Beautiful Barn on 7 Acres with Pond- Get Away from it All
Located between the Catskill and Shawangunk Mountains, Blackberry Barn's unique architecture features a beautifully preserved turn-of-the-century barn renovated into lofted living and sleeping spaces.
The Barn is minutes from Mohonk Preserve and Minnewaska State Park, and a quick drive from New Paltz, Rosendale, High Falls, Woodstock, and Stone Ridge.
This beautiful area offers access to excellent outdoor activities and has many great restaurants, galleries, and shopping. The Gunks feature some of the best rock climbing in the country.
Blackberry Barn sleeps four, and is available year-round at reasonable rates.

Critters: We like to advise all Blackberry Barn guests that the eaves of the Barn are sometimes inhabited by squirrels and mice who can be particularly active at night. You may hear scurrying and scuffling on the roof. Don't worry. They may make noise, but they are outside the Barn or under the eaves and cannot get inside!
Kitchen Area: We do have soft water at the Barn, and while it is completely safe to drink, some object to the taste or feel of the water. Because of this, we recommend that guests who may be sensitive bring bottled water to drink.
Please remember that this is a barn, and crumbs and sticky counters can invite unwanted visitors. Please make sure to keep all food in Tupperware containers or in the refrigerator, and to wipe down counters after use. Guests should bring tupperware, ziploc baggies etc
Please feel free to use any spices, oil, condiments, etc. that you find. Please feel free to leave condiments and non-perishables, but be sure to dispose of any leftovers.
Garbage and recycling should be placed in the bins provided next to the mailboxes at the top of the driveway. Do not leave bagged garbage outside of a bin. If bins are full guests are responsible for disposing of their trash elsewhere.
Location of Fire Extinguishers Fire extinguishers are located in the kitchen, next to the fireplace, and at the top of the stairs on the 2nd floor.
Emergency Exits The Barn has only a front door and a basement door. In an emergency, if access to the front door and basement are blocked, windows may be used for egress. There is an emergency fire ladder in a box in the hayloft. To use it, remove screen from window and follow directions on ladder. Blackberry Properties LLC is not responsible for injuries that result from misuse of ladder.
Fireplace, Fire ring, and Grill: Guests are welcome to use the fireplace, fire ring, and grill on the grounds under the following proviso: NEVER LEAVE A FIRE OR HOT COALS UNATTENDED OR IN THE CARE OF A MINOR AT ANY TIME AND BE SURE TO EXTINGUISH ALL FIRES AND HOT COALS AFTER USE. Fireplace: Please keep the glass doors closed while in use. Fire Ring: Guests are prohibited from moving the fire ring. Wood is available in the woodshed (near the horse field). A hearty armful of wood is included in the cost of your stay. We do request that guests leave $5 per extra armful of wood that is used. Please note that there is a fire extinguisher next to the fireplace. During dry periods guests are expected to abide by all “No Burn” regulations. Guests are prohibited from making fires in any places other than the fireplace, outdoor firering, and grill.
The Property Guests are welcome to explore the pond area, as well as the fenced-in horse field. Venturing beyond these areas and/or into the woods is strictly prohibited, as you will be leaving our grounds and may be liable for illegal trespass. Guests are permitted in the horse field from sunup to sundown. The fence is not electrified. Be sure to secure the fence closed behind you. Our neighbors graze their horses in the field from sundown to sunup and entering the field or opening the fence during those hours is strictly prohibited. Camping on the property is strictly prohibited.
The Pond The pond is stocked with fish, so feel free to bring your fishing poles and bait! If you use the canoe, make sure everyone in the canoe wears a life preserver (located in hall closet on 1st floor). Please return the canoe to where you found it after use.
Pets We welcome well-behaved dogs for an additional fee. Cats are not permitted under any circumstances. Guests who arrange for to bring their dogs MUST abide by the following conditions: Guests must remove all dog hair and dog-related odor from premises upon check-out Guests MUST ensure they clean up after their dog(s) while on Blackberry Barn and its grounds Dogs CANNOT use the yard immediately surrounding Blackberry Barn as a bathroom. We ask guests to walk their dog(s) along the driveway to do their business Guests who bring dogs will be responsible for any/all damage made to Blackberry Barn's grounds or property as a result of animal use (including but not limited to holes in the grass and damage to plants, flowers etc. in the garden(s)).
We have a huge record collection. Enjoy! We only ask that you return the records to their sleeves after use.
Country plumbing Please do not put anything other than toilet paper down the toilet.
Ticks and Poison Ivy The Hudson Valley is notorious for ticks. While ticks cannot survive in houses, they do live in grass. We advise that you wear long pants and socks when exploring any grassy or wooded area, use an insect repellent that works on ticks, and do a thorough tick check every night. There is some poison ivy around the perimeter of the yard in the spring, summer, and fall, so please be careful.
Children As pictures provided in our listing indicate, the barn has an open layout with lofted spaces, and is NOT child-proofed. Because of this, rental of the Blackberry Barn is not recommended for families with young children and The Owners will not accept any liability for injury to children during their stay or visit to Blackberry Barn. Do not permit children under the age of 18 to tend a fire or the grill, watch your children at all times and use safety equipment/floatation devices as appropriate. Children MUST be accompanied by an adult in or around the pond, grill, fireplace, and fire ring at all times.
Checking out of Blackberry Barn- PLEASE REMEMBER THAT CHECKOUT TIME IS 11 AM Please sign our guest book! We want to hear about your stay and welcome your suggestions! The guest book is located on top of the sideboard in the dining room area. Please ensure that floors are swept, counters and tables are wiped, and garbage has been disposed of in bin at the top of the driveway. If you used the fireplace please make sure the all coals are extinguished. If you used the fire ring or grill, please be sure that all coals are extinguished. Close all windows.
When exiting, self lock the bottom lock and leave your keys on the sideboard area.
The cabin is heated and features a kitchen and 1.5 bathrooms, and there's space to spread out with 2 bedrooms. Guests can expect to find free WiFi and a TV with a DVD player. Other standard amenities include a fireplace, a coffee maker, and a phone.

