It's a nice property but too far from main pool area & lobby; the rooms floor was also nasty, felt like the carpet had been shampooed & was wet, smelled musty in the room; tile area was also slimy feeling; room was kinda loud right next too the tram

The staff were all very pleasant. The rooms were outdated and typically what I would expect from a 2-star hotel. I felt it was overpriced for the quality.

Our ocean room floor was on the first floor next to multiple staircases. We heard everyone’s conversations echo as well as their rolling luggage. Small bathroom, sink outside bathroom but clean. Great check in service. Train took too long to wait for so we walked to our room.

Totally blown away by the beauty, size and number of activities available.

Some of the property is being remodeled. Unfortunately, I was given one of the older rooms and had a failing AC unit. I was lucky enough to only be staying for three days.

We had no hot water and had construction outside our window so we had to move a few times. $33 dollar a day parking for our rental car was a rip off. $45 amenities fee was high because you didn't get anything for it unless you want to watch free DVD's on your vacation

Hidden/Small-Print fee alert: $40 per day for "Room charge" and $33 per day for parking that is far from your hotel. Before you book and think you are prepaid, you will be charged $73 a day once you arrive. These charges are NOT included in your initial booking. Buyer beware!

Beautiful property on the waterfront, it is massive, has three different types of pools, a lagoon, and takes a long time to get around. I would come back again, but there are some lessons to be learned for next time. It is nice that the property offers a tram service, but it is very slow running that often times walking (even while carrying a toddler) is much faster than using the tram. The parking facilities were easy to use, although very expensive. They are also quite far of a walk if you are staying in the Ocean Tower like we did. This made it very inconvenient because you would have to take the tram or walk every single time you want to take your vehicle out, even if it's a small trip to the grocery store. Service was so-so. The employees at the Ocean Tower front desk weren't all that caring. They weren't unpleasant, but it's just very transaction. The resort fees were very high for what their offers are. The internet did not work the entire time during our four night stay. It was frustrating that LTE worked better, and sometimes that was spotty due to the hotel location.

This is a truly fantastic hotel although parking for even the guests with reserved rooms starts at $27 per day ($37 for daily valet). A single 30 cent bottle of water from Costco or Walmart will set you back $4 here, so eating anywhere on the premises is very expensive. So for anyone planning to purchase all their meals and drinks on the premises, bring lots of money. Otherwise, the room in the Ocean Tower was excellent, as are the grounds, pools, and the dolphins. It was worth the $300 per night for the experience of enjoying the hotel grounds. But we don't plan on returning to this hotel for any Kona visits that exceed one or two days.
