Many areas are in a state of disrepair.

Location is good. Hotel is old and needs investment. Takes too long to arrive from main lobby to Ocean Tower. General service isn’t good.

This Hilton property is substandard to what the Hilton name entails. The room is outdated and was not cleaned properly. there was no room service so if you ordered you had to walk a long way to get your food which needed heated by the time you returned to your room. The cost was way too expensive, near price gouging, especially if you had to get your food only to return to have a lukewarm meal. there were microwaves available; uniquely, you had to ask for one to have it in your room as if they were deceitfully making you eat in there dining areas. The canal which spans the property stunk and wasn't tested with mosquitoes. The drink cups were a decent size except they did not fill the cups though Hilton charged you ridiculous prices for a drink. i'm regretting being a Hilton Honors member and saving my points because I don't know what I'm saving them for now that I see their quality and quantity has gone way downhill.

We have stayed at this property four times previously. Things have changed considerably and we may rethink coming back next year. There are limited places to eat...and very expensive for the quality of food. Nui restaurant is a poor substitute for a "fancy" dinner. The Provision Company offers an amazing view with great staff. However, the menu was fixed and limited with an expensive bill to boot. Big Island Breakfast was a great "bang for your buck" and it's closed with no indication of reopening after talking with administration. The rooms are in dire need of a paint job and some modernization. We were told upon check in that daily cleaning/housekeeping was unavailable and that our room would be cleaned twice during our 10 day stay. There are no bar service at the smaller pools. Finding a towel is a hike and the towels need replacing. The luau was a shell of itself. No fresh leis offered and drinks were sub par. The food was great and staff wonderful. The show seemed much shorter and lacked the luster from the amazing host that use to give a wonderful show. Theincrease in valet parking is outrageous at$50 But the grounds are beautiful; the children loved the trains and boats and gorgeous surroundings. The people/staff are wonderful and try to accommodate in every way. I don't know if this however takes away from the sting of all of the negatives....I think we will consider other places next time...sad because we usually go every year as a family tradition.

This property is way past its prime. The layout is ridiculous and it takes 15-20 minutes to get from your room to anywhere else in the resort. You’re forced to ride the world’s lowest tram or take a water taxi between buildings. The whole place is a Disney-like disaster.

Loved staying here. Absolutely a gorgeous hotel and property. No issues whatsoever.

We had an outstanding stay! The only downfall is the high cost of resort fees & parking, the long walks to the parking lot & only having the room cleaned once during our stay. Otherwise, this was an excellent resort & we found some beautiful beaches close by!!!

The lagoon was our favorite amenity but the parking is over priced and a very long walk from the room. If you forget something in your car you'll need to spend 30 min to get it. Also over crowded, especially considering the current COVID situation.

Made the mistake of trying to check-in at the 'main' resort check-in desk. Was referred to the Ocean Tower check-in, which was a 10 minute walk/tram ride away. The Ocean Tower isn't described as an 'econo option' for this resort, but they really gave me the impression that it is. From the 47 minute wait to check-in at a check-in desk staffed by one (the 2nd agent arrived 15 minutes after queuing in line) to the dozens of ants in the bathroom, this was FAR from the experience I thought I had paid for... especially paying almost $100/day for parking and resort fees. Did I mention no maid service for a 4 day stay? The in-room coffee is horrible and very much set the tone on day2.

Didn’t like that almost all the restaurants were shut down and not staffed, way different from the last time we were there.

Great facilities, pool, views from the room and food options. Only issue was check in was extremely slow.

So much of this resort was closed. Pools under repair, all waterfalls turned off and boarded up. Disappointing that it is peak travel time and this is okay. Almost $50 daily resort fee for the little that was open seem steep. Employees are really nice and room was spacious but it just didn’t have the same feel as it used to. I have been going to this resort for 30 years. If it was the first time I would not be returning.

Very disappointed to find out the main pool and hottub by our tower (ocean) was completely closed for construction (there was a tiny adults only pool open with no view, limited sun and no hottub), and we had to walk about 20 min to farthest side of resort to the only open hottub, which was cold 3 out of 4 days, and crowded with over 16 kids under 8 yrs old (and most under 5 yrs), splashing in the hottub. The cool swim-in caves, and hottub were all closed for construction or Covid; those amenities were the deciding factor for booking this accommodation over others, so to find them closed (with no notice posted on the hotel website- I looked) was extremely disappointing. The ocean water lagoon was nice at least. The room was also disappointing: dirty hair (long and dark-not mine) on bathroom floor when checked in, bed was hard, toilet paper the roughest possible, lanai door didn’t slide easily, so had to get my husband to haul it open or closed each time. Worst of all was how noisy it was starting early every morning around 6am; some brilliant person designed the hall outside the rooms with small subway style tile, so every single rolling suitcases (or housekeeping carts) made a godawful racket and was impossible to sleep through (the doors were also clearly not sound proofed enough). Our car also got stained from sprinklers in the lot and were told management would get back to us, which they never did despite contacting them on our 1st day there. Most staff was veryfriendly!

Great lagoon for swim and snorkel, parking $40/night is a ripoff after you pay the resort fee and have to walk for half a mile to get the parking in the sun, no shade and no convenience to be charging that high price for parking.

There was nothing open. No food available. Everything closes at 9. You have to walk 5 miles (walking is faster than the tram) to get a sandwich. Food selection is extremely limited. The property is nice enough and I understand everywhere is short staffed. But don’t advertise things you don’t have. And don’t charge a resort fee for things that aren’t available either. We will not be back.

This place is terrible and should be removed. Our room wasn't cleaned when we scheduled cleanings. We had cockroaches and geckos staying with us in our room which is fun when you have a 9 month old crawling around. Half of the resort is closed down due to maintenance. It costs $42 for a 2 egg breakfast and $8 if you want one additional egg. The river boats are closed down. The ocean towers kids pool with waterslides is closed down. Birds are so loud you hear them at sunrise and sunset in your room. You can't park at the Ocean Towers... you have to take a tram or make the 10 minute walk making it inconvenient for a quick walk to your room. The staff blames everything on covid which is tiresome to keep hearing. They refunded 2 nights of $40 resort fees.. which they charge in full even though half the resort is closed down or being renovated. Parking is almost $40 per night, yet 3 mornings of our 8 we drove through opened gates in the morning which would have been free parking for those nights so don't pay for the parking... just take a ticket and wait for the gates to be open. The only good thing I can say about the property is the water inlet from the ocean is a nice safe play area for kids. I highly recommend staying elsewhere.

I had to change rooms because the sink in room 5019 clogged and the tv wouldnt work... Then changed rooms to 4044 and tbat tv the channels were all mixed up and half didnt work.... I spent good $$$ and was not really satisfied with the Quality af the Rooms!!

The Ocean Tower was incredible. The resort as a whole was really beautiful. Would definitely come back!

Great for families! A water park kind of feeling! Garbage was not picked and had to call housekeeping just to get it picked! There was a charge for even parking! The room was plain even I paid extra for the view:(
