

The place was lovely. Accommodated 15 adults comfortably on our company retreat. Manuel and the cleaners were amazing. They were joy to have around. Manuel was nice enough to pass on his knowledge of how to open a coconut :) 🥥 Aside from a minor issue with our airport shuttle, there wasn't one hitch. Overall, excellent. What an amazing property!

We had a group of 12 and this place was perfect for us! Having the pool and ocean and kayaks gave everyone something to do. Our host referred us to a concierge where we hired a driver to take us around in a passenger van. Best money we ever spent! Mario was so knowledgeable about the area and it added so much to our experience. We also hired the private chef on our last day. They were amazing as well! I highly recommend this property and all it has to offer.

Loved it - except for one thing

The house is lovely and the location is beautiful. There were 11 of us there and there was loads of room for everyone. Having everyone around the big table for dinner was great. There are beachside shops and restaurants about 30 minutes walk each way along the beach. I have to give a shout out to the rental agency who were fantastic. The only negative was the seagrass. It was piled high along the beach and stretched out about 20 metres from the shore. And the smell was horrific. There were a few days when we had to leave the villa because the stench was particularly bad. It's nothing that the owner or management team can fix. It's down to pollution, but best to be aware of it before you go. If there's any feedback I can give it's that the kitchen could do with a few common spices and new sun loungers are badly needed.

Family vacation (12 adults and 4 kids)

I booked the whole place (8 rooms) for a group of 16. We were attracted by the location and the fact that each room has its own bathroom. The listing pictures are outdated and the place wasn’t well maintained but it was fairly clean. Most of the window frames are rusty and are in need of a coat of paint. Starting with the kitchen and living room, the furniture is old and many cabinet doors are falling apart. There is no A/C in the common areas, only the rooms have individual A/C units. There is a mosquito-screen to access the pool area and it is falling apart and doesn’t close properly. The pool is smaller than I expected (judging by the pictures in the listing) and the water was cloudy. The pool lighting didn’t work and one of the lamps inside the pool was broken and hanging from the cables. The lounge chairs are very old, low quality, and uncomfortable. There is a palm tree next to the pool where the kids were hanging out most of the time. A coconut fell from the palm tree and hit one of the guests (luckily not on the head). We told the owner and he cut the coconuts the next day. The beach was covered in sargazo (seaweed) and there was some trash (cups, plastic) stuck in it. It was sargazo season in the area and although there was a crew cleaning it, there was too much of it and it smelled like rotten eggs. This is not the owner’s fault. When we checked-in, there was no one there to greet us. Once we found their number in the welcome book, the owner came to greet us. The rooms were spacious and clean. For the price point, I was hoping better decor and storage space. Three closets were locked or full of stuff and we couldn’t put our clothes in them. The room doors in the villa next to the main house are in bad shape and need oil in the hinges. There are cracks in some of the walls and the whole place could use a good coat of paint. One of the water handles in the shower of the master bedroom in the second Villa was broken and fell apart. The shower drain was clogged when we arrived but the owner took care of it as soon as we told him. There was a cleaning crew that arrived every day early to clean the house. For what we paid for the place I had higher expectations. With a small investment this place could be much better. It would be great to have some outdoor speakers we could connect via Bluetooth, for example. As it is now, I would not come back to this place.

Private, quiet, Villa in a beautiful beachfront setting

Villa Turquesa was the perfect fit for our 19-member family vacation! Situated beachfront in a quiet, beautiful setting, with a pool, each bedroom with an adjoining bathroom, a large gathering room, plenty of seating for meals worked well for our large group. The hosts gave us very helpful suggestions for planning our visit, including how to order grocery delivery, chef services which provided us with several wonderful meals. The concierge arranged reliable transportation for our tours and excursions. Three generations of our family ages 7-69 thoroughly enjoyed our stay here and would recommend this property for your next visit to the Riviera Maya.

Wonderful stay

We just concluded a 6 night stay at Villa Turquesa. Our group was 12 people, including 3 kids and a baby. The main house (with 5 bedrooms) was large enough to accommodate our entire group. There is a separate section of the house with 3 additional bedrooms, but we did not use this side at all. The house was clean and ready for us upon our check in. Housekeeping came in almost every day to tidy, make beds, clean dishes, sweep floors, and bring fresh towels. The groundskeeper was awesome and helpful too. The house is the first on the street, right next to the security gate. The community consists of about a dozen or so beachfront villas along one street, the neighborhood is very quiet and we only saw a few other groups during our stay. The beach right in front of the house is a little rocky on the bottom, so bring water shoes or sandals to wear in the ocean. The listing online was accurate, but the house itself exceeded our expectations This was our first trip to Akumal, we had such a great time, we would definitely like to stay at Villa Turquesa again. Great place for anyone looking for a quiet family/friend gathering on the beach!

Amazing location, lots of space for big groups!

We had an amazing time at this property. The location is fantastic on a quiet beach. Very safe. Communication with the host and those that managed the property was super easy and quick responses. Having bathrooms in each room was a luxury especially because we had a big group. The ocean is calm and lovely to kayak, snorkel, or just swim. Perfect for large families or groups of friends. Great vacation home

This was a really nice place for a large family. We enjoyed the house, beach, and pool very much. We felt safe the whole trip. The views are amazing. The service is wondering. We had one hiccup with communication to how much of the house we had access too but after the first few days they were able to open up the rest of the house for our other parties. The staff was nice and professional to work through this with. They had toys in the kid room which was great and plenty of life jackets and snorkel gear. Would for sure recommend this place to anyone.

2021 Iowan family vacation

We brought 15 people to this house all from Iowa. Kids and adults. If you are looking for an authentic trip to Mexico this is one you will relish in for a lifetime. The house manager Ernesto and his family could not have been better people. Truly the salt of the earth! Every need was met from kayaks, authentic food...definitely take Ernesto up on cooking a meal for you, pool was great, location was right on the beach. The sargasso was excessive in July but after a day we got used to it. Turtles are kings on this stretch of the beach...every night they come up and lay eggs. It's a wonder to watch. The house is big...perfect for large groups. Ernesto can help with taxis to wherever you want to go. Tulum is about a 20 minute drive...great restaurants and definitely check out one of the many senote's here. You can walk in either direction to restaurants on the beach. Walks are a but of a challenge with the rocky beaches but Embrace them were! There were 8 kids ranging from 21 to 10 years old and this trip gave them a real look into Mexico, it's culture, it's cuisine, it's language and its beauty. Language barrier is difficult here but it's what makes it unique. If you are looking for a all inclusive comfy Cancun vacation surrounded by other Americans this is not the spot. Embrace your adventures and book this house... you won't be disappointed by the quality of the hospitality. Loved it and will book again! Viva la Mexico!