The heat was unbearable. The description did not indicate that there were no AC units at least in the bedrooms. We ended up leaving on Saturday afternoon because we could not spend a 2nd night not being able to sleep because of the high temperature.

Not the best stay.
Upon arrival I noticed a foul odor in the kitchen but could not locate it right away. Also noticed the coffee machine had used coffee in it with the used grinds caked all over the machine. I cleaned it and when I went to place the urn in the dishwasher I realized that’s where the odor was coming from, it had rotten, diced vegetables and other undescribable matter in it with roots growing. I called Sophie and she immediately apologized and refunded the cleaning fee. Unfortunately it got worse, the 3rd night there was a mouse eating our dinner in the kitchen, It was living in the top part of the stove. I caught it with a trap and sent the picture to Sophie, her response was basically “it’s a barn”. Coffee mugs in cupboard with old coffee still in them, mouse droppings throughout kitchen, utensils with hardened substances still on them. Not what to expect for that kind of money. Place has potential, but needs a little investment ie. Replace 1970 toaster, hodgepodge utensils ,pots and pans.
In all fairness, Wood burning stove was nice and it’s definitely quiet and relaxing,

Beautiful Barn!
What a wonderful place to retreat to. Spent two nights, on the tail end of a trip I was taking where I was hiking with my dog. Close enough to my home, allowing my son and one of his cross country buddies to come and run in the area. Perfect for us!

A beautiful barn for a beautiful sister’s weekend!
We four sisters are country girls who all currently live in a city and we were looking forward to a weekend in the country for just us. Blackberry Barn was all we hoped for and more! This converted barn is adorable!
We loved the quiet days, nightly campfires, the songbirds, peepers, owls, deer and stars, stars, stars!
Blackberry Barn is also comfy with a well stocked kitchen, games, albums and movies for rainy days. If you are looking for rustic & charming, this is the place !

I’ve stayed here a few times and every time has been perfect. So peaceful and calm. I recommend hiking to the frozen waterfalls in the area. A great getaway from the city!

Perfect October getaway
Cozy, rustic, charming. Kitchen very well stocked— even EVOO and various spices and condiments. Lots of windows with woodland views. Neighbors are nearby but you can’t see them so there is the illusion that you’re in the wilderness. We had a great time hiking in the various parks in the area.
Only reservation— there are a lot of steep stairs (even to access the first floor bathroom) so definitely not for the mobility challenged.

Pure magic!
As soon as we walked into the Barn we felt at home. We loved the record and movie Collection. The barn was so clean and I Highly recommend taking a shower in the dark with the hallway light on. It illuminates the gorgeous stain glass windows in the bathroom.. so peaceful. Very close to Lake Minnewaska park where we hiked daily. The fire pit was our nightly meeting place and wind down spot. We already booked another weekend here. It’s perfect!

Black Berry Barn
This was a wonderful property--comfortable place in a lovely area. We particularly enjoyed sitting outside near the pond. The information we were sent was thorough and included many good suggestions for things to do in the area. Could have used some washcloths and soap in the shower but otherwise, we had everything we needed and enjoyed our stay.

Loved this cozy spot
The Blackberry Barn was the perfect mix of rustic, cozy, clean and aesthetically pleasing. The fireplace, turntable, loft levels and stained glass windows give this space a feeling of home, comfort, play and creative whimsy. Glorious Escape!
Spent a week at Blackberry Barn, and we all cried when we had to leave!! Being city dwellers, and having been stuck in our tiny apartments since March- this was a much needed respite. The barn is super comfortable and homey. Yes, there are critters (it's a BARN), but who cares. We had everything we needed to cook every night. The beds are comfortable, fans everywhere, killer VHS & record collection. It is super close to a lot of fabulous swimming holes (Washing Machine was our favorite), and the Citgo on the corner literally has everything you need by way of essentials: beer, water, TP, charcoal. My dog loved running in the yard, and we saw a ton of wildlife: rabbits, frogs, deer, A BEAR! Unfortunately I can't comment on the pond or canoe- the pond was so full of algae we decided just to have bonfires and chill next to the barn when we weren't out exploring. I would highly recommend Blackberry Barn if you're looking for a rustic, yet comfortable, and private place to relax in. I know I'll be returning :)

Valentines/Presidents Weekend
Couldn't have asked for more, it worked out perfectly. Short drive from NYC (~2 hrs), big comfortable kitchen, warm fireplace, and record player complemented the reading, board games, painting, and just relaxing. Quiet place up in the mountains. You would have to drive to hike/do anything outside the residence, but we didn't need to leave.

Our stay at the Blackberry Barn was exactly as expected, private, cozy, different and quiet. The collection of albums and VCR tapes were a hit and made for great conversation and entertainment. The location to great hiking as well as shopping and restaurants was very convenient.
If you are looking for a different type of accommodation vs. the hotel experience don't hesitate. The memories made in front of a fire playing games and spinning records beats the generic hotel trip hands down!

The coziest cabin
The photos don't do the inside of the barn justice! It's a beautiful and unique space that you can tell a lot of love has gone into. As many others have said, the collection of vinyl, movies, books, and art is great fun. A lot of vacation rentals can feel sterile - but not this one. It feels lived in and we loved the vibe.
The furniture has been updated from the listing photos and is very cozy, esepcially the chairs by the fireplace. The kitchen is well stocked with supplies for cooking, but watch out for mouse poop in the lesser used pots / pans! The only thing the barn is missing is at least one bigger bed that's a little more comfy to share.
Loved the fireplace and provided wood for our cold weekend... at 10 degrees outside the cabin was still cozy. We'll definitely be coming back for a visit in warmer weather!

Perfect off grid get away
Barn is so cute and you feel totally secluded and private. It was amazing to listen to records and watch VHS tapes from my childhood and be with out WiFi and little to no cell service (depending on cell company) was so needed!!!! Also so close to beautiful hikes and we were so tired from our hike that we didn’t get to go to the roller rink ... we will be back for for sure
